Massive epoxy floor failure due to moisture

This is a photo of a job we were consulted on to rectify. 52,000 square feet U-store facility.

A customer applied a 2-layer epoxy system of epoxy and topcoat. Apparently this floor had a significant moisture issue in excess of 15 lbs/1000 sq ft/24 hrs and no remediation was performed, nor was the floor grinded or prepped properly.

Our Prep-Crete Surface Prep Division grinded it all off, then shot blasted it and applied a moisture barrier penetrating barrier, then re-applied our ArmorUltra coating system.

So, the lesson here is to always check for moisture, and prep properly and make sure you deal with people that know and understand coatings to give proper advice, and prevent potential problems.

I concur, the cost of the first epoxy job and then the cost of the "re-do" must be staggering. We certainly aren't talking pocket change here.

Based on the pic, looks like removal of the first epoxy job didn't take much work and may have been less expensive as a result.

Keep in mind that they may or not have gone into units, which would greatly decrease the sqft.

Unfortunately the floor was put down, then the units installed so this was an expensive failure that the GC has to pay for apparently. We were not involved in the initial sale or anything, we were called in to fix it which we did. And yes, this was a very, very expensive repair well into six figures.

The U-store place had no expense since this became apparent during the construction so it was the contractor's expense. We only posted this to show what can happen to an epoxy job if precautions and proper advice is not taken.
