I've been lurking for a while, but I'm getting ready to get moving on building a shop on 5 acres that I own outside of Newton Falls, OH. Typically, I do almost everything myself, but I'm not in a situation where I can ever really count on any help - so I'd prefer to just hire out the build of the shell.

Initially I was thinking that I'd go with a pole building (36x48x14) - but now that I'm thinking concrete floor, insulating, sheathed, Hardie board siding, etc. - it might make more sense to go with a typical framed garage. That's as long as it can be somewhat price competitive.

Can anyone recommend a good builder in my area?

I can't tell you how many conversations I've had with complete a$$h01es since I've started seriously looking into this. I need to remember to put on my work boots and dirty jeans before I meet with the next one.

If one more contractor asks me what my occupation is before they give me a bullsh!t high-ball quote, I'm going to go nuts. Apparently we've come full circle, and even though our economy is still in the toilet, they figure they have to bid enough to make each job count for 3. :mad:

cbattles.....I have priced pole barns at Carter Lumber and they have a list with contractors names that will give you a price....just a suggestion. I'm in the same boat. It may help if you put your location in your profile....it helps a lot.

At the size you are estimating, a metal building is probably going to be less money than stick built. You can still insulate and have full concrete floor. You can get framed walls and wood trusses to span the 36 ft, but this is where the metal bldg will be better and less expense. It seems the rough breakover point is around 1000-1200 sq ft, above that the metal is less. Std 2-3 car garage size the wood framed can be less.

I agree with Carter Lumber, I'm building a 36X48 in Medina County. My neighbor did the foundations, floor, and he'll brick the exterior walls, Carter did the framing, roof, windows, and they are now installing soffits & siding.

Is "Carter Lumber" building it or is it a contractor that was recomended thru Carter Lumber? Happy to see your satisfied though. Thanks. The couple of quotes I got from them seemed reasonable to me. And a friend of mine just had a 32'x56'10' with 8/12 attic truss and the lumber in his building, from Carter Lumber, was some excellent looking wood.

Diy polebarns, free delivery and can crew erect. There out of Ohio and offer great products.

I just had a longtime freind put up my 30x40x10 metal pole building. His work is amazing and his prices are more than fair. Im in the Canton area so if anyone is interested let me know!

The guy put up my friends did a really nice job...very affordable. I was shocked at how fast the work was done and how well it was constructed. He did a 30 x 48x12...mine is 30 x40. I think he just had to one up me. However mine is14 ft so I actually have more volume hahhaha.

Anyway, these guys are out of bristolville I think. I will get the contact info and pm you with it tomorrow.

Yeah, me too! Going thru the "Finish house, sell my house, sell GF's house" THEN buy new house and build big *** shop.

So I been watching 64 Metals and will likely attend one of their seminars. They have the cool metal trusses fo rpole builds that let you keep the wall height down yet have room for a lift.

So by now, you know there are a **** load of NEO GJ members and dammit, we're expecting one Hell of a grand opening party at yer new place!!!

Gents,

I am building NW of Columbus. Shopped a standard 60 x 40 design to 64 metals, Morton, Walters, a local guy to build a kit I would buy, and Howell Buildings in Urbana. Morton never returned my calls, the local kid was just not responsive enough, but by far the cheapest. Came down to:

64 Metals, Walters, and Howell Buildings (Lester)

Price (lowest to highest): 64 metals (10% lower), Howell (Lester), Walters (10% higher)

Came down to the Howell buildings guy put up a nice pole barn for my neighbor and got an A+ rating for service before and after the sale. Chris Frost (937)-244-1296 is the rep for Howell buildings and he is building my barn right now...he has my recommendation and has really helped guide my decision making. Not sure how far NE they will work though...

I have a Morton barn and a Walters barn already...both have had no problems with years of use.

There is a crew based in Holmes County Ohio, Millersburg, that does excellent work and are reasonable. They are mostly Amish workers. They just built my 24X28 Garage a year ago and it is awesome. They had one guy work all week on doing the blocks and brickwork, and then a whole crew of guys came out and finished it all in a day. I'm pretty sure they do work in your area.

A few years back I bought a garage package ( 32X40 with 12 foot ceilings/pole building) from Holmes Lumber and had it shipped down to Southeast Ohio cheaper than any local company could.
I laid it out and had the local Amish come in and they finished in no time
With paying them it was still cheaper than just the package deal locally without labor
Local carpenters were about 3500 more than what I did it for

as a finish carpenter of many..many years,the Amish are the worst around when it comes to building anything. I would`nt let any of them build me a doghouse. Most dont even know what a level is,or how to use it. A builder here in the Cleve area had to tear down two houses that were framed by the Amish becouse they were over 6 inches out of square,plus seeing them use a chainsaw to cut your roofing plywood is another sight that I dont want to see again. Dont even get me started on there so called "hand made" funiture......aka done via CNC equeptment,I`ve been in one of there shops. They make Norm Abrams look like he`s stuck in 1800`s

To cbattles and others nearby, I am at the edge of Braceville next to the Lordstown/Newton twp line. Even though I didn't use them, you might want to checkout Bernard's lumber in Canfield. They seem to have the best pole barn packages. When I bought my house it had a "rough" 24'X32' pole barn that was used for alpaca's. Although the poles were sturdy (6'X4" poles) it was dirt floored and weathered cdx outside. Height was only 8'. I debated whether to tear it down or save it,I decided to save it. I put in a floor of 6" thick concrete. Then using crib blocking/I-beams, jacked the roof/rafters up 4' and installed stud walls to fill the gap. I needed the height because I wanted a car lift. I then wanted to build 16'X32' additions to each side. For reasons of age (60) plus no time/bad ankle, I decicided to get help. I saw a ad on Craigslist for a builder. I took a chance and called. He came out and looked it over. He got back with a price that I felt was fair so I gave him a deposit. He did everything we agreeded on plus a little extra. I was happy and he said I was one of the best homeowner he'd worked for. His Name is Arnold Construction, 330 646 2028. Tell him Ken recommended him. Good Luck to all

I had a crew out of Spencer build this for me a couple of years ago, great guys and the cost was very reasonable - I don't have any updated pics since it was completed. I also used Hardi Plank siding.
