New Garage Construction

I have a few questions regarding the construction of a detached garage. My Mom is building a new house and would like to know the if it would be cost effective to have the builder add the garage to the new construction or have one built detached.

If the builder were to attach it to the home it would cost roughly 20k for a 24x24 however if detached would she be able to get the same deminsions at a savings. She isnt looking for nothing fancy just functional for her lawn mower and to park her car.

I'm not certain if location would matter but the location is in Greenville, South Carolina.

Depends on a lot of factors.

Building at the same time is going to have economy of scale - the contractor is already there with all his equipment. But that would also apply for him building a detached at the same time as the house. Detached would have more costs in that you'd have to run electric (and any other utilities) out to the garage instead of combining them with the house plus you'd have at least one wall that would not need siding because it was shared with the house. You could also look at an attached garage having to match the house and using more expensive materials whereas a detached garage could be of other less expensive materials.

Too many variables to make a blanket statement one way or another.

Dont forget an attached garage will increase your fire insurance premium
