New Pole Building Prices?

Hello, I have started the quest for a new shop, my old one was not in the greatest of shape when a 2' diameter pine tree finished it off...........good thing for insurance!
anyhow the check from the ins co came and I am working with limited funds to rebuild. I have been having a hard time finding a builder to erect a pole building for me. I got a few prices from pioneerpolebuildings for a 36' x 40' 14' high with labor to build and 1 door, no insulation or floor of just shy of 20,000.00 .....................this is alittle high I think, does anyone know what kind of price it should be, I am in the northeast of PA in the poconos. or does anyone know of any builders that will puit one up?

Good comparison...

I just received a quote for a Conestoga steel building this week. Here are some of the basics:

40' x 36' (no site prep included)
(3) garage doors
(1) man door 36"
(3) windows
1' overhang with gutters on 4 sides
12' ceilings

The grand total??

Slab included? You don't have a useful building without a floor.

That's NOT a bad price bud. Lumber prices have skyrocketed in the last year and they really took off after the Katrina fiasco...
My 26' x 30' x 10', with floor and vinyl siding, was about 18K... Don't drag your feet if you are going to do it... I waited about 2 weeks after the initial quote to sign the papers on my addition and it cost me 3K in material... :eyecrazy:

Different part of the country but:

42' x 50' x 14'6" Stockade brand pole building, clearspan trusses, flush frame (accepts standard insulation batts)

3- 12x12 insulated overhead doors
2 - service doors
2 ig slider windows
Kynar ceramic/resin coated steel
All metal screwed
Gutters
1' vented overhang on gable ends
Wainscoting
Laminated poles
3' Cupola
Dirt work

Concrete:
6" wire reinforced concrete floor in the building
9' x 42', 4" concrete approach

All materials, labor, permit, and taxes:

$35,900

I consider this kind of the high end price around here. I liked the way this particular building is engineered so I bought it even though I had lower bids. I agree, whatever you do don't wait too long. Gets higher by the day.

Yes, includes concrete work. I'll start a construction thread with photos in about 10 days....building materials were just delivered this week, construction starts in about 5 or 6 days.

30' x 50' (4/12 pitch), 12' sidewall plus a 12' x 50' (2/12 pitch) porch on the long side (to park the truck and trailer under)

4" concrete, 4 windows, gutters, 2 walk doors, 18' x 8' garage door, 12' x 10' garage door, 3" fiberglass insulation, 29ga painted steel and a cupola

The guy is doing all of the fill work too - he started with grass and dirt!

$31,000 - That around $20 per square foot. Bought the building from Posteel - their on the net.

you might want to try 84 lumber they will give you a price sheet.they also sell normal garage packages fairly reasonable.good luck with your new shop,for now my shop is a big concrete pad that was for the previous owners rv.

I put up a 40 x 64 two years ago. Went to Menards and designed it the way I wanted it. They also recommended a couple of contractors. Things I learned from this building.
Get several bids at least 3 or 4 (don't go with the lowest) I had a couple of very good guys that were between houses and they did it reasonable.

If you are going to just park vehicles in the back don't put concrete in the whole building. I put cement in the front 40 x 30 and crushed concrete in the back. You can also use crushed granite or other type of material. The crushed concrete and the granite will pack down and be a lot like concrete. I have some antique tractors and if they leak it isn't so bad.

Your taxes will not be as high if you do not floor the whole thing.

Pour the pad, I find myself working outside alot. Many guys say that they will pour it later and it never gets done and here it did not increase the taxes.

Boy I'm sure glad I built mine 4 years ago at these prices:willy_nil I built a 24x32 shingle roof, vinyl siding, 4"slab labor and all for $8,500.00:)

I've posted this before bUT if you keep your eyes peeled, can hold up a bidders card and be prepared to work you *** off for a couple of months, you can still get a bargain.

I bought this building as a 50X100 at an auction...$3300.00...disassembled what I could put on my lot, sold the rest to a local farmer who took his part down.

5 G's including concrete...

Not quite apples to apples, but we got such a good deal and had such a good experience, I have to give props to our garage/shop builder - http://www.garagesetc.com (Seattle-Tacoma area).

We got a 24' x 22' x 8' conventional stick-built with slab and footings (concrete had anti-crack and anti-weep additives) with 16' metal overhead door and 3' mandoor for $17,000 including the 8.8% state sales tax. The T1-11 siding came primed and they caulked it, so it's ready for paint. Price included plans, permits, excavation, concrete, roofing, etc., right down to locks on the doors. They even installed two vinyl windows I'd bought at Home Depot - for no addditional charge! - during framing.

No gutters, no insulation, and no wiring, but those are things we could (and did) add ourselves. From what they said, a 24' x 24' wouldn't have been any more, but we were up against a property line setback and had to cut 2' off the front-to-rear length.

If you look at my shop posted elsewhere you can see what I am doing. I am doing 99% of it myself, finished cost will be 50K, but that includes 1300 feet of living space, appliences included in that price.

Try the local lumber yards, I am sure you can find a package for less. After building part of mine pole style, I would never do it again. For a bare shop it is fine, but finishing this style of building is a pain in the ***. I would go stickbuilt over post anyday.

Iron, I hope that was without you lifting a finger..I'm about to get started on a 28x36 2 story hope to get for about 30k-37k + any extra labor I may have to pay for..That me and my constuction buddie's can't get to....I already have 3 other framers/ jacks of all lined up that said they are here for beer and food, an electrican that "owe's me 1" wish me luck
