I live in Houston and have a 30 year old 2-car garage. The surface is very rough in some areas, and much of the surface is covered in paint overspray and drips. There are a few subsurface grease stains.

I'm not striving for a showroom finish (the rest of the garage is too rough looking to care) -- anything will look better than the current floor condition.

I taped down a 2'x2' plastic sheet for 24 hours -- no moisture was present. I started to clean with Simple Green, but quickly determined that will be inadequate, and am leaning towards renting a sander at Home Depot.

I bought a Rustoleum EpoxyShield (water-based) kit, based on information at www.epoxyproducts.com -- apparently it will be more tolerant of surface conditions than the solvent based product.

I've since seen a floor with tinted H&C Silicone Acrylic Sealer and was very impressed. I have read how this soaks into the concrete, thus eliminating issues like hot tire pickup.

Any recommendations for my project? Please note that I travel often, so my garage has very little traffic.
