Hey all, I'm looking at HOPEFULLY buying my 1st house here in Ramona, CA which is a newly renovated 4br 3ba on 1.3ac. the ONLY downfall -which is HUGE in my case- there is no garage!!! :(

Luckily there is a small out building which is about 8x12' that can hold some stuff but not nearly enough space!

I'm looking at all of my options as far as garages. Anything from traditional stick frame, metal, and pole. I was wondering if there was a website with all the information regarding what requires a permit, building code, easement map, etc. Basically, I want to know how big I can go (within budget) how tall, and where I can situate it on my property. I'm aware that I could go down to the city planning office but I'd much rather save diesel by clicking a mouse!

call the ramona fire district and get in contact with the fire marshal. i believe he is the one who signs off on plans in the area and should be able to point you at the rules for what you can build.

on a side not make sure you clear the brush from the property if you end up buying it.

You really do need to look into your specific area. I live in El Cajon and just got done building my detached garage. For a basic comparison I am also in an unincorporated area of San Diego. My property has 25' setbacks from the front street and back property line, along with 3' from the side (depending on height of structure). I have a 22' height limit. If the structure was over 12' I had to be 10' back from the side property lines. If 12' or under I could be within 3'. Also any detached structure could not be more than 25% of the homes sq footage or a maximum of 1000 sq ft. The shed in the backyard counted towards the 1000 sq ft so I could only build the garage so big (864 sq ft :rocker:).

It was a long drawn out process but well worth it. Please let me know if you have more specific questions. I can answer them based on what I had to deal with here. Also, as a note, if you are on septic, you have to have 100% coverage for a new leach field in order to build anythng. So make sure you have that before you go and pay a ton of money to an architect.
