Can some of you guys describe the process you use to seal/polish your VCT floors? Do you use sealer first or just a good commercial floor polish? I picked up a container of the stuff they sell at Sams (recommended here on the site) that can be mopped on. It says on the container that a polisher/buffer is optional. I am wondering weather I need to use any kind of sealer first or just mop away and buff.

If you just installed new Armstrong tiles, you shouldn't need to seal the floor. The tiles come presealed. You should only need to seal them if you strip them down later to remove the polish buildup.

I thought tthe armastong instructions said to strip the new tiles before putting wax on, because they have a potective coating on them when shipped?

From the maintenance guide for the standard excelon imperial texture VCT:

Armstrong commercial vinyl composition tile is coated with the Fast Start Factory Finish. Fortunately, the Fast Start Factory Finish makes initial maintenance quick and easy and does not require removal after installation. It is compatible with commercial floor polishes such as Armstrong S-480 Commercial Floor Polish and reduces the need to strip the tile. Vinyl composition tile require polishing for protection, ease of maintenance and an attractive overall appearance

Summarizing the initial maintenance:

1. Sweep
2. Remove any dried adhesive
3. Damp mop
4. Apply two coats of polish

Thanks. I ended up mopping on a coat of sealer and two coats of polish and it looks awesome. I'm not even gonna buff it. I'll try to snap a few pics tonight.
