Hello everyone ! My name is Susan and I am happy to have found this site ! Well, we are thinking of a garage conversion. Our garage currently is about 20 x 25, wired some insulation but never finished off, drywall etc. We have a water-sewer hook-up sort of in place and drain-tile done all to permit. We want to extend our roof up to allow for an additional story to have a combined total sq. footage of about 960 sq, ft. Only 2/3 of the 2nd floor can be used due to size limits. Here is our PROBLEM !! The corner of our garage foundation is approx. one foot over so technically we are not in compliance. My husband thinks if we have the City look into this we may have to tear down our garage ?? !!

this may be the one time he is "right". On whose watch was the work done NOT compliant?

Location may help as larger cities are often less tolerant and more difficult to get a variance.

My first call either way would be to a RE attorney, it may be a pay me now or pay me later situation, if you ever want to sell. Either way you would know what to expect and what your exposure may be.
