The water based 1 step stuff? It has really bad reviews. All the work is in the prep and having to do it twice isnt a good deal.

Hi, we're moving into a new house, and before the goods are moved out of storage, I wanted to coat the garage floor. Anyone have experience with DIY Seal Krete ? I was planning on etching, applying the bonding and two coats of epoxy, chips and top coat of clear.


Just as an FYI, Seal-Krete Epoxy-Seal is an acrylic latex concrete paint with approximately 2-4% epoxy resin. It is used as an additive to help promote better adhesion and durability than standard paint. It is not a true 2-part, chemical-curing epoxy coating, nor does it perform like one. It has always been marketed as an inexpensive one-and-done single-application garage floor paint and not intended for a clear coat. However, due to demand by the less aware DIY consumer, manufacturers have begun offering water-based acrylic clear coats that are compatible with these types of concrete paints. These clear coats do not resist solvents and car fluids very well. They can stain and occasionally smear when cleaning since they can soften depending on the chemical introduced.

True 2-part epoxy clear coats and other higher-performing coatings are not compatible with paint unless proper surface prep is performed after the paint has dried. Even then, only water-based products are recommended since many higher-performing clear coats contain solvents that can soften the paint during application.

Performance is OK if the garage only sees foot traffic. However, it quickly declines when vehicles are introduced. The most common complaint is hot tire pickup within a few days to a few months after application. If budget is a concern, we recommend using only the paint. That way you can easily touch up if it gets scratched or tires remove patches of it. Introducing a clear coat makes touch-ups difficult.

Sorry to say but you will be having issues with this process in about a year. Etching is not a good way for the epoxy. We install these floors daily. Diamond Grind or Shot Blasting is the only way. If you are trying to save some money I get it, but see if you can rent a concrete grinder from home depot and take the top layer off the concrete before placing down the Epoxy. Way better than the Acid Etching.

Really? What did I do wrong then? I acid etched and I got a decade out of my floor before I moved out....

Got lucky I guess! We are redoing DIY etching jobs almost every 3 months.

Acid Etch Failure.
I'm not sure I'd call that an acid etch failure as much as improper prep. The concrete is brown under that....or at least the few spots I watched.

And I guess I've gotten lucky more than once, because we also acid etched a friends, same great results.

What I would say is the work involved in PROPERLY acid etching is probably equal if not more than grinding. Tool rental is the only gotcha, when I did those floors a decade ago, finding a machine was hard, now almost any HD has them.

When I did the "steps" along 2 side of our garage using Rustoleum 2 part epoxy kit, I didn't like the etch that resulted from what was included in the kit. So I mixed up some muriatic acid solution and re-etched it so it was closer to 80 grit sandpaper. Washed a couple of times using a wet vac to remove residue. No delamination in 12 plus years.

You may want to consider a single coat of our high solids ARM707X 2 part epoxy, or a coat of our SPGX one part polyurea which will perform 5-10x better than anything sold at a home center.

What's your warranty, on the epoxy peeling using your Etching method?

Update: we took a low cost approach for now. We painted the floor with a concrete stain, which looks like it’s simply latex paint. I added vinyl sanitary base to finish off the gap between the concrete and drywall, also it’s a good mice deterrent
