Turning my hobby of metal fab and auto restoration into a small business. Have reached out to multiple ins companies with little luck in finding someone to write a policy. Common theme has been they don't like me having a shop at my residence so won't write a policy. Anyone have a similar setup that might offer up the company they work with? Thanks

Have you tried your homeowners agent? When I have had various businesses at my house over the years, I added coverage to my homeowners for liability (customer slip/fall, etc). Same when my wife did house cleaning, I added a policy to cover any damage that might happen at a customers' house (trip and knock over a TV, etc). So yeah, check with your local homeowner's agent.

I think you will find that most new "industrial" businesses don't have insurance. Most won't insure you until you are a few years in business, so how do you start out?

Try getting a quote from American Family INS. They are unlikely to write just the business they will want the home, autos and umbrella.

Has the business been reported on you tax returns? The insurance is pricing is based on that number.

I was looking to save money - the little work I do in retirement didn't justify renewing the policy I had had for 15+ years. Went shopping on Internet. Bought direct from The Hartford. Well less than half the renewal.

You need to use a broker, and I think the odds of finding economically sensible coverage are against you. There are at least 3 good brokers over in Mechanicville, I'd start there.

Not sure how true that is ?? I had insurance from day 1 and everyone else I know has had the same. I cannot imagine having a business now days without insurance.

Yes, I've tried several brokers. The feed back I've been getting is having a shop business on home property is a deal breaker. That and a non existent business history since it's new. I've been up front with them being a welding and fab shop with cutting and welding equipment. There's one potential that said they would write me a legal policy that covers an neglect on my part, but not accidental damage to customer equipment or vehicle. They would reevaluate after a year and if no claim expand the policy. I also reached out to Hartford two weeks ago and they haven't gotten back yet. My home owners (State Farm) won't do it. All this headache is probably because I'm in NY - and no, moving isn't helpful advice.

I'm not surprised but a lot of that is because you are in New York State. It is a difficult climate for insurers and they are very conservative in their underwriting. If you move the short run across the border into Vermont you'd probably be able to find coverage.

Is this going to be your full time employment ? If so it might be worth considering finding a place to rent or buy just for your business. I know a fair number of people who have their businesses at their homes and every single one of them would tell you they would never do it again.

Unfortunately, in todays world more and more of us will here this term - uninsurable. The companies have taken a beating are pulling out of complete markets. Any kind of an increased risk and they run from it.
We have to come to terms with self insurance, which means for most of us is you don’t have **** to take.
Sad situation for many.

We are currently with Federated which specializes in the automotive repair industry. Auto Owners also insures auto repair shops. Farmer's does as well. I'm unsure if they would have an issue with the shop being at your residence, but it seems strange to me that they would have a problem with this. Several folks start off this way -- and I commend you on wanting to do things right! Especially since insurance is a huge protection for your own assets as well as coverage for the people you are working for. We are a shop that started super small and grew -- then lost our lease last year which made us lose our million dollar business. We started again in a small town and you're welcome to follow us on social media. Our website has links to our social accounts: https://www.crawfordcountyautorepair.com

where i live up in maine the banks don't allow for commercial biz if you have a mortgage.
zoning laws are another hurdle too.
an ins company might write a policy but decline claims on the grounds you were doing unpermitted activity.

i would just go ahead and be scrupulous in making the building conducive and safe for welding, no clutter etc. no wooden walls.
or build an exclusive metal building or rent a space.

Been through all this **** when I went fulltime self employed. I HAD State Farm at the time. They were like....."Well, we need to cancel your homeowners policy and write up something completely different." They also were talking about maybe writing it if I got a surveyer out and split my property so my shop was actually a different piece of property. Blah, blah, blah..........Anyway, I ended up moving everything to Shelter Insurance where they were happy to help out AND raised the value on my house AND saved me about 1k a year! I couldn't get the typical "garage keepers" policy because what I do is considered "high risk". So I ended up with a modified fire policy with contents and a seperate liability policy.

I tried in the past to get insurance to cover a side gig doing some repairs. I mostly was concerned with liability in case something burned or caused a wreck. What I could find just wasn’t financially feasible for part-time work. One of the people I was talking with said most people who are full time start out with insurance, but they tend to drop it when the business hits a rough patch.

I carry an Umbrella Policy that will probably replace any house I work on.

Umbrella Policies are additional coverage added to your personal liability insurance.

My policy is added to my Auto Liability Insurance coverage.

Are you a member of any trade organization? Business groups frequently offer insurance. I would think that there are groups for car restorers
