I have been moved in now for a little over 8 months. I had a long stressful Search for a shop/house. Looking at lots to build, to losing bidding wars. We ended up purchasing a poultry farm! Lol. Anyways there was one particular building I was most interested in, a 10000sqft or 1/4 acre brooding barn turned grow op. Two years prior two brothers had purchased the property for a grow op, after sinking a astronomical amount of money into the building they abandoned the ideal. Fast-forward I now have a shop that is very well insulated, heat and ac through out, new concrete, new roof, and a crazy amount of power. I own a remodeling company and we specialize kitchen and baths. I started this out of a Car and a half garage with a 95 jeep wrangler! So to have this kind of room is a true blessing and I'm quite proud of it. Anyways we still have to remodel the front office and bathroom soon. As of now the layout is divided into 5 sections 1- office/bathroom 2-woodshop 3- garage 4-breakroom 5-aux or paint booth. I also have a 60x60 I park the trucks and equipment in, followed by a really cool old milking barn with a basket ball court above it. ITs a unusual place but it's mine!

These are the out buildings to my shop, the old milking barn is really cool. I still have a lot of work to do, but it's been fun.

As soon as I read the title I thought chicken farm!

Place isn't at all what I would have expected, seems to be an awesome find.

Per the county, my shop is worth about 21% of every dollar I've put into it doing most of it myself. 250' is huge... Doesn't surprise me that you can get some amazing deals if you're patient... Great find!

I'd be thinking of growing some pot in a portion of that huge space, assuming that's what the guys before you were going for. (and it's legal in your state)
They legalized it here some years ago (I didn't vote for it) and I've come to find out that you can actually be just the "farmer" and sell your crop to someone who deals with the licensing and retail sales BS.

Yes that's what they did before I purchased it, they actually never really grew anything. Never worked in a air condition shop before, anyways not my style all though here in Michigan it's legal Its still not on the federal level in fact this property sold 8 times before I purchased because people couldn't get a USDA backed loan, government labeled it as possible income property ,which means you could grow pot again. Lol there really is no money in it anymore. Large company's are just selling at a loss and holding to squeeze out the competition, once gone they start raising prices.

In states where it's legal that I'm familiar with (Oregon and California), growing is highly regulated at both the state and local level. There are physical access (or rather defense) requirements. The permitting can be onerous. Some places make you file a floor plan with the police so they can raid you easier. Etc. There's a lot I'm not listing. Then there are the problems due to it being illegal on the federal level. Your normal lenders and insurers won't touch it. Banking will become difficult. Crop insurance in case yours gets wiped out by mold? Hah!

The worst thing is that when its legalized, a ton of guys think they can make big bucks growing and they flood the market. I have seen a LOT of former grow properties for sale in NorCal/Southern Oregon the last couple years. Retail bud in Oregon is dirt cheap at the moment because they're drowning in it. This is how the OP got this sweet place. Did they add a big electrical service? I looked at one property where they pulled the plug before they even built the grow buildings but they'd installed an 800a service. I had to open the panels just to see what an 800a service looks like (four 200s in case you're wondering).

I lived for a while in what was the biggest illegal pot growing area in the country and have seen the plusses and minuses. I think it should be legalized on the federal level. But the way things are now, growing marijuana is the last agricultural business I'd want to be involved with. People can be successful but you have to be 300% better than regular farmers, and lucky too.

You are correct, and It also causes issues with my business insurance and home owners as well. Like I said not really for me, unless I could figure out how to make a beer distillery than your talking.

Other than 3 phase I have a crazy amount of power, in the shop bay we converted the grow light timer to a magnetic emergency stop, so all my 220 matches can be shut off with just one button.

Finally got around to plumbing up the main and backup compressors, air through out the shop. And I added pictures of the paint booth we recently finished.
