My design to get to 14 foot ceilings requires 2 foot of exposed concrete foundation above grade.

I would like to insulate this (garage in NH) and of course dont want pink styrofoam around the perimeter of the building.

Trying to think through options

1. Stucco the foam - cheap / but 2 foot of height of that may look pretty bad? Not very impact resistant
2. Cement/claded foam - cheap'ish, but then at the 90 degree corners wont it look very odd? I dont see corner caps for this design anywhere?
3. Veneer clading - Looks to be expensive, needs to bolt into cement / labor intensive to install as well

Other ideas? What have others done?

I prefer to place the insulation on the inside of the frost walls all the way up to the wall plate. This provides continuous coverage from the footing up. You can cover the exposed insulation with plywood or drywall. You end up with a little shelf where the foundation transitions to wall framing but I think it's a better option than trying to cover the insulation on the outside.

Something like this except I'd extend the insulation to the top of the concrete wall rather than extending it inwards under the slab. I'd also install a wider wall plate to extend out over the insulation to protect the edge and provide a nailing surface for whatever you cover it with.

@ConCretin ’s approach moves the “shelf” from outside to the inside which I think is better and like his reasoning.

One thought is to use 2x6 framing on top of a 4” stem wall (flush on outside). Then interior stem wall insulation planes out with framing.

I like the idea of removing the shelf - but I also want all then depth of the 2x6 to support the roof - they are 12 footers so right up on the limit of shear to sling the roof on it

I am not too put off by a few inch shelf on the inside - actually how my main garage is done

Yes the shelf I have gotten used to. A couple of our houses were block foundation and 2x4 walls. Outside was flush so siding could extend down a bit over the block which gives you the shelf inside. One I did the insulation and drywall myself so I loved having that shelf to set the drywall on.

I'd probably just tapcon a PT 2x4 girt down low and extend the metal siding over the PT girt.


There is also pink foam with small stones impregnated in the surface.
