I think you might have seen the form stakes. They form a pan of sorts into the apron for the garage door to sit in to help mitigate water intrusion. Hard to see in the pics but the garage doors sit down in a recess.

This is interesting and I like it.........................

I thought reading it previously and may have been on GJ somewhere. That area may hold the water than in winter freeze, possibly stopping the garage door from opening.

We always had these on our houses growing up here and I don't ever remember that happening. 🤷. These are pretty standard.

With the monsoons we had in AZ and the sideways rain sometimes I really wanted to do these on the AZ house but didn't catch the concrete guys in time to ask....I mean explain it haha.

I did a couple of house repairs today. None too terribly notable (fixed a tub faucet that was installed upside down so the handle turned the wrong way, bugged my wife. Moved some of the hot stops so the levers would have greater range. Stuff of that nature). The "major" tackle of the day was a leak under the kitchen sink. Every time someone would use the water bottle faucet (not sure what you call the single gooseneck filtered water dispenser deal) there would be water under the sink. It's some type of 3 filter RO not 100% sure. Anyways it's pressurized and purges after you use it. Well that's when it would leak, when you stopped using it. It leaks where it's tied into the sink drain. After some fiddling (the PO replaced the garbage disposal as a part of the purchase agreement) I moved the fitting where the system tied into the drain, whoever replaced the GD GD lol didn't cut the tailpiece and just shoved it all the way in not realizing they plugged that drain. So one small little hole drilled, called it a day, no more leak. It couldn't drain so was just leaking back out the little sharkbite fittings.

That's ok........I had a ejection pit almost overflow due to a pump fault. Ohhh the toilet drains into the pit too so naturally guess what got "dumped" lol right before the shower that filled it.

🤣🤣 Yea! I was gonna say, I've got 2 pairs of boots and 2 pairs of shoes on there. Other than that tallest pair of hunter boots nothing else is mine either! I never knew the kids had so many dang shoes until I started unpacking 3! tins of shoes.

Looks like I might be extending and making those shelves a little bit longer.

Only because his first reaction to seeing the shoe bin not empty when he ran out of space was probably to throw the rest away or find the first donation drop off and get rid of them. Which if it's like my house would have triggered a brief but furious attack by the mini humans which is generally survivable but if mama joins in to lead the charge odds change

Well Mama saved the day anyways like always. I didn't know we had saved so many shoes for the baby as she grows. So a lot of the shoes are too small for the bigger's but to big for the smallest. So a bunch went back in the box until she grows, see what happens when I try and help 🤣

Well that was a fun $1,000 Saturday morning. But glad to have it fixed. Ejector pump, I say loosely haha, failed last night on the basement bathroom. My daughter was taking a shower and heard the toilet bubbling so I took a look and water was just churning in the pit, full! 2 more minutes in the shower and it would have overflowed. In my plumbing expertise I figured the pipe just came off the pump since I knew the pump was running, hence the bubbling water. Beyond that, that's where my sewer related plumbing ends. The lid is all siliconed on since it's vented. So I called the guy who installed the tankless heater right before we moved in to come check it out. He got here at 8am this morning and opened the pit and sure enough the pipe came up without the pump so it was disconnected. Pulled up the pump and this is what came out 🤯🤯

A friggin sump pump! That would have been a fun mess in a few months. The solids weren't being discharged only liquid. The pump and glued pipe looks pretty new so I have a feeling the other ejector pump failed and PO didn't want to spend the money so they threw this in to give them the ability to still use the bar sink and the washroom sink. The toilet looked brand new, I don't think they ever used it knowing this. There was also an inline check valve held in by rubber couplers and gear clamps. So $1,000 later we have a brand new ejector pump and a correct backflow valve.

And after I wash it a spare sump to sit in the corner in case of emergency.

Oh that's just devious. I'd suggest adding an alarm panel for high and high/high fluid level when you get a chance if there's enough depth to the sump to accommodate a couple float switches.

What's the (2) hoses draining into the sump? Condensate drain from the AC and ???

When we lived in Chicago, the sump pump ran often and we went ahead and dropped in a battery backup secondary pump to give some piece of mind in case of an extended power outage. At the same time we replaced the primary pump, don't have a link for the primary but pretty sure it was a Zoeller, the backup we used was this as a reference:


In the 5 years we were there, I don't recall power being lost for more then 30 minutes....so may have been overkill but when I was traveling a lot it was nice piece of mind to not have to worry about it. Basement wasn't well finished anyway, but it was cheap insurance

I was planning to do the same to the current house, but 4 years in and I haven't heard the sump run yet aside some when I tested it. We sit on the high side of the block, so we don't catch much runoff so haven't felt that upgrade was necessary yet

The other thing I've found really nice is a view window cut into the lid so you can see in. Piece of acrylic or plexiglass, leave a healthy lip on the existing lid and caulk it in well.

Joys of getting a new to you home. Seems like you get to find out all the idiosyncrasies all at once. Concrete in the shop looks good. Those front dump trucks are awesome. Did it make a noticeable difference in the humidity yet? I have to get a stratification fan in my shop soon, too, as above the level of the minisplit it gets warmer and warmer( although I don't have the ceiling up and insulated yet!).

I did seem to help a bit. I need to get the doors sealed up that lead to back "animal" area as that is all dirt still.

I really need to get some better fans in there for some better air movement. I've been leaving the doors cracked so at least it's not stagnant. There is just one little house fan right above the wood stove, probably to help circulate the heat, it doesn't do that much for noticable air movement though.

Yes that is the 36".

I started out with the 17" tabletop. My wife grabbed it a TSC as well, they had the wrong tag on it but honored their mistake so we got it for $90 bucks. I gave that one to my brother when we moved but I cooked on it for our family of 6 for a while. The only thing I had to do in multiple rounds was like burgers and pancakes. Your "slop" style dinners I could make enough just fine. The only thing I didn't like was that with only one burner it did have its "hotspots". For two people I would honestly consider the 22" which gets you two burners which I think would be way better.

I used:

DOZYANT Propane Elbow Adapter with 3/8" Male Flare Connect Propane Extension Hose for Blackstone 17Inch and 22 Inch Tabletop Camping Grill https://a.co/d/0jjbJF5f

And this:

DOZYANT 12 Feet Universal QCC1 Low Pressure Propane Regulator Grill Replacement with Stainless Steel Braided hose for Most LP Gas Grill, Heater and Fire Pit Table, 3/8" Female Flare Nut https://a.co/d/0hKXmvCH

I used those two exact items to convert it to accept your standard grill LP tank so I wasn't messing with the little green bottle. Worked perfectly.

If you have a TSC I would check, and tell them they are cheaper at Walmart and they might give you a deal. I just hate Walmart and won't step foot in one.

Idk 🤷. We had a griddle on our last gas oven and it sucked! So I wouldn't want to waste the money to try it just personally. I would be afraid you wouldn't get as much heat transfer and kind of negativity effect the whole purpose.

I was thinking the same. Also a quality insert I bet is not cheap and for not much more money get an entire grill....................(y)

you only have to do this for the smaller versions? The larger ones do come with the fitting for the regular gas bottles correct?

That was actually my grandfather's and then my Dad's and then he gave it to me about 5 years ago. I'm guessing it's a good 30-35 years old probably more. I remember it being in the shop when I was little.

I really like it. If I just have to cut one thing I'll run to the Bosch but if I am cutting multiples, especially repetitively, I'll clamp a stop block and just go to town. Much much faster than the chop. The head can rotate so you can rip but that's too scary for me haha. I don't do that.

Hopefully OSHA is not in here like the EPA is on truck forums 🤣.

Probably shouldn't say but I actually use it notch, bad habit from watching the old timers haha. I cut all my slots and then pull my board back and forth to clean it out all the tabs. 🤫

I thought about getting one of these and ditching the grill altogether. I use cast iron on the grill for most things and hardly ever just use the grates for grilling anymore. Does that get hot enough if you wanted to use cast iron to deep fry fish etc. in oil? Only downside I see is we do a fair amount of beer can chicken and need to have that enclosed.

Even for nice filets etc - other than grill marks always use some type of cast iron on the grill. So you you just scrape it down after each use or does it require a thorough cleaning?

Grilling just really dries things out IMO vs the cast iron or a flat top like this.

Thats what I did. I left the grill at the house when we moved and just got this instead. Fish (fillets) are great on it. Beer can chicken, I'd just get a small smoker to be honest, I always did that in the smoker anyways. I just scrape it down, burn it off a minute and then wipe some olive oil on it and store it wet. We use it properly 5 nights a week, I wouldn't actually thoroughly clean it unless it was going in storage for a while. When you do that you have to redo the seasoning process.

A flat griddle and a smoker I think would be the best combo. No need really for a grill.

Agree!! I bought both a Blackstone and a new Weber gas grill when our last Charbroil at the lake house gave out. Haven't burned a single thing on the Weber grill since we got the Blackstone. We also have a Pit Boss smoker for the kids to use when we're at the lake for a long weekend. Lastly, we do have an electric smoker and a charcoal picnic area style grill, so all the bases are covered at the lake!!
In town, we have an indoor grill room! Prior owners installed it, and I absolutely love it. Enough fan CFM that I can grill fish and you cannot smell it in the rest of the house! Don't know that I would have thought of that, but now that I have one, I don't know that I would be willing to do without it!!
