Front wall built and installed. Offset studs for sound reduction.


These are all studs that were pulled from various walls in the house LMAO. Some of these walls are not going back in. I have one more wall to build between the rooms (and a closet).

Slowly getting my house back!! lol

Be careful, taking out a wall in a manufactured home, can give you a saggy roof if you don't add a beam.

I use a couple pieces of PVC pipe to hold mine.

Thanks Kay. I wasn't planning to do much today but your post reminded me how annoying that wand extension is. I now have PVC storage tubes on my pressure washers. Couldn't find glue-on caps but I did find a long #8 threaded screw and nut.

The easy one was the gas powered pressure washer. A screw through the bottom of the tube and a couple of hose clamps, done and dusted.

My SunJoe electric pressure washer came with plastic wands but I converted it to standard wands and tools. I used the plastic wand storage rack with a couple of screws (another long #8 and a really short sheet metal screw.

I tested the wand height to see if it would fit in its normal storage location under the cabinet. It fit fine before I put that screw through the bottom of the PVC pipe. Thank goodness it was really really close and the cabinet door is attached with European hinges. Loosened a couple of mounting screws and used one of my flimsy little furniture jacks to lift the door. Tighten the screws and re-test the fit.

Done and dusted. OK, maybe I still need to do some dusting.

The walls removed were added by the PO.

Case in point, these his/hers closets built in the master bedroom.IMG_4985.jpeg


How do I know they’re PO added. If you look closely at the left closet, right hand side, you’ll see they’re built over the floor register.


Same with a storage closet built in what used to be the kitchen.

Just removing previous owner “additions”.

I had to replant two plants that got over baked this summer. We have desert landscape, and it’s always a pain clearing away the rock and not getting dirt with it. I picked up one of the cheap 3 prong weeder from HD, bent up some 1/4” steel rod, and welded it together and ended up with this.

This reduced the gap down to less than the size of my rock (3/4”), and made it easy to remove the rock from the base of the shrubs so I could dig the up and replace. I am very happy with the result - I should have made one years ago.

Nothing yet, but I'm going to wheel the ZRX11 out the door, go make a nuisance of myself for a while & then put the bike back in the garage later today.
Rode my FJ once this year. My knee just isn't having it. The FJ seating position is far from aggressive, but it is just too much for the knee. I will try doing some stretching to see if that helps any but not counting on it.

Mixed up more premix for the blower. Topped off the oil in the riding mower. Gathered tools for a roadside repair of the oldest CX3 that had a serpentine belt issue last night. Took him and his younger brother about 15 minutes to get a new belt swapped in.

More Christmas light projects!

We have had these blow mold candles for a long while. Shortly after getting them I made PVC pipe stands to hold them and to run a strand of LED lights inside to fully light them up.

We got some of the realistic looking flickering flame bulbs a while back, so today I got to work attaching them and making the candles look more realistic.

I didn't ride the Burg even once this year. Between illnesses, inability to get a steady gym attendance to cure my knees n hips, and other stupid ****, the poor thing only got a trip round the driveway. After I prep the boat for winter, I'll pull the wheels and take them in for new rubber, then I'll be able to get it inspected next spring.

Started putting away some of the “garage tools” that were used in the basement for the new boiler install. Not all of them as I still have to disassemble the old boiler to take it out in pieces, and those pieces will occupy the garage until I figure out the salvage options. The old Larrs boiler has a stainless heat exchanger that weighs ~100#. Might be worth a trip to the scrap yard once I pull together all the copper and brass scrap I’ve accumulated.

The boiler install went well, but a few snags slowed it down for a couple days. I was planning on retaining the fancy-schmancy zone controller, but as soon as I powered it up, all the leds lit up like a Christmas tree, it failed to go through it’s start-up routine and no amount of re-booting changed that. WTF, you would think that it would work for 21 years, but I think it had a suicide pact with the boiler of the same age.

New Tekmar control and thermostats arrived and everything is working together perfectly. More than I wanted to spend, but this one controls the boiler modulation as well as managing zone control. I did have to call tech support as there was an error code for an equipment address that didn’t exist (I.e. - each thermostat or connected device is automatically assigned an address). Clearing the fault code was super simple, but it was not covered explicitly in the manual.

The boiler itself is just a beautiful piece of equipment. I could go on for hours, but I don’t want to bore everyone. I tend to geek out on hydronic systems, so unless anyone is interested, I won’t bring it up again unless I post a few photos, but no leaks!

Yard work to do and the Sienna has to be investigated as it has developed a new (bad) noise.

Didn't get my Valkyrie out this year due to pneumonia earlier in the year. My knees are shot since my accident. Even with the knee replacement. Haven't enough leg strength to feel comfortable on the bike but I'm working on building up the leg muscles. Maybe next year. Need to rebuild the carbs anyway.
