1000SqFt Retirement Home/ Board-Batten

Spent week at my place which couple days was repairing framers mistakes. The back porch ceiling was 1.5” higher at front than back. I didn’t notice till I installed three rolls nailers for 1x6 ceiling. So I had take down all what I did and cut slims to size to get ceiling level. But next couple days were some positive progress stepping forward. I was able to install couple sheets of smart panel siding, and stuck in window frame just to get idea what it’s going look like. And I like what I see, but my problem is I don’t have flashing for trim board at bottom. So hopefully I’ll order what I need and be able to slide it in without having to complete remove both panels. I left trim screws out from about 3’ down. Finally I feel good with my production. Just couple pics for show and tell. Thanks for looking

Looking good to me. What is the accepted way to seal the panel joints like 10" to left of the window? Color matched caulk or??

My game plan for that 1/8 gap is to caulk it with Big Stretch then put a 1x2 over where panels meet. There will be a 1x2 every 12” to give it that Board/Batten farmhouse look. Using GRK 2” trim screws for those 1x2’s to help hold them to panels. I’m thinking of putting coat of primer on back side of 1x2’s so it have more holding power. If the 1x2s will be wood I'd prime 4 sides and prepaint 3. Install w/ the primed side out. That way, after the screws are in, you can caulk and paint the outside to hide the screws. Another option is to buy a 4x8 sheet of pvc and rip your 1.5" strips for the battens. In a previous house we had an area much like yours, but at the front door, done w/ the 4x8 sheet as the main covering and the ripped 1.5" strips finish nailed on and the whole thing painted. I was concerned since the sheet is only 3/8" thick how the battens would look but we were very happy w/ the result.

Sounds good Craig, I purchase some 1x4’s rip them down middle. 1x2’s cost as much as 1x4’s, just need to do what you suggested do some priming. Thanks for your idea
