Advice on this garage

We are looking to move. This is the garage at the house we are looking at.
Based on what you see in these pictures Are there any red flags or concerns other than it's smaller than what I have now lol.

Yes. We were looking at another house today and it sold 4 hours after it was listed.

We just built, and the market has continued to go up since we bought the lot. We had to go 20% over asking price to come out on top, and there were 9 offers within 5 hours of the lot being listed.

If anyone is looking to move to a hot market, I'll be listing my old house in Knoxville in a few weeks! :D

I live in Wisconsin in the country. My neighbor is selling and had a virtual
Tour of his house on a Saturday with an open house planned the next day. Couple contacted him on Saturday and offered him 5k over asking. He declined. He accepted an offer the next morning during the open house from another couple for 20k over asking. I was pretty shocked. Although the market is easy up some, it isn’t much lol.

My biggest concern with the above pictured garage would be the massive crack. I have a large crack in my garage and the slab has shifted enough a ball rolls when placed on part of the floor.

OP, which market are you in that the housing is still selling so quickly? Or are you late to the bidding wars? I'd love to sell mine and relocate, but my better half and her family are rooted all within 20mi of us. I'm tempted to split off some property and keep it that way if we move away and just don't like it, we have a place we could at least build a house or park a fifth wheel while we figure out what to do.

Midland Michigan. The next house we looked at had a cash off with no inspection within 4 hours of going on the market.

Some areas work on offers over asking and they price it to purposely get people into bidding wars. Offering to pay full asking isn't enough. I was surprised the first time I heard about that.

And that begs the question: Where are the expansion joints?

That floor already has 1, or 2, or maybe even 3 cracks in it -- depends how you count them.
It ~may~ have cracked as much as it's gonna.
It ~may~ crack some more.
Do you know how thick the pour is?
Do you know how old the pour is?
Suggest a concrete pro look at it (pay for an hour of his time, if needs be) and get an informed reply

The house was built in 1957 so I think the garage is around that old or a little less

In the past, I usually listed high, then expect to get haggled. She said now, you list it a little low, and people come like piranhas with checkbooks. I gave it a shot.

It worked. We sold on the 2nd day it was listed for almost 20% more than ask, and 578% over what I paid for the place in 2010.

.makes sense kind of.
Just because its listed low you don't have to take the offer and can hold out and make them squirm a little and bring in more bids.

I know, when we sold our Oakland house our "good" realtor said the same thing, and yeah, it worked, we got almost 30% over asking, and they closed in under 30. Had showings all day for 4 days prior to the "hard closing of bids"... badass idea IMO - I'd never sold a house like that before, but I wasn't depressed about the result. Came in, did some touch up and paint work, and bang - on the market and gone.

The one before him listed it near the top of what the comps were, and it was fishing in a storm sewer... 3 days of "showings" and all of 2 people showed up, both of which floated away... kept -her- contractor buddy and his drinking pals (where is that thread about not getting burned by a contractor??) working, between her not selling the house, and tying us into this absolute ugh of a contractor (who tried to sue us for lack of payment for work not done, work done to substandard or out of code work, and in some instances damaging the house to where we had to hire somoene to fix their f***-ups)...

Speaking of showings, one thing that has emerged since the last time I sold a house was this new app that the realtor used to schedule showings. It sent a text to me every time a showing, appraisal or inspection happened. You can opt out, of course, but it was interesting to see. That and the alerts from my security system, how many people absolutely mobbed my house, lol. Before, when I listed a house, I had no idea who was in there.

Now, it's almost too much information. It was kinda stressful- "oh, it's pouring rain and people are walking around in the yard, and now they are walking in the house with their dirty shoes", thoughts like that. It was interesting and maddening at the same time.

We hung out at our neighbors when the original agent had a scheduled showing. thats how I know noone showed - her story was "we had so many people through" and my first hand observations said otherwise. We did the same for the selling agent, and yeah, HE got traffic.

The downside is if your agent ***** at their job or there's not much interest you're stuck with that price or lower. It still works the normal way here. It's not expected to start low so you'd end up wasting time with people thinking that's the price or wondering what's not being disclosed and if any bidding started it would probably end up around what it would have sold for to begin with.

But if that's how an area does it pricing low everyone would be used to it.

I just see "blank canvas" in that garage...

Buddy just sold up the street from me, 1st day it was listed 40k over asking.
US market is so crazy... in terms of differences, local market has been down since 2022. Once interest rates spike, hard to afford a "median price" home here. Lots on the market, not a lot moving, price is moving down, not up.
