Steel Frame In Parker Colorado

Hello: I'm a new guy here but wanted to add my barn build to the list. Like many, I wish I had found this site first but it's not too late to learn and improve the finished product. The basics are that it's a Heritage Steel frame building, 30 X 40 X 14 on a 6 inch concrete pad. Its intended use is for RV storage on one side and on the other side, a 15 X 20 framed in workshop and room for garden tractors and yard tools. We moved to the great state of Colorado in May of this year and have been remodeling the house since we arrived and have just started on the barn/Shop (smaller wooden 3 stall horse barn also on the property). As of today, we're under roof and have the RV inside and the workshop framed. I'll post more pictures later.

Steel is the way to go. In an earth wood frames are like toothpicks but your not from earthquake central so steel frames just inspire me. I look forward to you updating the progress.

Hi csp, nice to see someone else from Parker here. Hello Motown, rickycobra and 4StarCstm. I was surprised at how fast the barn went up. The package was delivered on Thursday and by the following Thursday it was almost complete. That's with one guy doing 85% of the work and he lost about 2 days waiting for the winds to calm down. Wind needs to be calm to put up the insulation since it goes on with two sided tape (tape!?). Of course, the sheet metal goes on next and holds everything in place. When we started the project we looked at pole barns, stick built construction and steel frame building. I just felt better with the steel because of the winds we have here and while it was a little bit more for the materials kit, the labor was less because it goes together fast. More pictures soon. That's a nice space. With the mention of the winds it sounds (and looks like) you're east of town. We are straight east of downtown Parker, a mile west of Delbert Rd and have the same wind issues sometimes. Luckily our house is in the pine trees so they shelter a lot of it.

Nice garage!!! I'm getting ready to deploy to Kuwait but upon my return I plan on building something very similiar. I was thinking about a 40X45 because I want to make sure that I have PLENTY of room for a lift plus something else in the next bay over and room for a benches along the wall. I also have a RV but have a 34ft fifth wheel that I want to extend the roof line to create a carport for it to park under. I'm in the process of trying to decide whether to go with wood or steel. I've heard that steel and wood is about the same price but steel is ALOT easier to put up. I want to finish off the inside so I'm wondering if wood would be easier? Any body have any pics of a garage with an attached RV carport? Thanks! Randy

I'm sure no expert but the folks I worked with said almost the same thing. Steel was a bit more pricey out of the box but you save that in reduced labor cost because of ease of installation. As for finishing off the inside, it looks like you loose a few inches of space because of the way the wood frame walls are attached to the red iron shell. Good luck in Kuwait!

Thanks martin6, it's actually a 2005 Itasca Suncruiser 35A. It's our third Winnebago product and we love it. We've got 42000 miles on it now and it still looks almost like new. We've had good luck with Winnebago products. Regards

Slow progress, but progress none the less. Power is in and inspection is done.

Started insulating but can't finish until the windows go in (3X3s will go in the frame openings) Blue tape is planned workbench area

First thing to come out was the tool box and the stereo.

It's difficult to wait until the windows and drywall are up... chomping at the bit.

Old garage workbench... not sure where it will fit in the plan yet.

Although with such a big motorhome and the investment/cost in it you need to keep it protected from the elements. In your case I at least theres no salt air causing corrosion.

I have a couple of friends with similar garages but I've never seen one with insulation on the walls. How cold does it get over there?

I'd imagine with the variations in temperature, that double glazed argon gas windows are standard on all construction. Is that right?
Our construction industry is only now embracing double glazed and in my case with the large amount of glass it's a requirement to meet energy ratings.

Thanks Andrew. The big worry here is hail and I didn't want to deal with RV roof damage. We're considered High Desert with very little rain so no moisture problems (other than lack of...). The temp variation is not too bad here on the Front Range of the Rocky Mountains. Most folks think Colorado = Cold and Snow but where we're at it's actually quite temperate (although we just had a short cold snap with minus 3 F temp for a couple of days). The insulation is adequate, it's a three layer fabric that goes on just before the exterior steel. It slows the wide temp swings that occur because of the sun and cold but it's not terribly effective otherwise. That's why the shop is insulated too. As for windows, it's getting hard to find windows that aren't double glazed anymore here. These windows are "builders grade" but work just fine in the barn. Regards, Keith

Thanks martin6. You folks do great work! Kudos on your design work on the 35A models, great use of space. We've been to Forrest City several times for work and the tour. This is probably our last RV but if we bought another one, it would be a Winnebago. Regards.

Thanks 4StarCstms. I understand about the window issue, that makes sense, but we're out in the country and retired so we're not too worried about "peeping toms". Fingers crossed but the drywall should go up next weekend. I'll post new pics when things change. Regards.

Wait. The Front Range gets the wacky stuff like April blizzards that dump 24"+, or 50+ degrees in Jan.

Hey, another Parker area GJ member here; actually Im closer to Franktown, considered un-incorporated Douglas County. Im actually in Parker everyday to workout at the Lifetime Fitness across from the hospital, when I am not in Arizona where I also live part time these days.

Parker, near Elizabeth, huh? I actually looked at a acreage property recently on Flintwood Road close to the Hilltop Road intersection. I have built several homes (all pre solds thank God) out in Pradera (Parker Road at Bayou Gulch / Ponderosa High School area) as well as other fine subdivisions in Douglas County; but I think there is something to be said to be able to build a building like yours, something one can't do in a lot and block, PUD environment.

Your building looks good, everything go good with the county with inspections? I mean did they nit pick you to death? How much of the work did you do yourself like plumbing, electric, etc? Glad to see you see the importance of protecting that spiffy RV out in the "hail belt", I've heard from several folks about badhail damage to their RV's that they store at those outdoor storage lots.

Hi Steve, I'm sorry I don't know the R-Value on the white fabric (three ply, aluminum foil, foam, and a "Tyvek like" white fabric), but I'll try to ask the builder and get back to you. I know it's not "great" insulation but it does a good job of dampening the temp swings we see around here. I'm just heating the small framed shop with a electric heater but with the added insulation and drywall it gets toasty. I use a 5500 BTU torpedo heater when I want to work in the rest of the shop and it warms up quickly. The builder I used has experience in pole, stick built and red iron and he thinks Heritage makes a first class building. Regards.

Hi Josh. Thanks, we're happy with the building. We looked at some subdivision before we moved out here but since we wanted to keep the RV at home, most were non starters. Elbert county was not difficult to deal with but honestly my builder did most of the interface. Keeping it at 1200 sq ft made things a little easier, another level of requirements for above 1200 sq ft. I did very little of the work myself, our builder did it all (including major work on the house). We have always had our RVs under roof, even before we moved to the "hail belt". Much easier to keep them clean and healthy that way. Regards

Hey Steve: I finally talked with the builder about the R rating question. Response is it's a minimum of R11. The variable is how big of an air gap between the steel and in insulation. In my case it's hard against the steel so I'm at R11. Regards,

nice shop, looking to build a 30x50 14 walls. how much was the kit with the insulation? could you get more than R-11? how was heritage to deal with? i went online and submitted quotes from multiple steel garage folks. the first call back was olympic, they want me to buy a closeout special and trying to convince me to go 24x60, shady saleman trying top push there inventory.

Thanks Fatboyinmaine. I'm going to waffle a little bit on the answers because I did all the work through my builder, so I didn't work directly with Heritage. I believe you can get more efficient insulation from them, but don't know the max R value or associated cost. They have a ton of builder information on their web site, you might find more insulation information there. My builder is a "no nonsense" Nebraska farmer with a lifetime of experience building homes and barns. He builds about 3 homes and 2-3 barns a year. He'll build stick, pole or steel frame barns and he is "committed" to Heritage for steel frame. Says they make a good kit that goes together well with limited field modification and they have a good engineering department. My builder prices a "standard" barn build at $20K and thats a 30X40X8 with a single garage door and service door. That also includes concrete (no site work) and a basic electrical package (30 amp service w/4 lights and 4 receptacles) and the pricing goes from there. We added 14 foot walls, a second 13 foot door, thicker concrete, framed in shop area and more electrical work. I may be off a few $ but I think we're at about $35K. Good luck
