Looking for shop plan ideas

I'm getting ready to build a garage/shop and am looking for input or lessons learned from the forum members.

I'm starting out with a 30 x 40 footprint (max allowed) with an 8/12 pitch roof (HOA required) and 10 foot walls. There is a 16' height restriction to the peak, but they have said they will let me go a "little" higher... With an 8/12 pitch, 30' width and 10 foot walls puts me at a 20' peak. I'm hoping to get a lift in there too but not sure if it will work even with the 10 foot walls and I am pushing my limit asking the HOA to let me go that high... I'm thinking I might do part of it with a cathedral ceiling so I can use some of that space for the lift???

I also want to put a bathroom and game room/bar area in it.

Anybody with ideas that they are willing to share would be a great help.

I only have the outline drawn so far....

Would a roof like this be a violation? it could get yoy more ceiling height

I might think about doing like a 10ft wide truss with two lean to trusses on each side so the center bay of the building could have a higher celing if you are wanting to install a lift of could be a good use of storage space.

Thanks, I hadn't thought about getting trusses made as most roof builds around here are built on site instead prefab trusses.

I put a cathedral ceiling in my 30'6" (inside dimension) wide garage, and put the lift in the middle. (I used an in-ground lift, as I thought that space was too narrow to have to be fighting posts all the time.) My walls are a few inches under 10', and I can lift my Excursion the max height of the lift.

Thanks for the tips! I have some napkin style drawings made and will start working on some graph paper ideas for critique soon...

That's what i ws going to suggest. It might cost a little more but you can get the height where it's needed without the HOA on your rear end and your building will blend in. Everybody wins.
