Above 1200 Sq/FT So I don't Have a Title but here we go

So been work on stuff where ever I can find room for years.

Got us some property last spring and spent the summer trying to get the place straightened out.

Had to rebuild and repair a lot of what was here. I currently have:

an old farm building that is 12' 7" x 18' 4" that is kind of doubling as a "garage" (more storage than anything)

and another old farm building that is my "shed" it is 12' 4" x 16' 3"

We also have a canvas roof "Barn" that is 30' 10" x 48' 8"

and a mobile home on 40 acres.

I am a military mechanic by trade and have really wanted a place of my own to work out of at home. It looks like it might become a reality this year.

So I have done some initial renderings in sketchup and this is what I have come up with.

I am planning on attempting to tackle it in 2 phases with the center bay and the closer wing going up first followed by the far bay later on if I am not posted before I get it done.

I am planning on the center bay being 22' x 40' outside dimensions and the lean to portion being 10' by 40'.

Now just to wait for the spring thaw.

I always like that design. I would add some windows along the top center section above the side roofs. You plan on doing stick built or a steel frame?

The windows are a good idea. I will play with my plan and see what I can come up with. I am planning on going with a stick build.

Brown portion is planned to be a temporary wall with an beam overhead so if and when the second phase happens I can easily open it up.

Room in the Right rear will be an office, front right storage.

So another month bites the dust...

Still no progress.

Planning district wants engineered drawings... need manitoba P.Eng stamp. Found a recomendation and waiting for a call back.

Time is flying and it is driving me crazy. I really want structure and interior prior to the snow flying. <fingers still crossed>

The windows are a good idea. I will play with my plan and see what I can come up with.

I had transluscent fiberglass panels for the clerestory windows (between the roofs) and they allow a bunch of natural light to shine down in. BUT, I've just replaced them lately with actual windows and I'm much happier, both from the quality of light that shines in and the fact that opening windows offer ventilation as well.

It seems your 2-phase process should work well.

Good luck dealing with the powers to be - that can sometimes be a real challenge. Hang in there, it will all be worth it.

Remember - there are lots of good folks here willing to help so don't hesitate to ask questions.

One more word of advice - make the door in the side bay 9' wide if you plan to drive full size cars through it regularly. Can't tell the size from the image but it looks to be an 8'x8'.

Called my draftsman yesterday, set up a meeting, yesterday 3 pm left work early drove home to get my sketchup pictures, drove another 1/2 hour to the guys office...

and the door is locked...

must have been mis-communication... frustration continues.

Called today re-set up the appt for thursday 8:30 am, all I can say is this one better go better...

if not back to square 1 and finding a new guy.

The way this is going I might have a permit before the snow flies. And to top it all off we got close to 6" of rain last night .... grrrrrrrrr!!!!!!!!!!!!!!!!!!

Not even thinking about phase 2 right now. But I will keep that in mind when the time comes... I really like the 14' wide door at work...
I don't think that is an option for the addition though

This barn style is very attractive. I seriously considered building this style when I was planning my building, but for several reasons it just didn't work out for me.

What size door do you plan to put in the main section? Just wondering if you would have enough ceiling height to build a mezzanine in the rear portion of the center section ... ya can never have too much storage!!

Door in the main section will be 14' wide 12' high, no plans for Mezzanine but lots of shelving. 14' Main ceiling.

Got in to see the draftsman today. Gave him some print outs of my design. In a couple weeks should have my plans. The we will get on to the next step.

Called the draftsman today and he is still promising delivery for thursday.

I am keeping my fingers crossed. Then we will see what the next hurdle will be. Oh well at least these delays are allowing me to work on some of my unfinnished projects as the missus likes to put it.

Well I have the drawings, not exactly as I figured but a real good start. I am hoping that I can do some small finnish chages without re-engineering.

For those of you that have never seen engineered drawings here they are. If you ask me I was expecting a little more for $800, but such be life.

Yikes!! Yeah, I can see why you would be expecting more than these two drawings for $800. It looks as if you are fairly proficient with SketchUp so you could probably have done 95% or more of this drafting work yourself. But I guess what you are really paying for is the little signed circle stamp in the titleblock that gives all of the info on the drawing "legitamacy"!

2 days in a row I miss the office hours of the planning dept. I e-mailed the admin at the office with my attempt at the site plan today.

I hope it passes as an official document. I am getting so tired of waiting, so many projects to get working on, and everything really hinges on getting this building up.

Well the site plan passed initial inspection by the Planning distric administrator. Now it is sitting in que waiting for approval. I can't wait till the only person I am waiting for is... me. I hope they don't require any more information and I get the approval / permit. Then I can break ground and start the build.

Still no word. End of last week it was sitting on the Inspectors desk. Will see if there is any word tomorrow. On the up side at leasty some of my other projects are moving forward. The missus doesn't understand why I need so many on the go at once but this is exactly why. Well this and the fact that I like supprizing myself each day with what I am going to work on

All I can say is MORE LIGHT! Especially in the office. Skylights maybe? Are you insulating? Etc... I would probably try and put in some sort of extra large door between storage and everything too... Sometimes large car parts can be tricky with a 3' wide door...

I went in today to try to get a status update. Over the phone I was getting the "We will call you when it's ready" routine

They still hadn't looked at my file. Which is fine, but I asked for a rough time line.

Fortunately the inspector that I got to talk to decided to look at the file. He was happy with what he saw, I guess. If I had had the cash in my pocket I would have the permit now.

I have to go in next week with the cash and an extra set of drawings but have the verbal "OK" to break ground. My placement is good. Should have some new pictures this weekend. Should I take a shovel picture? Talk later.

The ground is so dry that the teeth on the bucket are hardly breaking the ground. Started trying to hydrate the soil so the digging is easier. Will get more scraping done tomorrow. But the ball is rolling.

I like the monitor style design you are going with, can't believe how much they put you through just to start building on your own farm...let the build begin!

I got the permit today and on the week end I got most of the vegitation and top soil removed. Still have some fine tuning to do and I am renting a transit tomorow to get a better idea on how far I need to bring up the grade in the back end.

I have gravel

2 tandem tractor trailer loads of 2" down limestone. And we have progress, OK, OK it might not look like much but it's a little. Not too bad only 4 months behind schedule and the end is not even a faint glimmer but I am happy

Im glad i live in the sticks of Indiana...... No building permits or anything! Hate for someone to tell me how big I could make something or how tall it could be. Plus having to do it on their schedule.

I am doing a similar style building here. Luckily I have 6.6 acres, more than 6 and you can get a farm permit. As long as you meet the setbacks, they don't require any drawings or inspections. I'll post a few picks later of my progress so far.

So it has been a while since my last update.

Things are moving just not as fast as I would like. But I am the only thing holding back the completion. Oh wait I think it has been my lack of prep that has slowed me down from the start.

Foundation package should be being delivered next Wed. Gravel base is about 80% complete. Still trying to figure out the floor drain. I really need to get moving on that.

Got my last *fingers crossed* load of gravel (3/4 down) droped off tonight.

Will post pictures as soon as there is something more to see than just gravel.

Foundation package arrived on Wed.

The Re-Bar weighed about 3500 lbs in 2 bundles. The bobcat got a workout lifting the larger bundle.

Had to move the Syrofoam into the barn to keep it from blowing away.

Rented a laser level to finish laying the foundation gravel this weekend. It should speed up the process over using the transit.

Should have pictures come Sunday night.

Hang in there man. They never said it was going to be easy. Its just plain tough when you have a small crew. That tractor should be of some help though.

Are you planning to have the shell up before it snows? (I want to see another monitor style building go up!)

I plan to move back there next spring and will be building a shop, not looking forward to all the red tape.

1/2 hour north of Winnipeg / RM of Rockwood. The red tape is here for everyone's benifit and if I had my affairs sorted out it would not be an issue.
