I am looking at building a 24x32 or 26x32 very soon. Has any body built some thing similar to that in Seattle area in the last couple of years? I am trying to get a rough estimate on the cost. It will have 12FT ceilings for a two post lift.

I Remember twenty years ago you could pick up a nickle and find 10-20 garage builders. Now it is all medical marijuana and grow lights and one garage builder. I will take another look. Thank you Tinbender.

You'll need to be more specific about the building. Steel, stick framed, or pole building?

I expect about 18000 will go into my current 30x60 pole barn. Self built.

I had bids for 36000-40000 to build it onsite without concrete and add 10,000 more if I switched to stick built.

It seems that the contractors just double the materials cost to estimate the full build cost.

Permits in Pierce County (south of King where you live) cost me 1800$.

I am planning to go with stick or pole. I had one ruff estimate over the phone for 41k for a 24x32 stick with every thing standard except the 12ft ceiling over one bay.There’s a whole bunch of guessing going on this bid. But it should be a rough idea anyway. Tried to figure best as possible without a site visit. That includes one 10x10 and 9x8 doors

I'm in Auburn WA in unincorporated King County. I paid $4,700 for permits but mine is two stories heated with all utilities. I'm building it myself so costs won't compare to what you are looking to do. Mine is 30 X 38. I got an estimate from Garages Etc. and they wanted $60k for a two car shell with only one story 8' ceilings. Lets just say I'm building my garage myself for less than that at 2.5 times the square footage finished.

That is who I got the bid from. Like I said that was over the phone. I would like to build it myself and cut the cost a lot. I just don't want it to take a year. As soon as I close on the house I can real bids. Let the biding wars begin.

If you were closer, I'd offer to come work by the hour to help you out. The framing goes quick with a couple of experienced guys and nail guns. Then you could side,roof and finish it out yourself.

Yes Darren Thomas that is what I am talking about. I would like to have it done in a couple of months.

As to the help I would love to build it on my own. But I all read had some so call good friends bail on earlier easy projects. So I guess I am going t pay.

Wow!!! That's alot for permits, I had no idea that was even possible!! That is a crime. I am building a 29x34 garage built into a bank with radiant floor heating, 3/4 of the first floor is poured concrete 11' high, I will be able to drive things into the second floor since it is essentially a bank barn, total permit fees........$25

They are a bit far south but may deliver to your area. I bought a 'kit' from them and was very happy with the materials, the design work, and the work the sales department did to make sure that we designed a building I wanted and they could supply. Since thay are not to far from me I even had them run the plans through the permit process so they were responsible for any engineering problems. The kit came with a verydetailed BOM and a good generic how to assemble book that explained the details of most of all the things like overhangs, doors, bouldings, and sealing materials.

Yep yep, I can relate in a much smaller way. When I installed my 4ft 4-light fluorescent light fixtures, I didn't have anyone helping me so I had to hold them in place with my head while I tried to screw them in place. Let's just say awkward haha:lol:

Oh, and I think once we get on a place like this (GJ) all our plans tend to go a little more 'extreme' to say the least:D

Well I have officially bought my first home. I have garages etc coming out on Monday for a real bid. I need to get this thing built I need the space or at least excavated for parking all my stuff. I will be lining up more bids soon. I have some plumbing and electrical to done in the home as well. I think I might have time for sleep. Probably not.

Well I have been getting a couple of estimates. The excavation might kill this project. There talking 500+ yards of dirt that = 25+ loads. There is no ware close to dump all the dirt. Any body need fill in Normandy Park for free?

I needed to import 25 loads of fill. Just a heads up, that much earthwork triggers something called a SEPA which is a huge permit thing including public notice and hearings plus big money. You don't want to talk to anybody about that excavation. Rather than export the material, could you cut the high side and fill the low side? The building would be higher but that would save the material disposal which is really the expensive part.

I got a bid from those MWBSC folks and it was really really high. Something about transport costs from Oregon and blah blah other excuses. Same prices as the local guys I was trying to get away from. Surely they make a good barn but at that price it had better be.

Looking back I wish I did some of the actual building on mine.
I'd pick and choose what works for me. I was tired from building my last garage.(with lots of help from my friends)
And was a check writer this time. Not 100% happy with the way all was done.
Most was fine.
Good luck with your build whatever you decide.

I am not what you mean by cutting the high side. If I make the building higher than what I have planed out. I will loose the view i just purchased.

I assume you are trying to build into a hill because otherwise you would be digging a hole when you remove the 500CY of material. So when you dig out the hillside, you will be removing a wedge shaped piece of earth. The wedge is high at the top of the hill and nothing at the bottom of the hill where you will drive into the garage. Instead of just carting away all of the material you can dig it out from the top of the hill and dump it below so that you end up with a mirror image of the cheese wedge built of fill. Trying to bury the building to preserve your view will be more expensive for sure.

Is this some sort of tiny city lot? If not, you can always make fill disappear by pushing it around and spreading it out. Consider this an opportunity to level your yard.

I totally get that Highbeam. That is good Idea I might be able to get that to work. The subject came up today of building a flat roof /deck. That should save height and money.

No it is little over a 1/2 acre. I should be able to get rid of 100-200 in the yard

Nice work! I just registered for the forum so that I could see your pics. I am just down the road in White Center & have been dreaming about building a garage into my very sloped lot.

Questions questions... Did you have to go through King County for permits or does Normandy Park have its own department for that? You must be done already, do you have any new pics? Would you recommend your contractor?

How has this progressed? Who did you go with for a contractor? How did things work out? Can you give a rough price breakdown?
