If any of you are on Pirate, you've probably seen this before:

So I started building my place in 1999 and moved in Aug. 2000. After a little over 11 years, I’m still very happy with it and would do it over again, but with a few changes (not many though).

Pics are here and labeled as to angle/where, there are others spread throughout my photobucket account:

http://s192.photobucket.com/albums/z20/LilToe01/Shop/?start=all

To start with, it’s a MiracleTruss 42’ x 84’: 42’ x 60’ of shop and 42’ x 24’ of living area with a loft bedroom. I went with it because except for the trusses, it has a wooden frame and was easier to finish. The trusses are set on 12’ centers, the walls are 14’ tall and the peak is 21’. The garage doors are (2) 10’ x10’s and a 10’x 12’. I did almost all the build myself (with friends of course) except HVAC, plumbing and flatwork.

I live in a rural area (sits on ten acres) though I have city water/sewer. As for zoning, it’s considered a warehouse with living quarters. I have electric heat in the living area and use a propane salamander in the shop. Insulation is R-13 batt in the walls and R-19 batt in the ceiling. The living area floor sits 4” higher than the shop (code) and the separating wall is 2”x 6” with fire blocking every 4’ and 5/8” Firerock on both sides (also code).

As for what I’d change, it’s obviously not big enough (I have pictures after I moved in, the place is practically empty).

Realistically, I wish I would have done radiant floor heat in the living area. I had it bid but it was outrageously high and this was before the average person could easily get the materials for it. I also would have made another offshoot loft (to the right) for an office from my staircase. I also wish the window under the loft window was a door and I could build a small patio there (though I’ve been kicking this idea around the last year or so). As for the shop area, I’m pretty happy with it. I just added the lift a couple of years ago (home improvement project). There’s little things out there, but they get changed/modified as needed.

Few pics for the lazy:

Everything stuffed in there last year when I rebuilt my new to me gooseneck:

Nice Jeep, my next step will be a stretch and one tons.

I have no idea what this Toyota thing you speak of is :lol_hitti
Actually, if I could have brought a diesel FJ45 home from Venezuela a couple yrs ago, I would have one.

I think we are shooting for the first of June for Moab in 2012. Scheduling isn't working for the whole group to go in March again.

The Rubicon is definitely on the list, it's just gonna be a while yet. We'll probably need close to a week just for travel back/forth. I wish it was open earlier in the year, I'd hit KOH and the Rubicon in the same trip then.

A couple of other guys have been trying to talk me into going out to the Chili Challenge in Las Cruces too.

Really nice place! I'm in the planning stages for something similar so its nice to see some ideas.

Do you regret not having more separation between living and garage space. I would have to think dust gets everywhere...

It's separated pretty well:

Dust isn't really an issue except for what I drag in with my feet/clothes. I wish I would have put at least a urinal in the utility room so you didn't always have to go inside. The only time I've had issues is when we have painted large projects in the shop in the winter time, we've had paint fumes in the living area then (though considerably less than the shop).

That is the coolest shop/living area. Are you run a full busines there or is it just fun tinkering.
The Rubicon was a blast. That was the first time for me. I have been wanting to do it since the first time I read about it in the 80's

That is a really cool place. Nice Job. I envy all your space.

I'm really surprised that a firewall wasn't required between the shop and living space. Did they require footers for your slab?

:wtf:

I did have to do a frost wall around the living area that I used as a footer. I used individual footers on the truss ends in the shop area.

Duh.... my bad. I definitely did not read that close enough! Thanks.

Again though, really cool place you got there.

It's builds like this that inspire me to want to do this very thing!

I'm not single now, but not married either, that helps. I think it could easily be pulled off to be lady friendly (the house/shop combo). Just need to make the house side nice, and find a way to make it look a little housey and you'll be set. Way I look at it, it's not much different than a regular house with an attached garage... it just happens to be a super awesome garage!

This is thread for the lady friendly garage/ultimate cool shop.. My jersey girl would deem this acceptable.

I am soooooooo jealous of spaces that large. Maybe I'll be so lucky if I am properly reincarnated.

Thanks everyone.

It's fairly female friendly, I've had a couple of girlfriends move in/out over the years and though my now fiance has her own house, I can't remember the last time she stayed there. I set it up knowing that I'd build a house next door some day, if I can get her to pick out a plan, we'll start building it and I'll turn the living area into a kind of clean/somewhat temperature controlled storage area.

The house will basically face the same way as the shop and go in this part of the field, you'll actually come to the house before the shop when you come up the driveway then:

Hi Lil Toe,

In you photo gallery, there is on photo 5 a pliers drawer with some grill to hold them. Do you have a side photo of that. I'm trying to understand what this is? Looks clever.

Thanks
