Roll up or track doors?

16x12 door. Money not really the concern, I'm just ignorant to which way on want to go. I live in North Alabama, so the weather really isn't much of a issue. Help me decide on the best door.

My main reason to change from my slide door is to seal better in the winter though.

I just installed three roll ups in my shop. Super easy install compared to the last few overhead doors I've done.
Sealing, the roll ups are great along the sides, but have a good sized gap at the top. It has to do with the drum or spool of door changing diameter when it is raised (Large OD) or down (small OD). When it is down, the gap is there.

One way to avoid this is to order a taller door than your opening. 10' opening, get an 11' door. The longer guides will hold it close to the header, reducing the gap. But you need the extra headroom. Tough to describe, but if you see one of these doors in person, look at the top from the outside, it will be obvious. You can get seals for it, but they need to rub against the door while moving, I havent installed mine for fear of scratches. I gotta do something quick though, the birds are starting to look for nests and that gap is an easy way in for them

Thanks Keith, I was sold on the roll up doors until a racing buddy installed his and I noticed that gap. Not so sure now??

I agree with Keith, but the upper seals can be installed.

I put rollup doors on my shop because of the time I spend working with the doors open. That 16' X 10' slab on the ceiling from a sectional door blocks allot of light from the ceiling fixtures.

On the other hand the sectional doors are available in a variety of styles, and blend in better in a residential area.

Put the seal on, I put it on my roll up and it seals great AND it does not scratch the door. Mine has been up for 2 yrs and gets opened at least once a day at my car lot. I get some minimal heat loss at the vertical track.

I have a roll-up and my biggest problem is finding a remote opener for less than $500.

Check out the Liftmaster 3800. I am planning a shop addition and that's the route i am taking. I haven't decided on rollup or standard overhead panel yet.

just my humble opinion but if you are inclined to build some, old school single slab doors and split gate doors are my favorites.

*** apparently they are also called "Carriage House" and "Up and Over" garage doors. Pfft who came up with those names?

Thanks everyone, I think I will go roll up. This is a existing ball barn that I have been racing dirt latemodels out of for 15 years ( the shop is 30 yrs old). All this time I've just worked my real job and raced cars. I never had time or desire to turn my shop into anything remotley organised. As I'm starting to think of retiring from racing and I'm hunting other stuff to spend money on and occupy my free time. I found garage journal and I must give all you guys a huge thumbs up.

I've got so into my garage that I picked up a new aluminum 415* cubic inch 800HP on a 4 barrel last night and today instead of normally installing my new engine and getting it up and running I spent all day building tire racks and putting casters on everything I thought my would help me stayed more organised in my 40x30.

Forgive my long post!!! Thank all of you for a new addiction!!

Trust me on this, from a forced entry standpoint, roll up doors are tough to gain entry to without a saw. I would love to put one on my garage but not sure i could swing the price of a 16 foot unit.

I have a 16 Ft Janus roll up on my garage w/ remote. Sides are double sealed inside & out. There's no big gap where roll meets wall because door is taller than opening. There's a brush seal on top too.

Their website says it is only for a sectional door. The 3950 is for commercial use on roll-ups.
