Ran across this company while problem solving my new shop door, these brackets are super slick and can be made to work with under 6" of above door height. You'll probably have to watch the video to get the gist of how they work.

Looks like an answer to an old problem.

I have to wonder what is holding the door closed on top? Looks like the garage door opener would be the only thing holding it and that is in the center of the door. If that is the case I don't think that it would seal very well on the outside corners of the door.

If so, would a side operated opener would even work?

They do have their place, but they do have their issues, like was stated. You definitely would not get good results trying to use those with a jackshaft opener or without an opener.

I can see the top section banging in and out in the wind, since the top track bracket does nothing to force the door against the frame/weatherstrip.

Same thought here after seeing the video. I'll need more video or specs to convince me that this is anything more than a bad idea.

That works only with a standard ceiling mount track/trolley type opener. The pressure of the opener pushing against the top panel keeps it tight to the wall. A jackshaft opener will not work with this setup.
