On the threshold of . . .

As you may be able to tell from the pic the threshold into my garage is pretty much MiA, the wood under the AL plate rotted away (in about 15 years) and the lower door frame is in rough shape too. I have not really been thrilled with the set up that is there and I am looking for ideas on something better (rain water & sun resistant, tough for when I have to move heavy items out on a dolly, etc).

Yep, just did similar replacement work to mine last year - after only twelve years. Looking at it, I don't think that the wood under the sill was even pressure treated.

I replaced the trim and sill support with Azek. Used construction adhesive to glue the Azek to the aluminum threshold and to the floor below. Still solid after a year, so I think it will hold up. I don't wheel stuff through the man door, though. Not sure if the construction adhesive would stand up to that over time.

Is there any kind of overhang above that door that sheds the water away? On my house, I have this problem on the back side because the door has essentially no overhang, and so rain just drips off the roof/gutter edge, hits the sidewalk, and splashed all over the door and trim. Rots it out right quick. The real solution is having an overhang built, which I intend to do.

Being one of the resident door and window guys here, I see that as a very poor installation of a prehung door and frame. Many times the threshold arrangement sold ready to go at a home store is just not the right thing. And they don't care if they don't have the better solution even though they do if they would look in the catalog.

This is why I order each and every door and frame specific to the application. What you need there is a low rise threshold and a door shoe complete with bottom seal. But now that the cheap pine jamb is toast, you might buy another complete prehung unit.

AFA protection, my personal feeling is a door should never get wet. Rain bounce back is a big problem. I recommend a stoop or a cover like a small awning.

Zeke, are you willing to give personalized recs for doors? Because, at least one and possible two of mine I dislike, and want to replace with something of better quality and with the proper installation. That being said, I have seen how expensive some doors are, and I am not a rich man.

Unfortunately no. The door in the pic faces west and is hit by driven rains and a lot of sun.

Did you do any prep to the concrete before you used the construction adhesive? I'm thinking Liquid Nails for this - anything better suited for this?

I found a premade threshold with a PVC support built in. Looks similar to the one pictured above.

I thought I had a pic of my threshold. I wrapped my with some aluminum diamond plate and there's also a kick plate under the door. I used some Silver gutter chalk on the seams.
