Building a steel building

I was wondering, about price for building a steel building. I live in New Jersey and so far most quotes I have gotten is 100k+ (details below)

Pouring concrete slab
40 x 60 steel building
2(people) regular doors
2 roll up gates
Skylights

Does that price sound right?

It doesnt even include removing current Barn standing in that spot.
Doesn't include permits.
Doesnt include re-running plumbing (barn currently has plumbing into a septic tank.
Doesn't include re-running electricity (barn currently has electricity)
Doesn't include hooking up well water (barn currently has well water pump)

That sounds way high. When I looked into metal buildings, I was looking at the $20-30/SF range. You're sitting at $41 and haven't comprehended everything yet. Of course, that may be the going rate where you live. I assume you've gotten at least 3 quotes to compare? For large items like this, I like to go even further and get 5-6 quotes if I can.

I am not that close to NYC, closer to PA, about 20miles from New Hope, PA.

Can you get a breakdown on that quote? THere is way too much missing from your message (insulation, finish, floor finish, interior finishing, bathroom(s) etc.) to really give a good answer. But as others say, it seems high to me as well. I think my 1800 ft build cost about $70K when done... (No running water.)

Just had a 50x40 all steel built.Slab was $9100.Building 14 foot walls fully insulated was $22000.Built my own hangar door 40x12 for $3200 with hydrolic lifts. 10x10 rollup installed $900. Used 2 post lift $1000. Central air and heat $5500.........Feeling I have when I am in it PRICELESS !!!!!!!:rocker:

Literally what I wrote, no insulation, no finish, no floor finish, no interior finish, no bathrooms. As for quotes none of them around me here in New Jersey would provide a written quote.

The build would have 14' side walls for hieght.

One guy told me the concrete alone would be about $55k. Is it that expensive for New Jersey?

Not too expensive if the steel is gold plated, the concrete is diamond studded and polished, and the whole thing has a 200 year warranty. Well, at least for around here (NH) it is way, way too much. But it is impossible to tell because there is no way to determine how they arrive at those prices. If they won't give you a written quote, then you are talking to the wrong builders-big red flag in my book.

I'd call a company such as Rockford, and talk to them directly. They will put you in touch with their dealer for the area. (Yes, my building is a Rockford and I'm very happy with it.)

I started with 5 companies whittled them down 3 due to unanswered questions gut feeling then got them into a bidding war with each other, as long as they know you are serious buyer they will try hard to get your bussiness saved me THOUSANDS on our 30x40x22 you need them to all be comparing apples to apples I messed up & didn't realize rollup doors were uninsulated on "winning bid " my bad

My 36w x 56L x 14h with a 6in concrete floor came in at 20k. I did all the work minus the Garage door trim. The building has wainscotting, 1 ft overhangs on all sides, 8 insulated windows, 2 large insulated overhead doors and a metal ceiling. Its complete minus lighting i plan for $1500 more in lighting. I think that price is sky hiiiiiiiiiiiiiiiiiiigh.

55k for concrete holy ****!!!! around here a 6in floor can be done for $3.50 a sqft. Thats with rebar, fiber mesh, 2 machines and 5 finishers. That price was sealed and saw cut. We poured mine last weekend with that setup in 6 hours. thats alot of change for a 6 hour pour/finish. $3.50 sqft was if some one did it for you with all the above and you drank a cold one the entire time and didnt lift a finger.

I'm in process of a 30x30 garage addition with an open floor and a full second floor loft. There is a 15x18 two story connector between the house and garage also new. The slab is 6" thick 3500 psi and need a foundation to connect to the house. I'm a very very frugal spender, I am the contractor on this project. We contracted out only thebasics that we couldn't do. My son and I have done 99% of the finish work and as said are very thrifty, we know a lot of people in the trades so labor cost were minimal, materials are the best. We plumbed, heated, laid in the floors, trim, painted, We are at around $135,000 at this point. Our build is in my signature.

Exactly! When I priced my building I was going cheap. The company (Rockford) didn't think uninsulated doors were a very smart move in my climate and upgraded the doors for me (without additional charge) so that I'd be happy once it was all done. FWIW, they also talked me out of skylights too, they felt that unless you had to have them that the issues WRT leaks and such far outweighed their (slight) advantages for a garage/shop. In the end, I think they were right there too--I doubt the skylights would have let in significant light, but would have been a major heat leak and potential water leakage problem (snow buildup in the winter traps water in places like skylights leading to leaks that you may not see in areas that don't have as much snow...)

I would shop around, but jersey is expensive, depending where you are. you might want to shop on the net, there are a few places that have something that will work for way less, you may have added building codes or etc. does this include concrete and prep, or are you putting it on the slab of the barn? i would say its very high, but the building may be of such quaility etc, hard to know. are they doing ANY interior work? you said no hookups, but there are walls for batherooms etc, if your only getting a shell, then its high, if they are splitting it into rooms, it might not be. good luck either way.

55k for concrete sounds like they are tearing up old and redoing OR on a nasty grade requiring a complex foundation or lots of fill and tamp work, its hard to say you need to know WHY its 55k for crete, if its fairly flat that sounds obscene.

Any have experiences with building a steel building in New Jersey? I tried looking on-line, but what do I search for? I have searched for Steel build erectors, most in Jersey only do large commercial steel buildings not residential. I called Olympia Buildings and asked about any type of referral to a builder in NJ, they didn't have anyone near me.
