40'x100'x12 Garage Build with basement and attic

Hello everyone!

I started with an indroduction a few weeks ago when I was signing paperwork, and now we are going to break ground tomorrow on this massive garage / barn / building.

I'm here on the forum for some mental support and to share the details. This it the largest building project I've ever undertaken, and even though I'm having someone (a local building company) do the work, it's still intimidating. i.e. what if I've made the wrong decision about size, features, electric.... or any of the other thousand details.

So, here's where we are now:

1. The plans are finished, see screenshot below.
2. The building permit has been obtained. This is a farm use building to support a 100 acre farm in the years to come, and semi-garage and machine shop to support the farm. So, we got an AG building permit.
3. I've had the land surveyed, and had the surveyor out here this week to make sure the building is set back the correct amount from the property lines.
4. I've had to remove some fence that was in the way.
5. I'm going to have the power company come and move their power pole that serves this house. It's in the way of the doors of the building.
6. The excavator's equipment showed up today, and they are parked outside the fence ready for tomorrow morning. It's really happening!
7. The drawing and quote are approved, so we are moving forward.

Anyhow,

Here is where the building is going to be built. If you look close, you can see white strings, and four white corner markers.

You have to use your imagination some.... and look about half way down in the album to see where the building will go, but soon it will be more apparent where the building will be built.

When I was a kid grandpa had a 30'x150 barn (former chicken farm) that spoiled me for life.
Nothing seems big enough now.

Yes, I will be posting MANY pictures of the build, and also am very grateful for the good comments.

Yes, I will post pictures of the attic build. I have some specs of the attic framing that I will scan and post for you to see.

The attic will be 15'11" wide, with 7' ceiling and will run the whole length of 100 feet. It will also have a set of stairs that are permanent and built like "deck stairs" with rungs and nice easy access to the attic.

I'm no genius when it comes to building things like this, but I'm trying to be very involved and help any way I can with equipment and my labor. So, I'll have lots of posts with details to follow.

My father in law has chicken houses with those long 40' propane infrared heaters like this:

He is replacing them and said that I can have his old ones to put in the new barn that I am building.

Very excited about that!

We have 55 acres of pasture land, and 40 acres of bottom land for crops.

We current rent the farming rights to a friend of mine who runs 40 black Angus cows, and plants soybeans.

But, I'd like to do more of the farm work and this building will help me get there!

The excavators are digging this morning.

Yesterday they skimmed off the top soil, and began doing the basement. Here is a picture, and I uploaded a video to youtube of the digging. I'm not sure how interesting this is right now, but it's part of the process and I think it's awesome!

And, I'm trying to post a lot now so that I keep up the momentum of posting progress pictures.

The excavation is nearly complete. The only thing left to do is dig footers and then next week they are going to start pouring footers and setting up for concrete foundation to be poured.

I'm trying to "embed" an album here, so there might be some editing.

Curious what plan for attic will be will all that massive room up there also? You going to have loft style door that opens out with some sort of crane to lift stuff up there? Love to see plans and pics.

The attic is going to be 15' 8" wide and 100 feet long, 6'10 tall. I'm going to put down 3/4 OSB or plywood for the floor of the attic, the full length, and 4' tall knee walls of OSB to keep kids from climbing out onto the ceiling from above. I plan to have a ceiling in the garage made of galvanized siding with white paint. then I'm eventually going to blow insulation above it. That is a future project though. I would like to have the loft doors and a lift, but for now I'm going to just put a nice full-size staircase up to the attic to carry things. Maybe I'll do the doors and a lift in the future too.

EMBEDDING THE ALBUM:

I use a site called imgur.com and it's for image uploading and sharing. If you create an album on there, and then are in the "album view" there is a little icon that you can click on the thumbnail of the album that brings down a menu that says "Embed " and it provides the html code to insert. You just copy and paste that code into the composition window here, and shazam! Album!

I can go into more detail about how to do this if needed. I'm really glad it's working!

Honestly I have been very fortunate in my life and career to be able to afford such a venture. This building is a dream come true, and I am ever so grateful for the opportunity to be in a position to build such a thing.

It will have 1/5 acre of floor space (attic, garage and basement)

I figure:

4,000sqft for the main level. 40x100
1,580sqft attic 15.8 x 100
960 basement 24x40

6540 square feet.

This is larger than our house by 3 times.

The drawing that I posted is a 3D view of the building that shows a basement under 1/4 of the space. It's built on a hillside so that the basement opens only to the rear.


If you imagine that all you will be able to see is the siding, and doors, and the final ground level that you will see will be the bottom of the doors.

In the rear, I'm going to have some retaining walls built to give access to the basement entrance.

I'm going to post a few more pictures of the design with different cropped views.

Here is an album with some images that I modified so that it shows more clearly where the ground level will be, the footings are hidden, and the basement entrance is all that is visible on the rear of the building.

Of course this is just a representation and I'm not very good at modifying images, so, take it for what it is....

On the last two images, there is a grey line that is representing the existing ground level before excavating.

Well,

Not much is happening right now at the build. The concrete guys were supposed to show up last Friday, and then Monday, and then Tuesday, and then they're supposed to "deliver the rebar" today.

I'm not in a great big hurry, but it's sad to see the site prepared for concrete and forms, and nothing happening.

Supposedly they're going to be setting forms and rebar tomorrow (Thursday) and then pouring footers on Friday, and then will spend all of next week building forms and pouring walls.

Here is a picture from a security cam I have watching over the building site.

If you look closely, you can see where the footers are dug for the basement. They had to use a "hoe ram" which is a gigantic jackhammer on a backhoe, to dig the footers. They were in shale-rock that was tough to break.

Today there was some serious progress! This morning at 7:00AM the fellows who are going to install the concrete footers and walls arrived with the rebar and started the process of installing it. They did lots of good work today and said they would have finished the rebar work if they had not had 4 of their other guys working on another job.

Thanks, I'm glad you are enjoying the progress. It's been a long road to get to the place where I can afford such a building. You never get to this type of place without lots of help from lots of people along the way and a little bit of good fortune.

I will keep posting albums.

Today (Friday Dec 14th) they are going to finish the rebar for the footers. They will pour concrete on Monday.


If you look closely in this picture you can see a guy at the tripod level talking to a guy down in the trench with the measuring stick.

I'll post pictures of completed rebar this evening.

The Rebar was finished today. I went out and snapped some more pictures of the finished product.

They are going to pour concrete footers on Monday and they "say" they will be done with walls and pouring them by next Friday. I think they are overestimating.

It's always better to under-promise and over-deliver.

I am worried that multiple albums of footers and rebar is boring compared to some of the awesome garage build posts here on the Garage Journal Board. But, I'm keeping up the posting momentum and I figure, people can skip over them without looking when there are more interesting photos on the many pages to come in the future.

And, after looking at this album, and the one before, some of the pictures LOOK like duplicates, and some are, but most are just me taking the same picture, at the same time of day... on two consecutive days.
