Finally my 30x40 garage is going to happen

I can finally report that work has begun today. After several weeks of nothing but either rain or snow here in East Tennessee the ground is dry enough to begin work. This will be my build thread on my 30x40 pole barn and I will update it as it progresses. The concrete guys showed up bright & early this morning to start prep work for the slab. After laying out the stakes they began by skimming off the grass and levelling the site. The neighbors barn in the background is looking a little rough.. I'm the fat guy with the ponytail in the camo pants.

Next came a load of crushed stone for the base. Not bad progress for the first day.

One little "interesting" event while they were levelling the site prior to putting down the crushed stone. The guy running the Bobcat hooked the ring on an old unused very small septic tank and exposed it. After having a look in the hole, deciding it hadn't been used in many years, and that it was nowhere near where my lift posts are going we all agreed that it never happened and buried it back up under much red clay & crushed stone. If Jimmy Hoffa is down there he will be under my garage because we aren't gonna mess with it. Actually I had one of the neighbors stop by and he mentioned that many years ago there had been an old mobile home up in that part of the yard and it's at least 200' from my current tank so it's a non issue at this point. You just never know what you might find when you start digging.

Not much progress today. Too damn cold but the job foreman did show up and set some of the forms in place so they could get an idea of where they need more stone to get it level. Hoping the weather is better next week.

LoL... Those are redneck windows. But actually we get some pretty heavy wind up here on our little hill and that's a carport that's completely open in the front. The previous owner cut those holes in the back wall to allow the wind to pass through rather than have the carport take off like it's in a Wizard of OZ movie. Here's a pic from the front. I'm keeping the carport and the new garage is being built behind it. It will get retired from garage duty and be used for the lawn mower, motorcycles, gardening junk, etc. If I have any money left after the new garage is finished I may have the front closed in and an overhead door installed.

Good guess. That is correct. The building is going to have 2 10x10 overhead doors on the 40' side and I am assuming the rail has something to do with levelling the floor. The slab where the building is going to sit will be dead level but the 10' apron in front of the doors slopes away from the building some for water runoff. Here is a rough computer generated rendering of what the building will look like as sent to me by the garage company. "National Barn Company" out of Portland TN.

So do they leave the metal rail in then? Like I said, I've never saw that before. What's the top of the rail look like? is is more or less like an upside down "T" ?

Kevin it's folded over on the top edge and is what the overhead doors close against to prevent water from coming in under the doors. It will stay when the concrete is poured. I'm not very good at closeup pics but here is the best I could do. No progress report today. It's been raining since late last night.

Make sure you get everything back filled as soon as possible. By that I mean, get your dirt put up around the edges so the gravel doesn't wash out if you get a huge rain. If the gravel washes out, you'll stand a chance of the new concrete cracking and dropping somewhat.

My property is loaded with Limestone ledge and the folks at National Barn Company decided that it would be easier and more cost effective to build on top of the slab. Also by doing it that way rather than pouring the slab after I end up with true 12' walls on the inside. Made sense to me and the cost was the same as it would have been to do a traditional pole barn on less rocky ground.

Newby here just across the NC line from you! Will be watching this one closely since I have plans on building a 40x60 pole barn style building in a month or so. I got a online quote from National Barn in TN, but they were about 2.5x the $ what your smoking deal came in at. How did you score such a deal, you call em up and beat them up on price? How did you settle on NBB to do your build?

towbar they were reccomended by another member here who lives near the NC border in Mountain City TN. I did beat them up pretty good on the price. Their first quote was a bit more and didn't include insulation or a window. Insulation alone was a $2100 add on. I told the saleman I was probably going to pass and keep looking unless he could do WAY better. He came back with the $11,600 price and threw in the insulation and the window at no extra cost as long as I would sign a contract to commit to the deal right away. So I beat him up some more and mentioned that I read on their website about a veterans discount as well. He upgraded the walk through door to a much better door and threw in the gable vents and I agreed and signed the contract. If you want to try to work them a little send me a PM and I'll give you my name and the name of the salesman I went through. Nice guy and he will bend quite a bit to get the deal done.

Man, that's a sweet deal, a guy names Paul quoted mine for $27k, didn't include garage doors, but did include walk in door, 14 ft walls, 4 windows, full polyfoil insulation, rat guard around the bottom, overhangs and wainscot.

I've been keeping this site hot for a couple years but hadn't ever registered till I saw your build post and wanted to follow your build since you were so close to me, figured the process and cost would be comparable. thanks for the offer, will take you up on that in my effort to beat em down on $$$. will PM you.

How thick is your slab for your lift? that baby is gonna be cool! that'll be the next item on my list...after the garage of course. you use fiber reinforced concrete? Are you running power from your home or installing separate service meter?

towbar they dug out 4x4 pads for the lift 6" thick reinforced with rebar. The rest is fiber reinforced 4" thick. Running power from the house out to a 100 amp sub panel in the garage. I have 400A going to the house so should be fine. Feel free to ask anything else that comes to mind. I got alot of my info here myself. I can see where your quote was alot higher. Any time you go over 30' wide it goes up alot, also the overhang added a bunch to my quote so I went without it. I only wanted 1 window and it faces the middle of my backyard. My thinking was if I can see out, prying eyes can see in too. I love this area but out here in the country there is a little bit of a problem with meth heads. It was Paul I dealt with too.

Thanks. I had to try to keep the cost down everywhere I could. I have a budget of around 25k total including the lift, electric, compressor, etc. and I should be fine. The only major expense left is the 2 10x10 overhead doors. They weren't included in the price of the garage "kit" but doing the frameouts is included. National Barn wanted another 2k to provide the doors and I'm sure I can do alot better locally. How's your weather up there in CT ? My daughter is in Mass and has just about had it with snow this year. I'm glad we got the hell out of that part of the country a couple years ago although NH will always be "home"

Without concrete and without the 2 overhead doors but included everything else. Delivered and assembled. Concrete was another 4k.

Hasn't been too bad lately, more rain than snow.

It was gorgeous earlier this week - got half of my roofing up.
