40 x 50 Garage build

Going for a variance for a second time (was denied last year for a 40 X 60).

The meeting is in 10 days so hopefully all goes well. I have decided to build a pole barn style building with room in attic gambrel trusses.

Planning on putting the building up myself with help from my father and some friends.

Concrete I will hire out. I seems like you basically use the building as the concrete form and pour into it after you have tamped down and got the re-mesh in place.

Today I got started with some tree removal, I was planning on cutting the trees down and then hiring someone to rip the stumps out with a backhoe, but I found a better and infinitely more fun way to do it myself and save money. Click the picture below for the video.



I am planning a tree removal party for next weekend. Once the trees are gone I will rent a bobcat and grade it.

That's it for now. I will post more next weekend when all the trees are out.

I see a new rear window in your future

Watched somebody try to free a high-centered pickup by hooking a crane strap to the front tow hook once. That tow hook snapped with enough force that it went through the first layer of sheet metal on the Suburban that was doing the pulling. It was nowhere near the glass, but it was enough force to totally shatter the rear window. I know these trees aren't made of steel nor bolted to the ground, but I could see this getting interesting, especially if you've got a few beers in you!

Stick the tow rope/chain through an old tire.
If you can afford it, rent a mini-excavator for a weekend/week. (fun, fun, fun) One of the issues I encounter was after the stumps were dug up it took a while for the hole(s) to settle once they were filled.

I had one hole even after a year was still soft.

The truck is really pulling them down with ease. With that said, I am going to buy a tow strap without hooks this week.

I usually just toss a moving blanket over the winch/tow line.
That way, a snapped line will try to coil up the blanket and lose all of its momentum.

Well I guess I should retitle this 40x40 garage build. The town shot me down for a 40x 50 but I convinced them to let me do 40x40.

Oh well, it is what it is, time to start building!

There was a motion to approve and 2 of the 5 members said yes and 3 said no. This was because they decided my hardship was self imposed (too many cars) and they said it didn't have anything to do with square footage.

So just before they made a motion to deny I proposed a 40x40 and they all approved it.

Honestly I think they had something against me because I am an engineer for GM. One guy who was against it even made derogatory remarks about me and my employer after he asked where I worked.

And another guy who was against it couldn't even remember his own address when the question came up, it seriously took him 3 tries and a solid minute to state the street he lives on.

I had letters from all my surrounding neighbors and 2 or them even came in person and made statements supporting the building.


Also, I live in the country I am on 2.5 acres in an agricultural zone and not in any housing development.

This was all pretty silly but it is over now and it is time to start building. I am going tomorrow to pull the permit and possibly order the materials.

40x40 is still a good size, but I know it is going to be tight. I will just have to be very good about managing the space. Maybe even get a couple back yard buddies? (I have 6 cars to store). And who knows, maybe in the future will be able to get another variance to add to the back of the building.

I would like to build a lean to but I would have to get a variance for that too. I am currently thinking about extending my eves 10ft... I dont think there is any regulation on that. And then I might just happen to store my truck and trailer under the eve.

Wow, and they still denied your request? Sounds arbitrary and punitive to me; especially since you live in an agricultural zone! Is there a specific written municipal code which prevents a 40'x60' or 40'x50' structure?

Yeah, it's unfortunate but they have the power and what they say goes...

I'm over it, and I am just happy I am in the clear to build something!

You're in an agricultural zone ? I'd have told them that if you can't have a nice big garage to play with cars in then you'll start a pig farm instead..

At this point I have removed all the trees, with no broken windows I might add.

And remember that farmer neighbor I mentioned?









Turns out he is a super nice guy didn't even give me a chance to offer him anything in return before he was knocking over trees and leveling things out.



While he was doing that I was chopping up the trees and stacking them out back.

Stories like this make me happy that I live where I live. I was told I could build anything I wanted to build as long as I provide enough setback from the property lines.

From the looks of your SPREAD, your initial building request was not unreasonable. Wonder if ya' told them it was gonna' be a barn if that would've made a difference. My county building permit folks here told me to complete the application saying BARN. They didn't want to hear the words garage, workshop or vehicle storage. Guess they figure, once it's up I can do what I want.

Now, how many buildings can you have? Build a second 40' x40' and then you'll be about where you wanted to be in the beginning.

I always wondered, if the building was oversize, what're they gonna' do? Make ya' tear it down?

I stated my shop as agriculture use too (I do own two tractors). In my county I didn't even have to pay for the building permit ($300). I filled out the permit, they stamped it and handed it right back. No inspections either, not even electrical.

I love the rural South.

More news from the town...

So they denied my truss design because the ceiling is 8'2" and they would have to count that against my allowable square footage.

Apparently the ceiling is allowable at 7 foot so I had to change the truss design from this:

What a bunch of nit-pickin' SoB's.

Looks like that horizontal brace at 7' 0" could disappear after all the inspecting and deputy dog sniffing is done. They can become parts of the lean-to shed.

Good news, the building inspector approved my building permit and inspected my post holes today. Tomorrow I can start installing posts and pay for the rest of the building.



The guy left the wrappers from the sticker right on the ground when he was done sticking it to the stick I had there. I guess he figured it was easier than throwing it away himself.
