My 2 car garage build thread - 24x36

Hello everyone,

Thought I'd start a thread regarding my garage build. It will be building a 2 car measuring 24x36. I know it will be deep but I have other plans (photography studio and or work area). I have a big extra lot next to my house that already has 24' blacktop parking spot. That's where the garage will start from. I initially was going to do everything my self (with a help of a buddy) but the footer/pad was beyond the scoop I was willing to take so I have a local contractor doing a monolithic slab with 24" footer that will be insulated with 1" Styrofoam. That will cost 10k. A quick estimate shows that the actual garage structure will cost another 10k doing it myself.

I bought my house 2 years ago and came with only a one car garage. As we all know, that is way to small! I'll be using that as my shed and will be selling the two sheds that I currently have to free up more yard space since my garage will be taking a lot of space.

Feel free to comment and give any advice or suggestions. I'm all ears.

Subscribed. I'm going to be starting on a 24x36 as soon as I get some electric moved. How tall are you going?

Concrete work starts next week! Finally coming to fruition!

I plan to post a lot of pictures of the progress.

Looks like your off to a great start. Love the multiple sheds in the back, great to put lawn care products in their place :)

My buddy and I started framing today. Got one of the 36' walls up. One door and one window (still need to cut out the sheathing).

Off to a great start man, love all of the pictures.

I am excited to see how it goes, as I am considering building a garage about the same size.

Are you trying to do it all yourself aside from the pour?

If so, what are you budgeted at if you don't mind me asking?

Thanks. Yes, doing it ourselves. The concrete pad cost 10k and the materials about 10k. That includes everything except electric.

Nice. 10K for the pad huh?

That's pretty high, but then again..........you live in NY

How far did the 10K budget you on the inside and outside? Siding? Sheetrock? Door?

The pad comes to $11.57 / sq/ft. The footing 24" deep and insulated with styrofoam, 6" pad with wire mesh, two rebars around the footers and they also dug the trench, drilled a hole in my house foundation and ran the conduit for electric.

2x4x10 frame, sheathing, siding, roof, two garage doors, 3 windows, 2 entry doors.

I am thinking about doing something similar in TN. So looking at 20K for everything, that sounds pretty good to me. I am wondering what the price would be to have a company come out and do it.

I would enjoy doing it myself, however being in the military.......I don't know if I will have the time.

I've gotten quotes for a smaller garage (24x30) and it was in the 30k range. Not only did I save 10k, I got an extra 6 feet! :thumbup:

Nice. I will look into it when I get home. Still in Afghanistan right now, would like to get cracking on it right away when I get back.

Did you draw up the plans yourself, or have a company generate them for you?

I used 84 lumber. I went on their website to get an online quote. You basically enter everything you want and they draw the detailed plans for you. It comes with the purchase. Those are the same plans I used to pull the permit.

I tried that when I was looking into building a large shed in another part of my yard. It was going to be about 4K for everything at 84 Lumber, so I took my materials list to Lowes and had the guys draw me up a price for the materials. They were actually the same price, but Lowes offered a military discount which saved me about 400 Bucks.......

I would have rather purchased from 84, but 400 bucks is a lot of money.

Rallied up a few of my friends and got the trusses up and sheathed. I can't believe how fast this is going up. This is only day 4.
