Well waiting for one more 10 yard load to show up to finish, as I need a little more to finish sculpting the footers. Did some compacting tonight, and ordering form board material, insulation, vapor barrier, rebar, etc. tomorrow so hopefully can do the poor next weekend. Need to build my floor drains this weekend.

Ready for form boards and rebar now, got the french barrel drain installed today. Picture to follow soon. Also go got my shed re leveled today, so now I can start putting firewood back into it.

My main helper, next to a modified 55 gallon barrel, now encased in 7 of the 10 yards of septic rock I ordered.

Very good chance I will be doing the pour next Sunday. This is where I will be hiring the pros to come in, I don't anything to do with that part.

I know when I stopped in yesterday the dispatcher had said they had been working 7-days a week for awhile, I will let you know tomorrow if it comes with a Sunday premium. We do have a short building season. Road restrictions were in effect up to my house all the way into mid-june. I'll update after finding out more.

Not really to worried about it, I put Thompson water seal all over the place before sheeting it, and after. Plan on doing the same thing every season after dumping the plants for the winter. Has been a good green house so far, lots of veggies this summer.

All staked, leveled, and part of rebar in. Now just insulation, grid, and drains tomorrow and were ready to pour.

Other than the sprinkler hose watering in your gravel, and the highline electric in back, it might look like you're shop is in middle of Alaska tundra ! :D

How far from "civilization" is your shop??

Any last minute heating plan changes to go with radiant in-floor heat??

Good luck on the pour. Don't forget those slump tests ! ;)

That all depends on your definition of civilization? Lol. Fairbanks is the farthest north white mans city, and I'm one the farthest north citizens of Fairbanks. Hope that made sense.

Sorry to back peddle a little, but why does Fannie Mae have a problem with an out building being larger that the main house? Do farmers with barns have this problem also?

Typically they can't find comparable sales to reflect the cost of the outbuildings. Fannie makes loans for residential properties in the context of a residential appraisal a 50k outbuildings probably getting a 5k $ adjustment up in value. Commercial property like a farm would be treated different as its generating money.

Yep, like ovs said. I was told that even with building it myself, I would never be able to recoup even the price of materials if the next owner would have to get a traditional loan. Doesn't mean that the right buyer wouldn't pay the difference, just that Fannie Mae would not. Its working out a lot better this way anyway, and so glad I didn't get a construction loan as interest rates are only going up. Everything happens for a reason.

Long day today, expensive day tomorrow. 12-1300 rebar ties, my wife felt sorry for me and did a couple hundred which helped out a bunch.

I was in Fairbanks about a month ago. One thing, you have plenty of daylight to get things done during the summer. And the mosquitoes are just lovely.

I made them myself. Work as a union sheet metal worker. Spend my days fabricating and welding.

Nice. You've got "rural" codes then to allow "potentially oil mixed water" running out the floor drain (ie would not be allowed in most cities).

Do the floor drains go into a dry well /gravel pit ?? Or surface runoff??

Wish me luck, gonna start doing some layout and framing today. Weather here was terrible the last couple days with lots of rain. Best part is next weekend is a 4 day weekend, so lots can happen then, even though I plan on taking a day off sometime to go do some diving.

Midge, let me know if you're going to be doing any work on this on Monday. I'd love to come check out the progress and lend a hand if you need it.

Will do, hope the rain holds back some. Hopefully we will be building and stacking trusses, and I have to go to the shop at sometime and start making my base flashing.

Be awhile since I've posted. As you can see we have been slowly plugging away at the project. Goal is to be most of the way done with shingles by end of this Sunday.
