New house=FIRST GARAGE!!!!!!!

So I have been trying to come up with a name for the garage (we all should have a name for our garages yes?) I decided on the Caddy Shack, because it will house my 1970 fleetwood brougham assuming it fits.........

So I stopped by this morning to see progress, mud and tape are done just need to be sanded. Also looks like they brought in a skid steer and compactor to get final grading done.

But the important part is that a neighbor, down the road a bit, in one of the more modest homes in the area had his garage opened, what is the big deal you ask?

MONSTER TRUCK!

Yup the guy has a freaking monster truck in his garage and I don't mean a lifted pick up, I mean an actual monster truck on smaller wheels and tires to make it fit the garage and it was still tight.

Then I notice he also has a classic porsche and a semi with very nice trailer for towing said monster truck. Both parked by his large steel building that seemed not quite finished.

I believe we shall be friends. No pics as he was out side and probably already thought I was a creeper from the staring but I'll get some next time.

Stopped by this morning to find that the tile was all layed
Also all the mud and tape is done, so is the texturing. Need to get the shelves intalled in closets and pantry then paint.

that's a great lookin spot! almost ready to move in by the looks of it. I'd say we're still about a couple or 3 weeks behind you in our build.

I think you need to change the tile of this thread to FIRST GARAGE!- oh and a house attached.
Am I right in that the furnace will be supplying warm air heating in the house? I didn't see any evidence of infloor radiant heat.

Correct it is a furnace. We have a full basement that won't be finished for a few years so radiant heat wasn't the best option. After we finish the basement we will be putting in a wood stove also for heat in the event of a power outage.

Plus in our area, radiant heat isn't used too much so it is pretty expensive.

Eventually as I finish the garage I'll put in heat and a/c there also but I haven't decided on the system I'll use yet.

More progress yesterday. Don't mind the construction dust.

Master bath marble work around tub and shower.

The color looks lighter than it is because it needs to be cleaned, but you get the idea.

So now we are looking at finish electrical, finish plumbing, wood floors, carpet, final concrete work outside (driveway, sidewalk, patio), final grading of the lot, appliances install, and touch up. We are getting close. The last date I got was Nov 13 from the builder.

Hopefully government can get things going again so we can get financing. We will be going through USDA for our loan which saves us a ton on closing costs and what not but they are 22 working days behind (before the shutdown) So hopefully everything will come together and we will be in by Christmas.

My home loan is a USDA backed loan, if i remember right they have a 800K cap. my house was only 135... 138 out the door. the kicker is they have to be in county's considered RURAL. must be a first home too. its also a "Zero Down" loan... you pay for the inspections and other little things during the process but it worked out great for us.. hopefully if all bodes well with our money input we may have the loan payed off in about 5 years... and its a 30 year loan lol

I'm not positive of the amount cap, I think that varies by area. I know they limit income also, for example in our area you can't break 70K in income or you won't qualify for the program.

Also it does have to be considered rural. We are technically in the county, not city. If we were 5 miles north we would be in city limits and not qualify.

We have to pay upfront for the appraisal.

Another thing is that where it is a 100% loan, typically you will have the PMI insurance tacked on which is now for the life of all loans. It used to be that it would drop off if your house appraised for more than 80% of the loan amount. Anyways, the PMI through USDA for our loan is $89, through the other programs it would have been $195. Similar situations with closing costs. Much cheaper than conventional programs or even FHA. The home we sold was bought with a USDA loan and they only ended up paying 1% in closing costs rather than the typical 3-6%


Oh by the way. I just heard from my builder, they are setting forms for the rest of my concrete work right now.

Uh..... Yes, yes, and that will wait till I build a shop.

For storage I'll be putting racks above the garage doors for all the stuff we have in totes (holiday decorations, etc) Then I'll have some cabinets/lockers by the door to the house for shoes, coats, snow gear. Snap on box for tools (already have) some cabinets for storage of yard tools and what not. Not too much of a working garage, maybe a few benches for the small job here and there. Flooring I haven't decided yet. I was leaning porcelain tile but I'm not positive maybe pennies

Lift will be for my shop in a few years. I plan to build a good sized (40x40 at least) shop in the back corner of our lot with a nice covered patio and living space above the back half. I want to figure a way that I can place my trophy car (not yet purchased) on a 4 post and have it sit level to the floor of the living space and be kind of a center piece for my "man cave" space. Then below will be all the working space with another 2 post lift for working on vehicles, welding area, wood working area, paint booth area (probably something that is multi purpose and can be stored out of the way, collapsible type) and storage for toys. Maybe a covered area on the side for my RV.

Not right away. Eventually (2-5 years probably) it will be a 308, 348 or 355. College graduation to myself. I'm having a hell of a time deciding which one, then people throw a Testarossa in the mix and make it more difficult. Price wise they are all pretty close but very very different machines. For now the third car area is for my 1970 caddy fleetwood then the other 2 spaces for daily drivers. As I expand my collection I'll also build a shop/mancave on the other side of the lot.

Or get a Porsche 911. Porsches are generally more reliable and less pricey to maintain, I think, than a Ferrari. But Ferraris are nice too. My brother had Ferrari and Lambo posters on his side of the room, and I had Porsche and BMW posters on my side. He grew up to be a VW driver, though, so I guess some of my German influence seeped into him. lol.

All in good fun. I respect Porsche, but not my taste and after my VW experience I will have a hard time trusting any German engineering for a very long time. Maybe one day. I grew up loving Ferrari and swore I would own one some day. I literally have a hot wheels in my back pack of the Ferrari I grew up loving. 1985 308 GTS. And yes I said HAVE, as in it is there right now. Motivation to get through college. This will be more of a car to show myself what I am capable of rather than the status symbol most think of it as. It is really more than a car, as I'm sure many here understand.

How about some updates? We were hoping to be done today, but weather pushed that back because we couldn't get the septic system in. For the most part everything else is done aside from final touch ups and what not. Blah blah blah

Well we got the occupancy permit yesterday!!! Officially done. There are a few things we need to touch up and finish off such as painting the exterior doors and installing window screens but otherwise we are there. They did a cleaning job earlier this week, not a great one the floors need another mopping but I expected as much.

Now we are just waiting for the loan to be processed. Hopefully move in the first part of December.
