Glad to see another build from Manitoba. I am curious to know if you needed a variance for a build this size? Very envious of the size. (note: I squeezed every inch from my property that I could, literally). Heated garage will be nice, looks like it's headed down to -10 tonight.

I think it might take longer then that to warm up. What made you decide to go with a HWT?

Much cheaper and simpler than using a boiler system.

I actually applied for a variance to be able to build a larger one, and got denied by council, but this size of garage was allowed without a variance. I only wanted it to be an extra foot wider, and in hindsight I should have just built it the way I wanted it b/c the building inspectors never even took their hands out of their pockets, let alone measure anything.

Oh ok, I was just curious as I haven't decided what I'm doing to heat mine next year. I did order my doors from Hanover today. Hopefully they are in next week. ;)

Awesome, I am sure you will like them. Hanover doors dropped by the other day to replace a panel on warranty (it had a small pinch in it from the factory) and they asked if they could come take pictures of my garage when its done for advertising purposes. :thumbup:

Will this pass inspection? My buddy in town here did an in-floor setup and used a tankless water heater. Didn't pass because he either needed a boiler or needed to install a bathroom which would allow the use of the tankless heater to do double duty.

I've already passed all the required inspections. He has done this same setup in countless garage's and shops for over 20 years. :dunno:

Here is the fully operational heat source for the floor heat. This will all be hidden away inside my work bench. The black ABS pipe is the expansion reservoir, and also where I can top up the system. There will be an access port in the surface of my workbench so I can access this easily to check fluid level and top it up if need be.

Unfortunately after dropping the ugly brick off the front of the house we found a substantial amount of rot on the bottom 4ft. Whoever did the siding did not put any flashing to divert water on top of the brick so it ran behind and did this damage. We have to pull it apart tomorrow to see how bad it really is, but it looks like the rot got into some of the structure. Thankfully this is not a load bearing wall.

After a day of work all the damage is repaired and the wall is now properly insulated. We are going to be adding 3 inches of closed cell foam to this north facing wall, the rest of the house has two inches of foam. Should make a significant difference.

I promise we are going to get back to making progress on the garage, but we had to finish up some stuff on the house while the weather stays relatively nice.

While putting foam on this wall, we discovered a previous repair job to the foundation where a hole had formed was poorly done so we had to undo what they had done and start all over again.

Its not code here yet as far as I know, but there are rebates and incentives available if you do it.

The amount of insulation around the old windows was so minimal I have to ask why they even bothered to do it at all. Just seems like whoever was in charge of insulating was in a massive hurry or just didn't care.

Haven't posted any updates for a few weeks but we've been hard at work finishing up the exterior of the house so we can get back to the garage.

We are using vinyl siding and a type of fake stone called Novistone. Gives the house a totally different look.

Pretty happy with this garden door we put on the attached garage, adds a lot of natural light.

Not sure what these are actually called, but we've been referring to it as the false roof. Before it was just an open overhang.

Doing it for a bunch of reasons, but the main one is to be able to extend our series of pot lights all the way around the attached garage to the back of the house.

We are also putting one of these on the detached garage which you can see in the background.

Finally we've made it back to the garage. A recent cold snap has stopped progress on the exterior until next week so we are moving indoors until temperatures improve.

Closing in the bulkhead, with the framed holes for the lights. Insulation was placed around the exhaust fan to cut down on heat loss and cut down a touch on noise. Drywall on top of OSB for the bulkhead.

4 lights on the front and back walls and 3 lights on the sides.

Drywalling the door pocket section of the bulkhead. A layer of poly is there to protect the drywall just in case the doors drip a little bit of water if they are opened when its raining. There are intakes for the exhaust system in this zone as well.

Started taping and mudding the bulkhead in the background. First few holes have been cut with the hole saw for the exhaust system intake vents.

Its going to be a bit ridiculous, in total there will be 14 T8 light panels, 28 three inch pot lights, and 6 six inch pot lights, not including the under cabinet lighting.

Thanks, we've noticed that the house seems to hold temperature much better, and the furnace doesn't kick on often.

We've also noticed a more even heat throughout the house, as well as decreased noise from outside.

Ben.....WOW!!!!! You've put in a ton of work on both the garage AND the house. With the 2" foam, I knew that you would mention it being quieter. It ought to really lower your heating cost too.

Is the guy wearing Carhartt's your dad, or is that the contractor? And if he's the contractor, does he work by himself, or just him and you working?

Curious to know if you've figured out cabinets yet. If you are looking for new, consider the performax metal ones from menards. They should be goog on sale soon, and are a great bang for the buck. I have 5 of them. Very sturdy, and they are loaded down.

Thanks! Actually I was told the sound levels wouldn't change in the house, but I am happy to discover the opposite is true. Its going to be hard to judge how much its going to change our heating bills since we will be adding the cost of the detached garage heat onto it as well, but I hope it offsets it some.

Thats my contractor, I've known him my whole life, he has built everything from houses and cabins to a full on resort for 4 generations of my family. He's a pretty amazing guy, and does absolutely everything. He works by himself when I am at work, but I help him as much as I can in the evenings and weekends. My dad also comes out and helps.

We are going to be designing and building custom cabinets as I am looking for some pretty unique design elements that would be impossible to do with store bought ones.

You are right, everything we have done has been custom made, from the rafters to the doors, to even the element in the hot water tank (had to be made by hand). It can be quite infuriating at some times, but rewarding in the end.

I will most definately post pics of the cabinets. Looks like we are gearing up to start painting at the end of this week, and once thats done we can start on the cabinets.
