Stick building vs Metal building

I am starting to get all my ducks in a row to put up a new building. I have a quote on an all metal 40 x 50 x 12 building w/ 3" insulation for 17,500. This is an all Metal Building not a Pole Barn.

And quotes on materials for a 40 x 60 x 12 stud walled building with 10' walls sitting on top of 24" of cement blocks is around 12,500 - 13,000. This building will have sheet metal roof and siding also.

A few friends and myself will be putting the building the up either way it goes.

I grew up around and am very familair with stud walled buildings, and dont know to much about the metal buildings. I really like the openess of the Metal buildings but thats also a down side with the plastic lining for the insulation right there exposed to everything to get ripped or sparks hitting it.

If I'm going to add a wall between each column I could eliminate the insulation for the walls and add it in later. The wood walls would add more to cost, the insulation will be the same.

Washing out the Wood framed building with cement blocks for the bottom 24" wont be an issue, what about the insulation of the metal building getting wet ?

And then there is running the electrical ... in a wood building its pretty simple and cheap, with a metal building I need to hard line everything which is going to add quite a bit to the overall cost.

I guess I am just posting some of my thoughts right now and also asking for input into positives and negatives or any other info anyone here can add to either building.

Don't forget to add the cost of the foundation, piers, and anchor bolts for the metal building. If the anchor bolts aren't set properly for a metal building you'll be fighting it all the way through the erection process.

You can add liner panels inside the building to protect the insulation.

I've worked in the metal building industry for over 30 years, but if I were going to put up my own garage I'd lean towards stick built for anything less than about 3000 sq. ft. Stick built is more DIY-friendly and flexible for changes in the future. And stick built will probably save you some money when everything is factored in.

If it is cheaper, you are comortable with that kind of construction, and the 12 height is going to be enough, then go stick.
The only thing metal will buy you is the extra interior height.

You will need to factor in the cost of a crane and crew for those trusses though.
You and a couple of buddies aren't going to be able to manhandle 40 footers 12 feet up and 40 foot across.

If you're just trying to put something up, you could go either way. But to build something with a little love, some craftsman-like touches, it sounds like you as well as most people are more capable with wood. I realize that there are some people who are good at steel fabrication on site, but a lot of fabrication in steel is done in a shop and the shop is what makes a lot of the fabrication possible. You may not be considering a timberframe work-of-art, but I still believe you could express more creativity with studs than you could with steel. On the other hand, you may just want to get the building done.

atvmech ... I really like what you are doing ( or did ) and that is exactly what I would have to do to be happy with a metal building.

Are you going to make a ceiling also ? Or is there another reason you didnt insulate the roof ? I have been told a few times about the panels " sweating ".

kbs2244 ... your correct .. I was told that a man lift ( bucket ) will lift either the trusses or metal beams into place. Or 1 friend on a 30' truss span used one of those hand crank cable hoist cranes. I dont know for sure that will work if it will .. great .. if not then I will rent a Forklift.

I still trying to figure out how stick built would be cheaper...I am wanting a 30x30 but have found a 30 x40 with 10' ceilings for $7995 delivered...http://atlanta.craigslist.org/bfs/995474931.html and why exactly would people set the anchors in the concrete instead of just using anchor bolts? Are you saying that I could build a 30x40 stickbuilt for cheaper tha $8g. The only drawback I see to a metal building is insulating it that is not that big of problem to overcome.:headscrat

I got a price today from 84 Lumber for all the materials .. except cement blocks and it came to 9100 $ for a 40 x 60 x 10. The blocks will cost me approx. 800 $ more and then there is all the labor ... which I dont know if your price included or not. With the cement blocks I will have 12' eaves.

I am going to pay for the block and cement work. I will be able to handle the rest.


atvmech .... Yours came out really nice ! But I think it would be out of my budget for the size building I am doing. I havent added everything up yet .... but think I will be around 20k complete ... maybe a bit less.

THe reason mine is a half breed is....where there are studs i built interior walls...look under the gallery for the title "my build"...u can tell more about it. The price of metal is down right now. Dcarr, its your money, but i would strongly suggest metal myself.

atvmech ... I appreciate your thoughts and opinion. If it wasnt for the added cost of having to frame a wall up between each column I would defenitly go with an all metal building. But in order to do so would be putting me over my budget ... which I am doing the best planning I can to keep.

I can step down to a 30 x 40 x 12 building and do it easily, but I want to build this one time and not regret it. I grew up around stick buildings and am much more familair and comfortable with one .... especially with getting a 10' longer building for approx. 6k cheaper.

Now ... Some of these People / Businesses I have contacted regarding Grading / Material and Concrete / Block work ... must be trying to make sure they eat all year long off of this one sale / job.

The Grading is the ONLY thing that I positively cant do myself. The Block Work is really the main thing I will need some instruction / guidence on and I'd rather pay someone I know to work with me for a day than to pay some exaggerated price.

As of right now I am supposed to break Ground next week and will then wait a few weeks at least until the weather warms up some. I will start a thread in the " Garage Gallery " section once I get started.
