New Tandem 3 car garage

We are about to close on a new home with a unique garage arrangement. From the front it is a standard 2 car garage, but on one side it has a tandem bay with a garage door to the back yard. The third bay will be used for my Mustang resto.

What I want to do is create a movable partition between the single section where the dirty work will be and the 2 car section where the daily drivers will be.

The 2 car portion is 22 x 24 and single is 11 x 24. The ceiling in my garage is 10 ft.

I have thought about accordion partitions, shower curtain type partition and roll down curtain. I would like to make it look like a wall when I have it closed, so as to hide the mess behind and make the 2 car area look neater.

It also needs to move out of the way in order to move the car out the front as needed.

Does anyone have any novel ideas that won't cost me an arm and a leg?

How about framing up an opening and then putting in another overhead door in between the front and back sections? It will cost more, but will be more convenient than a sliding or folding partition that will take up wall space.

I was thinking big *** pocket door/wall. Looks like that back wall by the water heater is open. Can you frame in a wall a few inches in front of it and put a sliding wall between?

I like this idea! I will look at the dimensions.

Also like the garage door ideas. Both seem pretty simple, cheap garage door or simple framed sliding panels.

Time to start the build thread once I close and move in.

An additional permanent garage door would be my choice, if the garage is deep enough to keep the back to back garage door tracks, from encroaching on each other.

Possibly use bi-gold doors, or a fabric....like a shower curtain. Don't know how sealed you are looking to achieve.

I started with the shower fabric curtain idea and then thought that it would still get dusty into the main section.

I am right in the middle of tearing down a 68 Mustang and will be sanding and sandblasting and eventually painting so the sealed idea is better.

I really like the garage door idea but it is a little out of my budget right now. I like the pocket door panel idea. I just need to get some tracks that will handle the weight. and frame up a couple lightweight panels. I am struggling to figure out how to keep the doors from swinging on the bottom when they are closed.

Any Ideas?

Whadda ya want - they are cheaper than tri-gold doors!

I suggest you google search "building sliding wall". I was curios and did a quick look. Almost all of them did not secure the bottom so I think it would be ok with just a top rail. Just thinking that when you close the door to separate the spaces ... have 2 1x1s attached to the wall on the right, running from floor to ceiling, just wide enough apart for the pocket wall to slide into. Does that make sense? If weight is a concern you could make a wood frame with a canvas/fabric stretched over it... Just spitballing ideas...

Build a wall with hinges on the left and a caster at the right end. If you have enough room to swing it open.


This is what I was pondering for my tandem, but convinced myself it would be wobbly. Interested what you decide. It sure would be nice to be able to heat and cool a small volume of air.

I can't help but look at the single garage and think how I would not be able to work on a car in that area, no where near enough room.... I could see myself keeping the car on dollys and rolling it into the center of the 2 car to work on and then back into the single when I'm not working on it though.

Can you even open both doors fully with the car parked in that area?

The single space is 11 x 24 so yes I could have 2 doors in there, but the sliding panels are tripping my fancy right now.

And yes it will be tight but the phase I am in right now is stripping, sanding and painting so that space will be perfect to keep that mess contained. I'm sure when assembly time comes around it will take more space.

HOA probably kicked him out for restoring a car. In my experience, that definitely looks like the kind of neighborhood where they don't take kindly to that sort of thing.

I was surprised to see this come back up, but...

It's coming together slowly. Still working on the organizational aspects of the garage to give me the room I need. HOA has not been a factor yet and I have had the car out on the back patio doing a few things to it. It helps that the president is a neighbor who is in to old cars.
For now I have used the shower curtain like idea to separate the two spaces. I haven't gone crazy with sanding or painting yet But I have done some wood working and the curtains do keep the down down a little.

One thing I do need to go to the HOA about is building a shed to get the yard stuff out. It should be a rubber stamp as others have built sheds in the neighborhood.
