So my wife and bought an old house adjacent to ours last winter. The plan is to fix up the house and rent it at some point and to get more yard space for our own use. I plan to build a large garage at the rear of the new property in a few years, but will be making do with a little old 10x20 garage that came with the new house. I needs some patching up.

Built a 2x4 bench top and started on some upper shelving. Picked up my first project in December 69 Austin Healey Sprite. Makes the garage look big. Still some cleanup to do as well. The structure of the garage is pretty sound, but one of the sill plates is rotted. Also the entry door and the little windows need replacing too.

Looks like a cool old garage with lots of character; sometimes those smaller spaces get a lot more attention than the bigger spaces and end up being very satisfying.

So is the plan to rent out the house to the right in the first pic while you use the garage? Even if you build a new shop I think I would keep the old garage just for the aesthetics...its a neat looking place.

I'm with MoparTrucks on this one, small garages are what we make of them, and this little one has lots of character. The nice thing about a little garage is you can fix anything in basically a day, and they can be surprisingly useful if well thought out.

Storage will be key here, and it looks like you're off to a good start. I stuck cupboards around the perimeter of mine at the top, in a space otherwise usually unused.

Done up right this could be a real nice space to work, loaded with character and everything's in reach. The size of the Sprite also helps your cause here too.

I think a nice pair of carriage doors would look great on this, and a nice arts/crafts style man door too.

I think I actually have to orginal wood doors (found them in an older rotting building on the property) and have thought of repairing them and putting them back up. I'm just hesitant that in the future it might not be ideal for a renter vs. the steel door with the opener thats installed now. I might use them elsewhere in the future instead. You can see them tucked in the corner on one of the pic i posted earlier (pianted white on one side).

Here is a picture of the new house, lot, and existing garage (outlined in red). We live in the house on the lot outlined in green. The idea is to join the yards at the back of our house and build a new garage in the back of the new lot someday.

Mounted an old Craftsman vice that I had found in the basement of the new house. Little wirebrushing and some Rustoleum cleaned it up nice. Lots of old tools left behind by the prevoius owner. I'll take some more pics this weekend.

My granfather is building a rolling base I drew up with a couple of drawers out of some birch ply for a benchtop blast cabinet the Mrs got me for Christmas. Should be ready in a week or so.

Picked up the finished base for my benchtop blast cabinet from my grandfather last night. It came out great. Used a darker stain so it'l blend in to the old wood in the garage a little better. So happy with it. Got to pick up something to line the drawer bottoms.

Changed course for a couple of weeks and decided to focus on something that I've been wanting to do for the past year. Demo and old 14x21 building in the middle of the property that is to far gone to save. Its pretty much a wildlife refuge. Managing to save some timbers here and there but most of its real bad. Plan will be to replace it with a new building further in from the property line to allow for a driveway to the future big garage. Its down now, but loads of cleanup to do still.

Great purchases on the second piece of property. Many people pass up that type of opportunity and as their family and in your case their interests grow they are sorry they did not grab the opportunity.
Looks like a set of wires stacked in the garage. They add to the coolness of the Sprite. Keep the pictures coming as you develop you plan.

Worked in the garage a little this week. Put the new blast cabinet in place on the base my grandfather built for me. Used some found packing crates and shelf brackets to add some storage and another work surface. Going to stain the 2x4 frame for the upper shelf so it blends in a little.

Did a little work on some upper shelving in the garage. Got the old shed out back all cleaned up. The wood that was beyond saving has provided fuel for some great fires this summer.

Took a welding class In June and picked up this little Eastwood 135. Got the cart from northern tool. Very happy with both purchases. Just need to get some shielding gas as the flux core makes a mess of sheet metal. Lots of metal repair on the Sprite coming up this fall and winter.

Not much work on the garage lately. Finally did get the house rentable and rented which will help fund garage repairs and the eventual big garage build. Picked up a new California Air Tools compressor last month. Should be just enough for my needs. Seems like a good deal for the $.

Replaced the old wood window earlier this winter. Installed some fencing to separate the renters section of the yard and the portion that will house the new garage later on. Also a more recent pic in side the holdover. Lots more fencing to put up to close in the yard. New electrical service to the holdover soon too.

Installed a new entry door yesterday. Also picked up some supplies for a new electrical feed from the house.

Been a while sorry. Had to focus on building a new deck on the house for the past several months. Finally ran new power to the garage. Also built a lean-to as I picked up another project and needing more storage. It's a 70 MG Midget. Also thinking about a small addition for the spring along with a new floor.
