Hi All,

I thought is was about time I posted my garage thread as it has been

completed for a while now :thumbup:

The back ground, I joined this forum a few years ago while researching

my build. I live in Melbourne Australia (Brighton East) which is about 8k's from

the city centre and a couple of k's from the bay. The local council has a

reputation of being difficult to deal with i.e. they don't like development and

there is a disproportional amount of lawyers living in the area. :lol:

I purchased the house in 2008, it is an original 1940's clinker brick house

sittting on a huge block (9500sq feet) or 875 sq meters over here. It had a few

advantages that there was a rear easement, units next door and the house was

in the right spot where the garage could be built with a few mods.

So I went ahead with the purchase and started with the council. Long

story short 12 months later I finally got the appropriate permits. I do

understand that what I was building was a bit out of the ordinary but it was fully

within the council guidlines (and it was my land):p

Thanks for the kind words, it was a labour of love and money to achieve

the end product. I know have a lot of mates I didn't know I had when it comes

to using the hoist :thumbup::thumbup:

Not to put too finer point on it, it is quite difficult to build in most residential

area's in Australia (I am only 9k's from Melbourne GPO) and in one of the most

strict councils in Australia. It would have been easier to build 6 units............

:eek2: :bow: That's an amazing place mate, and I'm not at all surprised council made some hassles for you (bunch of jealous no good bureaucratic bastards) but worth it in the end! Well done. Love the cars too! :)

Absolutely awesome, man!

If you have a moment, could you perhaps add plans of both floors of the garage so we can see how the space is arranged (photo or scan of a quick sketch will be fine). I'm also a bit curious about how it fits on the plot. I can see that the twin large doors face the house and back garden, with access down the side of the house. The smaller door looks to face the rear access, and the two big water tanks are on that side as well? If you have the time and your camera can do it, some wider shots would be great, so we can see your garage in all its splendour!

Did the council limit the eaves height at the sides and back, requiring the unusual (but very nice) roof design? I bet that added quite a bit to the budget :-( Dare we ask what it all cost?

I'm not good with sketches but to answer your questions.

The garage is 17 meters wide 9 meters deep and up to 6 meters high and 2.6

meters to the rear easement.

The water tanks are at the rear as is another 5m x 2.5m storage shed

on the opposite side of the tanks.

The block is 51 meters long and the existing house is located 15 meters off the

front boundary slightly left of centre to allow for the drive on the right side.

Another reason for the purchase is the 4 units on the left side meaning I could

build on the boundary on both sides and the easement allows the height as the

rear neighbour is over 8 meters away (they hate me also as I BLOCK THEIR VIEW

INTO MY GARDEN)

I wanted the skillion roof (angle) as the existing house is coming down and the

new house has this design also.

I do not have rear access, only from the front two 5.4 meter openings.

The council regulation is 3 meters on the boundary and the higher you go the

more you have to come into the middle of the building to a maximum height of 6

meters for residential zones. I naturally required the extra height for the hoists.

I did this by adding a GYM which is the structure above the bar area, this also

allows for the shower/toilet and water points.

The shed has 3 60' flat screeen TV'S and DVD/Blueray players, A/C to the GYM

and BAR and a dishwasher.

All up with the survey, asbestos removal, site clear and as you see it the cost was

close enough to $250k. I started the process in 2008, the permit took 12 Months

to come through and it was completed in 2010. The economy was flying in

2008,09,10 and therefore the price reflects this.

If I was doing it again, it would be 20% bigger, better designed (I didnt allow for

storage) and probably 20-30% cheaper. You learn form doing things and this

was the first time I have ever built...... Did I tell you I failed wood work, metal

work and Tech drawing at school :D True story............

The next one I do will be better.........watch this space :beer:
