Long time lurker...first time poster.
I am looking at a home for sale that has no garage so I need to get some idea of the cost of a 2 car detached garage with a loft. The house sits on 7 acres so there isn't any issue with space for the building.
I am not looking for anything overly extravagant but would enjoy having some workbench space, storage above, etc. Am I looking at somewhere between 15-20k for something like this?
Thanks!
Jake
How much work will be done by yourself, and how much contracted out? I have to piece meal a garage addition that i am looking to build. one will be concrete, and I have a guy that does that, one will be framing, and my neighbor owes me a favor, plus he wants to learn, then there is the trusses, which I will possibly get set with the neighbors help, then the roof, in which my next door neighbor said he would do.
By the time it's all said and done, for a 30x30, or i really wanted a 36x36, I'm looking close to $30K, and that is for a pole barn. Just the barn itself is $10K, then there is tying into the existing garage. The $10K is a Menards kit. There are so many little things that add up though. I figure it's going to be $6,000+ for concrete for the floor and apron.
Plus there are the variables mentioned above. Location is the largest factor, then you are wanting storage above, so you are looking at special trusses vs. a stock truss. If you go with a pole style building, you can put trusses every 2' and cover them with 1/2" OSB, or you can put them further apart and then run 2x's on top of the trusses, then put on a metal roof.
Now if you go with a stick build, and no overhead storage, you are looking at $4000 and up for a garage kit. Check on Menards site, or Carter Lumber's site, and you can get a good idea as to what materials, or kits will run. But you may want to figure that even though you may build it yourself, it will triple the price of what the kit cost by the time you are done.
