Great build. What brand are your roll up doors? I like the naked metal look (as opposed to painted).

They are Janus 2000 galvalume, I really like them!

Just for future reference. When the Assessor for your property tax comes to visit you do not have to let them in the building. The way they figure property tax is to take livable space, figure the square footage, and multiply it by average sales per sq ft of nearby residences. I am sure you already know this but I can see where the tax guys would have a field day with your square footage.

That is awesome, can't wait to see it finished. Wonder if I could talk my wife into something like this.. Only problem I can see would be trying to work on something in the shop while kids are sleeping. That's the problem I ran into in a house we used to rent, garage was in the basement.

Thanks! I thought about that as well, our younger set are at the other end of the building and on the first floor. Hopefully they can sleep through it :)... If not, I have plenty of land to build a dedicated shop. Plus I am just a hobbyist so stopping isn't any trouble for me

Those tanks would have to be below ground up here in ohio. Would have had several huge cylindrical ice cubes last winter (and cracked tanks). Awesome build, by the way!

Enjoying watching the progress. Neat build.
My neighbor put in some tanks. When we got the first rain after he installed them I was surprised how much water was collected in the tanks. Just wondering if you had the same reaction after seeing yours?

Yes, they filled up after the first rain storm we had... Was thinking we needed more tanks!!

Morio , how tall are the lateral walls ? on the centre how high it is ? . What did you used for insulation on the exterior walls ? . Great thread and a very nice home . I plan a building for my beekeping bussines , a honeyhouse made from steel .

I literally can't think of a house/shop structure that I would be more happy to live in than this. This is beyond cool, and you're a lucky man to have a family that is like minded and can see the benefits of this design. I'll definitely be watching this for more updates and living vicariously through it ;)

We definitely will need something to ride around the property!

Update: this week has been brutal! GC has been out of town, A/C guys not showing up, Electrical not started and plumbing supplies not here yet.

Good News, our current home is officially up on the market!

Our kids are out of the house, so 3500sqft isn't needed anymore... looking at 1250 sqft of living, 2500 of shop/warehouse, and 1250 sqft of production/office (for my company).

That sounds like a solid plan! If I had the time, I would of been doing some of the labor but work has me too busy :(

Overall the home portion is coming out to $75-80 per sqft.

Finally we have some movement happening. AC system is in, Plumbing started today and electricity later in the week. Hope to be dry walling by end of next week. Fingers are crossed

i find this one hell of a build, love the idea of garage n house been as one.....
i just cant get my head around a few things though

1: fumes from garage into living space
2: noise from garage into living space
3: fire rating
4: i take there is insulation in the ground floor slab?

Yes! I'm on there but sadly my truck got hit on Saturday. Luckily my son and myself are ok but passenger side front got hurt pretty bad. Fender, bumper, lights, grill and looks like hood too. Waiting on claim to see where we stand, hoping they don't total it which would make me buy back and rebuild

Thanks I'll try to answer your questions:

1. The same way a normal house deals with the fumes from a garage. Our GC is handling that. As a father of 4 kids, I too was concerned until we discussed with the GC

2. Same as above. Everything will be insulated and sealed up like a normal house.

3. Yes, same specs as a normal house

4. I am confused here. Insulated in the slab?

Our outer walls are r21 insulation, we have more than enough to do all the "house" exterior walls in the same insulation. So in theory the house walls that are off of the metal building will be insulated with 2 xr21 that includes the ceilings

Sorry to hear that bro but at least everyone is ok. Buy that thing back if they total it and rebuild these trucks are getting harder to find in that good a condition. I have a 1985 720 that I am working on. Not into the whole bagging thing though.

That's the plan. I will buy back and rebuild the front end. And nice, a 720! Those are beautiful trucks as well!

1st: that is frickin awesome! my wife and i just picked up 6 acres in KS and i am tryign to convince her to go the same route with a metal building..... still trying lol.... question on your floor plan... you have five rooms as "office" one room as "master bedroom" and one room as "classroom" so where are the kids gonna sleep? or are they called "office" due to no closet?
classroom for what?
