Hope it rains a lot, then. I would prefer a well myself IF...the water rights came with the property. In some states that is a big IF.

Luckily we have the option for a well later down the road if we need it.

Some day I would like to hear the logic behind that.

You have a great looking lace going in there and one that is similar in what I envision being neat to have. My problem would be that the wife would want the open space to be a animal barn. Currently 'her' barn is the same size as 'my' shop.

Thanks for the compliment. We plan to have some animals (goats, chickens, etc..) not too many. My wife wants a horse (she always had a couple growing up) so that will happen later on.

Did you design the rainwater system yourself, or get plans from somewhere? I have been doing some research on such systems, but from the pictures you posted I am curious about a couple of things.

Do you have anything in place to keep leaves/debris from entering the downspouts?

Does this system include any type of roof washer or first flush system to keep the first (not so clean) rain from entering the holding tanks?

I guess I am confused because it looks like all the downspouts are tied together below grade and end up in the tanks.

Maybe you are filtering the water between the tanks and your pump?

It really is a very impressive building. Great work!

Just found your build, love that part of Texas! I have a family place just east of Fredericksburg right on Hwy 290. Currenlty my parents live on the place. I plan for it to be my winter vacation place some day when I retire...

Love your idea for a home and shop. My cousin did something similar by renovating a hourse barn, onw end the house, a dog run in the middle, then the shop on the other end...

Quick update! Electrical, plumbing, drywall is finished!!! Paint and then floors will be stain and sealed. Fixtures, kitchen and 2nd story flooring is in the shop. Pressure is on to knock this out before xmas!

AND we just got a contract on our current house!!! We close on the 29th of December!!! All hands on deck to finish this up!

Yes we have screens for the downspouts but our building is so large nothing is over it (no trees, power lines, etc)

Our water filter system is located inside a mechanics room (UV and Charcoal) I will get you the actual system names next time I go out there if you are interested.

things sound like you are going great. on the subject of water, even tho we have had a fairly normal year for rain in the central tx area (about 35") many remember 2011 when we had 99 days of triple digit weather and devastating fires. we lost 68 homes in spicewood and Bastrop lost almost 400. the lakes have yet to recover from the drought and they are a primary source for many areas including Austin. even tho we live in a small subdivision with only 14 homes, we all share one large well. no problems so far, but a much, much larger area just down the road had to haul in six large tankers a day just to flush and wash and eat., no outside usage. point is water collection is booming. many are also buying tanks and using services like night trains. I am sure he and morio know more than I do, but I do do know it does not take too large a storm to fill 5k tanks. sorry for the long blog, but thought some might be interested.:dunno:

Thanks for the response. I figured there had to be a filter in there somewhere. We are planning for a system on an occasional use building. I probably need to stick with a more basic system since we shut the power down when we aren't there and the water wouldn't be moving.

Is there a reason that all your doors are left hand hung?
Looks like a few right hand ones would be more suited to layout.:dunno:

It was just the software my wife used. Either it wasn't available or she didn't know where to find it. :D


I am out of town for work and won't be able to update pics until next sunday... so stay tuned

In Canada those are all right hand in both residential and commercial. Always viewed with the door opening away from you. Some may refer to some of these doors as left hand return (opening towards you), but they are really just right hand doors at the end of the day.

Floor looks slick, nice. I always thought they nailed the corrugated metal on the up, hump of the metal, not the valley? I suppose it can be done either way, but where the metal overlap the other piece, is always a hump, it makes the corner stay down. Looks good and getting closer to done. Merry Christmas to you all!

Thanks! And that is a good question. They put this up quickly while we were there to make sure we still wanted to go with it.... I will bring it up next time we talk with them.

The electrician installed those lights over the island. We love them:

like the look of the pipe frame on the island lights, looks kinda 50ish. should have them painted bright red, or powder coated?

Definitely a unique build.

Wish we could capture rain water. Where I live it is illegal to capture rain water or reclaim grey water. With the low amount of rain we have I guess there wouldn't be that much rain water to capture anyway.

Screw patterns are different than nailing patterns because it's harder to get a correctly weather sealed nail connection. Screws go into the valley (the portion closest to the backing, siding, framing etc). In this case, weather proofing isn't an issue, I would screw into the valley and be done with it.

I'm thinking of rescinding my statement. You are using pipe and pipe fittings as a substitute for conduit. That is normally disallowed, but it is common to run wires in chases inside weird things for lamps and the such.

Best not say anything to anybody

It's not really conduit either... the entire assembly is a fixture. You're not allowed to use booze bottles for conduit, plaster owls, etc... but you can in a fixture!

Not covered by the NEC, and he's probably not going to get it UL-listed. :)

Ok, great!

It's not really conduit either... the entire assembly is a fixture. You're not allowed to use booze bottles for conduit, plaster owls, etc... but you can in a fixture!

Not covered by the NEC, and he's probably not going to get it UL-listed. :)

Just for future reference. When the Assessor for your property tax comes to visit you do not have to let them in the building. The way they figure property tax is to take livable space, figure the square footage, and multiply it by average sales per sq ft of nearby residences. I am sure you already know this but I can see where the tax guys would have a field day with your square footage.


AND, when you don't let them in, they are free to assume that you have at least one or more of every taxable amenity on their checklist.

3 fireplaces
5 bedrooms
8 bathrooms
3 whirlpool tubs
3 walk in showers
3 hot tubs
Central air
carpeted floors
Ceramic tile
4 kitchens
4 dishwashers
4 garbage disposals
Full finished basement

etc etc, and then it's up to you to prove that you don't have all this stuff, so you will end up letting the assessor in anyway. Better to have just let them in the first time.
DO double check their figures though, ours screwed up and would have overcharged us $400/yr.

I was just thinking that if these barn metal pieces were screwed instead of nailed in the valley , they wouldn't have the gap on the corners in picture #183, first picture. Just saying:D

You got a point there. I think they're going to get tired of that ceiling very soon. What with the harsh light , sound and unfinished look.
