For pretty much all of my adult life I wanted a bigger garage. Life, Moving, Jobs, businesses, and kids always seemed to get in the way. This last move to the Tucson area I ended up with the smallest garage since my first home 20 years ago, a 20x20 two car that barely houses our two full size trucks and left very little space for anything else. When I started my business I built a 10x20 shed but that was quickly outgrown, especially when my wife started storing her holiday decorations in there!

For the past several years I have been renting a space for my business and last summer I looked at how much I had paid in rent and realized I could have built my own building for what I had paid. Suddenly a light bulb went off in my head...THATS HOW YOU SELL IT TO THE WIFE DUMMY!:thumbup:

So after mustering up the courage I went to the wife and started to lay it out but she stopped me in the middle and said "Honey, you've always wanted a big garage, you work hard, you deserve it." While I think she was sincere (and had no idea what this adventure would cost), I think in the end shes just happy that the old garage will now belong to HER as she has already started calling it HER garage! Pretty sure the old garage will have sponge painting, and curtains in it right after I move out :lol:

Needless to say I started the process of deciding what I wanted. Since we have a decent sized lot, in an older neighborhood with no HOA I could pretty much do anything I wanted within the setbacks so I called up some builders. Initially we thought of adding onto the existing garage which turned into a cluster flock with setbacks and what the county considered to be the "Front" of my house. Then we thought about adding a 40x40 attached garage on the opposite side of the house so I had some builders come out and give me some estimates. While I was waiting for the estimates I started thinking about the extra 1200 sq ft of roof Id have to coat every 4-5 years (those of you in AZ with flat roofs know what Im talking about), all that extra house to paint, etc. Well the time the estimates came back I already knew what I wanted, a metal building which I think still makes my wife cringe a little :D

I called up several metal building builders in AZ and quickly found out most were quite flaky (didn't even want to come see the job site) and didn't really make me comfortable investing my hard earned cash with them so I began to look into DIY which also turned into many sleepless nights wondering how in the world I would have time to get it done. In the end, after "interviewing" 9 contractors a guy showed up at my house on time, was knowledgeable, and even though his price was quite a bit more, I knew he was the guy to get it done, and get it done right. I signed the papers, made the deposit, and introduced myself on this forum which I had been lurking on for a while! The building will be an insulated 30x40. I wanted bigger but I could only have 5% of my lot covered with a detached building and 1200 sq ft is exactly 4.99% :lol: It will have a man door, two insulated bay doors a 12x10 and a 12x12 on the side I'll be storing my travel trailer. I also decided to do a 30x75 concrete apron all the way to the road. That added a ton of expense BUT its done and he made me a good deal on the concrete compared to the concrete contractors I had talked with. In the end there's gonna be alot of concrete!

I didn't want to start the thread till they actually started so here is the progress so far. The spot I wanted to build had some trees which I hated to cut down because they were probably old than I was but here is the location After I removed the first tree in the forground:

At this point I'm waiting on the inspection of the footings. Rain tomorrow, so the schedule is to pour next week. Temps should be in the 60-70 range so It should be about perfect.

Welcome to GJ from West Phoenix, Great start to your project, hope you came up with a good insulation plan. That was the number 1 thing I did not like about the metal building we had at our prevoius home. Jeff

Yeah that was my fear to. I went with a thermal break and insulation which is "supposed" to keep the heat from transferring inside. I also went with a white roof and light colored exterior. Im hoping the 14' sidewall height will help things rise too.

Me either brother..Me either. Im excited beyond belief at this point.

So is that going to be a monolithic pour? How many steel columns per side?

Mono pour. Its a Mueller building the engineering has it with three main support columns per side.

I'm looking at a very similar building and the first engineer wanted to put in a 4' stem wall foundation that was going to be budget-bustingly expensive.

I'd be interested to know the foundation cost - if you don't mind sharing!

My shop is 30' x 40' as well. I've had it for about 15 years now and for my needs it is adequate. One thing that I have been working on is insulation and lighting. The building kit, which I erected my self on a pro placed slab, came with 1" "Ag Board." About 6 Rs. Couple of years ago I had the ceiling foamed and I just got some used 1.5" closed cell foam boards for the walls. Prior to foaming the ceiling the shop was unbearably hot through the dog days of summer. Now that I have upgraded insulation I have added a heat pump that keeps it comfortable year round. My point is in you climate upgrading the insulation and adding A/C may be necessary for enjoyment.

Looks good. I like the touches you made planning for future improvements/add-ons.

Thanks..I think I may run another larger PVC across the drive and slab before they pour Monday. I really dont feel like digging anymore!

On the breakdown of my quote foundation/slab for building is roughly $9800. Seemed high to me at the time and my contractor invited me to shop it out but after several other concrete quotes everyone else was around the same or lower. Hope that helps.

The building is spec'd out for R13 Walls and R20 Ceiling with a "thermal break" Im hoping thats enough insulation as I do plan on some sort of cooling however in my case it will most likely be a swamp cooler but I won't rule out a heat pump if this thing comes in near budget. I work outdoors all summer here in AZ so just getting out of the sun and having some air moving feels ALOT cooler to me!

OK things are getting exciting (at least for me :D). Got rained out last week and the weekend but early Monday morning the concrete trucks started to arrive.

Originally I was going to do asphalt for the drive but I sure am glad I went concrete! And so far these are by far the best darn concrete guys I've encountered I'm so happy I spent the few extra bucks.

Sadly the progress will be stopping while the concrete sets up. Scheduled to have the building erection start next Monday with the garage doors going in on the 19th. Gonna seem like an eternity

Well it basically was a big empty space next to my house. The company is near Phoenix but I think they are strictly the concrete crew for the company that is building the my building. I'll check with them and see if they want any referrals for concrete only.

Looks really nice! No need to rush as you will have this building for years to come.

Subscribed. This looks like a fun build! I've been trying to talk my wife into agreeing to get rid of our shed in favor of a steel building. No dice yet. Can't wait to see how your's turns out.

Cool build, I set up a 40' x 80' mueller myself, it took three of us six days to get the red iron up. I'm in the Rincon valley area. Keep those photos coming.

Well the sun is just about set..Tried to convince the wife we should sleep out in the new garage as this may be the last night we can still see the stars but I couldn't convince her...:lol_hitti

Yeah they are pumping that thing out!

Were tossing the idea around about moving to vail to be close to my old man once im finished with school (2 months).Im trying to wrap my head around living out there..im used to grass and seasons.
Nice to see this going up cause i told my wife i wouldnt be able to have a barn.Where at in southern az are you?

That was our primary reason moving here. Both my parents are here. Thought I would miss the green but never have. The climate more than makes up for it. Yea it gets hot in the summer and that took a couple of years getting used to but its not as bad as you think. In the summer we get the monsoon rains which keeps things cooler than places like Phoenix. The rest of the year is why you live here. Todays forcast 78 and Sunny ;) Vail is a nice area as are most of the outlying communities. I only go to Tucson when I have to.

Yup..been out a few times during summer heat and could survive in it.I come from humidity so the hot I can deal with.Well see if I can land a job somewhere with what I'm going to school for.

I was SUPER IMPRESSED with the LED lights I purchased on amazon even though I had a defective one five 50w floods lit it up pretty good! Left bay in the photo has three and the right only has two lights working. All are mounted down one of the center purlins. I ordered three more so it should be really bright :D:

I am the very happy owner of a Mueller 30x40, spray on foam insulation, swamp cooler (NW Texas) and a unit heater on Nat gas. One insulated roll up door, two man doors.
It took a crew of 5, two days to erect and sheet.
You may want to consider adding one more man door-
I do mainly motorcycle restoration and repair in My shop, it is a hobby as I am retired.
Here's to many happy years with Your new shop!
Edit: No ridge vents? You're gonna need them!

AT: that shop you just built is amazing. all said and done how much was it to build it including the nice cement driveway?

you did great work on the electrical. with those high ceilings I'd be putting in a loft or getting some 10-12 foot commercial racks that you can leave open under them for benches or rolling tool boxes.

hopefully you are making a speedy recovery with your spider bite. my daughter had one bite her a few years ago on her leg and it swelled up almost double the normal size before medication took it back to normal. of course I've had to kill every spider that comes inside the house now and quickly no matter how small.

any plans for the shop or are you just going to sit in the leather sofa and enjoy looking at it for a while??

Hope everything is alright and this gets updated. I was stationed at Davis-Monthan and lived in Tucson for almost six years. I liked it there, my wife not so much haha.
