We absolutely love living in Guthrie. I can walk to the hardware store (when the ladies wait on me, I am either “hon” or “darlin’), to O’Reilly’s, to the Post Office, the Police Station, the Bank, and about 10 really good restaurants.
Thought I would consolidate some of my posts. I have been asked about a thread to chronicle the rehab of our 122 year old home and garage, as well as the workshop. We won’t get to the workshop for a few months, as we decided to take care of the main house first.
Before I start on the story, thought I would share a funny story. I am perusing Craigslist, and run across a VW for sale in Guthrie. Kind of funny. I am sure other owners of historic homes experience the same thing. This craigslist ad has pics of the car in front an on the side of our home in Guthrie, OK.

And, because the ad will only be up for so long, I will post a couple of pics from it for posterity.

Our building is 105 x 31. Part of the downstairs is office space, which we are using for storage for the time being. But the rest is garage. We have already installed two lifts down there. There is a 22 x 24 building on the property (we own three lots) that we plan to expand and turn in to the workshop. However, for now we are concentrating on the house. If you have looked at my profile you noticed that it says I am married to an angel. I really am. She is so supportive, and would do anything to make me happy. I have no doubt I could take advantage of that, and get whatever I want whenever I want. But…. I love her more than life itself and would do anything for her. There is an active thread asking if your wife (or sig other) understands your manly needs. Sherri does to the nth degree. However, this cuts both ways, so I want to make sure I meet all her needs as well. She is the girl of my dreams.OK, on to the house. This post will be about the progress in the main garage. I wanted to install two four post lifts in the back corners, mainly for car storage. There are support beams down there on top of steel posts. We had to relocate four of the posts. I built a couple of headers out of LVL and plywood, sandwiched with ½ inch bolts and a whole bottle of glue on each one. We removed the posts, one at a time, cut them down, welded on ½ inch steel plats to spread the load and reinstalled them 18 to 20 inches farther from the middle. This in effect gave us three almost equal lanes about 10.4 feet wide. Before moving the posts, the middle lane was almost 14 feet, the outers just over 8. Possible to get cars in there, but not easy.

Sounds like a cool place. Keep the pictures coming. I've always like the idea of owning a historic building but it just didn't fit in the 'wants' list when we looked at house.

This is sweet, I will look forward to following this, I also bought a house almost as old as yours (115) Structurally its fine, I have part of it gutted but have not done anything else to mine. Cleared the lot to build a pole barn, that's my next priority. I just live a mile down the road from mine. Post pics and ideas if you don't mind, Good Luck, it will pay off.

Been through Ardmore many times.

Garage had a Modine heater hung from the ceiling when we moved in.
It was not vented. So... as you can read at this thread, we vented it out the roof per the manufacturer's instructions.

We had to relocate the heater. It was on the other side of that steel beam, but we wanted to keep the horizontal run to a minimum. Also lowered it a bit to get the requisite pitch in the horizontal.

The last pic shows the vent going up the stairwell to the roof.

Is Vic's still in Guthrie? I know he sold out years ago but don't know if they closed that location. He restored old gas pumps and had a huge selection of both original and reproduction parts available. Well worth walking through just to gawk if it's still open.

Needed some more storage. Got a great deal on the welded Gladiators at $100 each plus a total $70 shipping for all 10. Just to show what a great wife I have, when I showed her the deal ($100 each plus flat rate of $70 for shipping regardless of how many) and told her I thought I needed at least 5, she said "NO, you should get 10. No wonder we never argue.

The three on the far left had to be mounted on track, as there weren't enough studs that lined up. It isn't a load bearing wall, so lack of studs isn't an issue. The others are all screwed directly into the studs.

Posted a pic of my 49 Studebaker farm truck just because it is so cool. 6.66 rear end and top speed of 52 mph. No synchros, so you have to double clutch every gear change. Downshifting is a challenge. Still runs like a sewing machine even though it does smoke and leak oil. All Studebakers from that era leak. Believe it or not, there are two pieces of wood in the rear main seal kit!

Next up, starting the kitchen remodel. Originally, we were "just" going to replace counter tops. Snowballed. It happens.

To bad it's closed/moved. They had rows and rows of restored and unrestored pumps of all kinds along with metal signs, lighted signs etc, etc. Just a really cool place.

But, we have made some progress in the kitchen.
My hat is off to you guys that make furniture quality cabinets.
I realize your job is a little easier just because of all the tools you have.
We are adding some cabinets, and are making them to match the existing cabinets.
It has been awhile since I have done cabinetry, and I forgot how tedious it is to get right.
And of course, none of the floors are level.

I have been under the weather for almost a month with an upper respiratory infection.

Just now getting back to normal.

We have made some progress in the interim, but slow.

Got gas line stubbed out into the kitchen for the new gas range. That was a pain. Ran pex over to the game room for the new bar sink.

The kitchen had a very odd layout with a large island placed diagonally in the middle. Because the kitchen is raised (see the first couple of pics) the “bar” side of the island was almost unusable. I was afraid to put barstools there for fear someone would back up and fall off the raised area. Also, standard bar stools didn’t work, because it was counter height, not bar height. BTW, that is one of my twin grandsons in the first pic. They both love to play with calculators. So... we were joking that he was running some numbers for us.

Like so many, this project started out very simple. The plan was to update appliances and install new granite counter tops. But, because we really didn’t like the island set up, it snow balled.

Out came the island, which meant we had to replace the floor. Sherri didn’t like the floor anyway. We reinforced the floor with Durarock.

I got the idea to repurpose the island into a bar. We moved it out to the edge of the raised area, and it was now bar height from the main floor. We build another portion to create an “L” around the support post. It will be trimmed to match. Because we eventually will gut the master bath, we stole the drawers from there to use in the new portion of the cabinetry, as it is a perfect match. That way we didn't need to have new drawer fronts made to match. We will need to buy new pulls. I have a variety of stains and will experiment on scrap pieces of oak to get a decent match. Still need to match up the trim on the old island and trim out the new part of the bar.
W also raised the open area above the oven so we could install an over the range microwave. I was able to re-use most of the old wood.

Yesterday, we started on the new bar area in the game room. Hopefully I can post pics this week.

We bought six old cast iron pedestal bar stools. I will sand blast and paint them, and recover the seats.

These will bolt into the wood floor around the new bar area, so they won't take up much floor space.

Got a lot done Sat. but nothing yesterday. Sherri's new car showed up early yesterday morning and we spent most of the day showing it off and driving around.

Actually the VW isn't ours. Lots of folks in Guthrie will pick one of the historic buildings as back ground when taking pics to sell a car.

49 Studebaker with a functioning dump bed. 95 horses and a 6:56 rear end. Top speed of 52 mph on a good day. The Merc is a different story. Twin turbo V12!!!! We love to work on cars, and have lots of different interests. Didn't want to use the word "eclectic".
49 Stude truck,
69 Z/28 (have owned it since 1976)
1998 MRoadster, a real pocket rocket (but the Merc is taking that one's place)
Two Ferrari projects that will become one (don't ask for pics yet; I am keeping this one under wraps for a while.
99 Ford Truck
1983 BMW 745i, Eurospec factory turbo car, modified to run increased boost (was the fastest car in the family until the most recent acquisition.
We did have an 06 Passat, but I sold it to my daughter. I bought it with a broken secondary timing chain with bent valves. I hated working on that car. Would rather work on a bimmer or the Mercedes.

The 745i gets driven more than any other. I have over 300k miles on it.

Cabinets are built. Final measurements taken for granite, and it will be installed around April 8, we hope.

I am having a hard time finding some of the trim to match the existing cabinet (the one that was the island). Have a few more places to check out. Just needing oak with the 3 flutes. It used to be everywhere, but no one has it around her in oak; just pine.

Oh well, I can always trim after the granite is on.

Also got my antique bar stools today. Very cool.

Will post pics this weekend hopefully.

Meanwhile, have some car ****. The Ferrari is still at a friend's house, and the F150 is outside for now. Here is the back 1/3 of the garage.

Mostly boring stuff this weekend.
We ran gas lines to the kitchen for the new gas range. I am guessing you all know what black pipe looks like, so no pics of that.

There is a corner cabinet that had a 24 inch lazy susan. As you can see from the second pic, there was lots of wasted space.

I found a 32 and it is a perfect fit.

In the second pic you can see red pex. That is the new line going to the bar sink. We decided on a bar sink with RO water going to it. RO water will also go to the fridge, so all the ice and water at the fridge and bar sink will be good enough for our 20 year old who is a kidney transplant patient, and is our last one at home. Kidney patients can't drink tap water or well water; and it was getting old hauling the good water up the stairs for him.

Third pic is the 32 inch lazy susan. Not much wasted space now.

We did get cabinets built earlier in the week and had planned on trimming them out and doing the stain and varnish. But there are some trim pieces that were either special made in 94, or were available in 94, but not now. Have to break out the router and make some of my own. Trim was supposed to be easy. This is setting me back a few days.

On a bright note, we did get the cast iron pedestal bar stools, and they are very cool. Taking those to the sand blaster on Mon, I hope. Bought some water buffalo hide to cover the seats. Amazing stuff. The interior in my 32 year old 745I is water buffalo, and still like new.

Wow, that's looking really nice. Having done three kitchens myself (as a complete amateur) I know how much work this is. Keep up the great work. Looking forward to see more.

Because of the dark counter tops and fairly dark wood, we wanted something lighter on the floor. Sherri hates white floors, so we decided on a gray marble with white threshholds.
The marble is a natural stone product, so after grouting we will have to seal it well to protect from staining. Lots of variation with predominantly gray bands of color running what I call north and south, but also has darker very small gray and red veins running diagonally.

Nice contrast there. I, the pack rat, always think that there is redeeming value in old items and buildings… you've added to my ammunition buy redoing that kitchen so well.

No wonder she doesn't say no to you… If I put my spouse in Mercedes of any sort I'd have about 6 months automated "Yes, dear"s.

I promise it isn't like that at all with my angel of a wife. She was just as willing to help and work her **** off when she was driving the Honda. When we were remodeling the last place, she agreed to sell the Honda and drive an Expedition so we had something to pull a trailer with.

If she needs to run an errand in the old Ford Truck (5 speed on the floor), she doesn't complain a bit.

And there are some things she says "no" to. She has promised me she won't drive the Studebaker farm truck. It is a beast, with no synchros. Mind you, not worn out synchros, but seriously came from the factory with no synchros, so you have to double clutch between every gear. She hasn't decided whether she will drive the latest auto acquisition, as it is right hand drive, and it kind of freaks her out. Four speed on the column. I am guessing she will be willing to learn... out in a very large deserted parking lot. We took it to a local car show this evening, and it got a lot of attention, as you don't see British limos every day. Fun car.

Pretty much done with the kitchen.
Few bits of trim to install.
Couldn't get the stove back as far as we had hoped, and need to put a piece of granite behind it.

Last set of pics of the kitchen, until bar stools and brass foot rests are installed.

We found this really cool sink made by Elkay. They call it a perfect drain. There are no baskets to put in with plumbers putty. I always hated how that little seam collected stuff. This looks much cleaner.

Very nice building you have, is that a Bentley?

Not a Bentley.

It is a Vanden Plas Princess. Body was made by Vanden Plas, a coach builder in England. I believe they made limo bodies for Bentley and Rolls back then.

There is not one die stamped panel on the vehicle. Each panel was hand formed from sheet aluminum alloy.

You can tell it is British by the huge oil puddles it leaves. Hopefully I get that resolved in the near future.

Thanks to all for the compliments. I wouldn't even attempt all these projects if I didn't have my angel of a wife helping me out.

Sorry; no pics today. Been doing lots of little detail work on the game rooms and the kitchen, and I have been piddling with cars... and we have been tackling landscaping. So much to do, so little time.
Bar stool pedestals are blasted and dropped off at the powder coater. I made new seats and dropped them off at the upholstery shop this morning to be covered in water buffalo hide. Will post pics when I get them up.

I am thinking of replacing the four windows on the East side. I can't find any brand name on the existing ones, and am assuming they are not low e, etc. They are double pane windows, but there is an incredible heat gain from the windows in the morning. I am thinking cheapo knock offs.

I am also considering awnings, and will put both issues in front of the historical commission in a couple weeks.

In the meantime, I am trying to research windows. I used Pella in our room addition on the last house, and was happy with the window, but service was horrible. We ordered four, and one was broken, as was the next replacement, and the next replacement, meaning we had a giant boarded up hole in the side of the house for 45 days waiting on the fourth window. Couldn't brick or sheetrock until it was in.

Anyway, I know I can compare NFRC labels. Is there a website that lists all the different major player's windows with the ratings, so I can compare without going to each place to look?

Any help appreciated. OH, and I absolutely will not hire out the installation. Too many horror stories out there, and I cringe at inferior workmanship.

Barstools are complete. Pedestals were sandblasted and powder coated satin black. I made new seats and had them covered in two kinds of water buffalo hide. The tops are very smooth and soft to the touch. The side band is a very thick full grain.

Just bought a small plow blade in the shape of an arrowhead. Plan to use an old piece of barn wood to make an arrow pointing to the restroom in the game room.

Installed new windows on the East side of the building. Got a smoking hot deal on CL.
Our window sizes are very odd by today's standards. Our old windows (aluminum frame installed in 94) were about 33 inches wide. The ones on CL were 35.5 wide.The rough opening in the brick is 38 wide. They were framed with 2x lumber, some of which was not in good shape and needed replaced anyway. By framing with 1x lumber, we had room to mount the new Andersen Renewal windows. They are the SmartSun (i.e. Cardinal e-366 class), and I got six complete double hung windows for less than the retail price of ONE WINDOW!!!!. We only needed 4, but have two extras in case we need parts or a pane replaced. Because they are double hung, you can tilt in both the top and the bottom for cleaning, which is a huge plus on second story windows.

Still have a bit of trim to install, but they are weather tight, and make a HUGE difference in the comfort level of the game room. Even though the old windows were double pane, they were not very efficient. I swear, I could roast a hot dog on the inside of the glass on a 99 degree day when the sun was still on that side of the house. Almost no heat gain now. Very pleased with the results.

Pics coming. We are doing some landscaping, and have uncovered multiple artifacts, but nothing valuable. Model A jack, a very worn horse shoe, huge set of leaf springs for a Model T (I think), multiple hardware parts for buggies and cars, and tons of bottles, mostly broken, from the 1800's to the 1970's.

Just thought of one other thing. I do NOT have a metal detector. We plan to sod next Friday, and pour a concrete patio within a week or two. I should probably give the entire area a once over before doing that.

Anyone know ANYTHING about metal detectors. Choice A is local to me, the other about an hour away. A is more expensive, but if it will do a better job, I am OK with that.

Beautiful cars and home! I lived in McAlester, Oklahoma and also Elk City when I was a kid for a few years. Nice people there.

I'd like to apply for the chauffeur position to drive you around in that Vanden Plas. :)
