Pole barn pricing?

So I've been shopping around for estimates to get a garage built 24x32 w/ 10' walls with vinyl siding and shingled roof HOA rules :-(

So far I only have one estimate from a local builder that specializes in garages, but they quoted me $42k for everything minus insulation which I am opting to do later. This is way more than I can afford. I have two other garage builders giving me estimates soon.

I contacted a truss company Statesville Truss because they advertise that they sell pole barns. They in-turn referred a pole barn builder to me that came in with a quote for $15,995 for just the finished structure with no concrete, electrical or insulation. I plan to do the electric and insulate later.

My question here is, does this sound like a good price for the pole barn or should I attempt to build a stick built garage myself with a kit from Carter Lumber?

Thoughts, suggestions?

I just put up a 24 x 30 pole barn with a 10' ceiling. I just went with the metal siding and roofing. I did do a total of six windows, two people doors and one overhead door. Actually a bit of build thread on another board (http://www.chevelles.com/forums/showthread.php?t=677306).

With concrete, fill, permits, etc it cost me about $15k. I am working installing my electric and finishing the interior now - ran a few conduits through the floor prior to install electric before the slab was poured.

Trentomakes, would go the metal building route if I wasn't in an HOA, but they don't allow it so it has to match the house.

Dmicintosh, did you do the barn yourself? Mine will have to match the house which means vinyl siding and brick facia around the garage door. If I go with this guy I will have the building done and do the floor at a later date, maybe after tax returns next year. His price of $15,995 does not include the brick either because he is not a mason. However, he is much cheaper than the rest and I would not have to break my back building it myself.

From what I can tell, he comes from a Mennonite family which is Amish, right?

I did not build my own. Thought long and hard about it, but decided that it'd be a lot faster and not too much more to have them build it. I think materials alone (minus concrete) we're going to be $8k. Figured concrete would be another $3k or so, so in the end the price to do it myself wasn't enough to tip the scales for me. And the two man crew had it up in less than a week.

I priced out siding and shingles, and the price was only a few thousand dollars more.

I don't know if they get to your neck of the woods or if you are stuck on vinyl siding but these guys are top notch. They do smaller buildings also.

I won't tell you what my 40x40x12 cost....in 1985...but it seemed like a lot back then.
I need to paint the roof now but overall it has held up wonderfully so far.
I will say that it was up in 3 days. The shell and doors that is. Concrete, etc came later. Other than the concrete we did the rest of the inside work ourselves...and to local code. Maybe even a bit beyond. Code is easy if you study and read up.

I would get the basic insulation they provide if possible. The wood goes up, the insulation in big rolls gets laid over it. Then the metal goes on. You can always add to it later. Good luck.

Oh, and make sure you insulate under the concrete. We didn't know about such things back then. It's a big deal.

Edit: I just homed in on those dreaded letters HOA. Oh, well maybe something I offered up may help.

That was metal roof and sides, no windows, two 10x10 insulated doors and one man door. The concrete and electrical I did myself. Will insualte myself as well. Your $42K seems high unless it is turnkey and finished (wired and insulated).

Gearhead, what's it costing you to go through ths company? I talked to Carter lumber and the materials for single story stick built are going to be around $8k not including concrete or the brick facia. I have not gotten prices on concrete yet. Then I have to decide if I really want he hassle of building it myself since I don't have a lot of people around here to call on for help. It will mostly be me and my wife doing the build. Only plus is I work for a construction rental company, so getting equipment is a non issue.

I am struggling with ths as I am only able to afford so much and I hate paying people to do things I can do, but I also don't want to get knee deep into it and have to hire it out anyway cause something did not go right.

Luckily there is not a lot of site work to be done where it's going, but yes that $42 was turnkey minus insulation and finished walls.
