Hi everyone. I'm new to the boards and just thought I would share the start of my project. I recently sold my house that had a 25x34, 3car garage and 10x12 shed and moved into a house with 25wx32d 2 car garage. The previous home owner built a main floor laundry room that extends into the garage and takes up about 120 sq ft of garage space.
I talked the wife into letting me put up another 24x32 2car garage for toys and the my little side job of auto detailing. My dad a few of his friends and myself have been working on this for a couple weeks when we can in between snow storms.
I will update this thread periodically as we go.

A few more pics.
We had the walls framed and sheeted in one day and the trusses up the next day. Then we had to take a snow break the the roof was sheeted and shingled the next weekend. The walls were wrapped and the doors and windows went in the following weekend.

Nice size and it looks like it will blend in with other structures in the neighborhood when the siding is finished. Will you be finishing out the inside? I understand it gets cold in Iowa.

Do you think you can get the siding, fascia, soffit and gutters before the weather really gets bad there?

What order would you rate these to protect the building over the winter? I think one is dependent of one of the others to complete the job.

Thanks

We are doing the siding and soffit on Monday and Tuesday of this week. We are being blessed with some upper 40° to mid 50° temps this week so it will be done before it really gets cold. Average temperature are still supposed to be in. The low 40s.
I have a kerosene bullet heater to get the inside semi warm to cut the siding so it don't break.
Electrical should hopefully be done this month yet then I will start insulating and sheet rocking and get my heater up.
We would have been done but the weather has kind screwed us up. Bad planning on my part to start a project like this in october.

We went with the same 4/12 pitch roof as my house and we're able to match the siding, shingles and soffit that are currently on my house

Made a little progress the past couple days. Got the soffit up, garage doors functional, and since it was 60°today I left work at noon to help hang some siding. Two walls down and two to go. I also brought home my gutters which are 16' sections that were shoved in to my Tacoma

Like you, I have a Tacoma crew cab with the 5' bed. I have hauled a lot of 10' material. Never tried 16'. I think that is pushing it. Where there is a will there is a way.

I love my Tacoma as I've had two of them now. I had about 3 or 4 ' hanging over the tail gate. One ratchet ******** the rear D-rings, then I took my bed hooks and move them to the front rail and put a bungy strap there and another around the passenger side headrest. They actually hauled better than 10'downspouts and 12' starter strips I brought home the night before. Saved me $50 also. My mom says I look a little redneck:bounce:
At least I wasn't like the guy trying to haul 4x8 sheets of plywood in a Explorer.:headscrat

It feels good to say this but we finished up with the exterior today. Had a few pieces of soffit to put up and some siding on the peak and backside and hung the gutters. We beat old man winter!
Now I'm waiting to hear back on my electrical quote. My first quote was $7700:shocking:. Needless to say that one went right in the trash. I'm also waiting on my $900 Menards rebate to buy my insulation and sheet rock then more fun can begin.

$7,700 to wire a garage. That seems high, even if it includes running a new service line from your house panel or service entrance. A lot of people here (The GJ) do their own trenching and heavy cable pulling. That should get the bill down a bit.

As an experienced builder of all manner of things I have found that there is no electrical job forward of the service entry that a mechanically inclined, and properly educated homeowner can not tackle.

There are a number of good books on the subject and lots of good advice available on the GJ electrical forum.

In Jonesboro home owners can wire one house a year if they pass a test administered by the building department. There may be something similar where you are at or no restrictions at all.

I had another guy that I know come out for another quote Friday. Should hear back Monday.
Around here we have to get a electrical permit which can only be pulled by a licensed electrical contractor and the work has to be signed off on by the building inspector.
I know the guy that came over Friday and what he is going to do it run the 100A service from my house, give me 3 lights, 3 outlets and my 220 then call the inspector and have it signed off on then we will do the rest. We will see what he has to say

Looking good! Nice to see somebody else from the SUX area on the forum. Considering all the wind and rain we've been having lately i bet your happy you got the exterior done when you did. I was lucky and finished my insulation durning the good weather. If your still looking for HVAC I had a very good experience with the guys over at C&K.

Thanks. I already have a 5000k watt, 220v heater from my old house. I use to have a 850 sqft garage with 12' ceilings and I could keep that comfortable with a 4000k watt heater. Thanks for the reference though.
Im just happy the exterior is done. Once I get my electrical ran it can snow all it wants haha. I accepted a bid from Kniefl, just waiting for him to start.

Haven't made a lot of progress lately but I did manage to get the electrician out here and had the 100A service ran. I only had him give me the basics to keep things cheap. Once we get it signed off on I will add a bunch of lights and the rest of the outlets.

Oh! I thought you were talking about on the dwelling, haha.
Anything here over 3' is supposed to have a red flag on it.
I failed to do that. It was later at night and 90% of the 5 miles to my house can be done on the back roads or gravel. Shh ;)

It's been slow going but we made a little progress over the last couple weeks. Only real setbacks other than my water heater taking a **** have been the lack of time to work on it.
Walls were stuffed with R15, sheet rock hung, electrical added to and one coat of mud is done. I plan on blowing in the attic insulation after we get the walls finished up.
I'm starting to the light at the end.

I also picked up this little gem locally off Craigslist. Showed up to look at it and it turns out it was my kids reading teacher selling it. Got it for $80 and it works. It's crusty and dirty but the little bit of cleaning I've done to it so far has it looking better already. I also have to replace the glass but that can be sourced locally. No free beer for my buddies now.

Any progress is great progress Nick, looking great.

Things have been a little uneventful but I made a little progress. Between woring 48-50+ hrs a week, the kids wrestling and soccer starting, there aren't enough hours in the day.

I managed to get all the drywall work finished, everything primed and textured. Ceiling has been painted and all the lights hung up ($100 off craigslist for 12 fixtures) I have to change out the bulbs yet, some are pretty dim or starting to turn purple.
I have a contractor friend starting a kitchen remodel so I have a lead on a bunch of free cabinets. Hopefully they are worth a ****.
Wall color and trim is next!

Nice job with drywalling! Certainly makes the garage feel like a living space. Any plans for a mid-lift in the garage? Plenty bright for a custom portering service!

Thanks for sharing!

My original plans were to do 13' ceilings and add a full size hoist but I had to start cutting cost in certain places and I ended up with 8'10" ceilings :(
I might add a max Jack down or equivalent the road.

I do some auto detailing on the side so the more lights the better. I might even add some down the center later on.

35 cents for a soda? That puppy is a real antique. If you sell beer for that you are still giving most of it away.

I'd like to find one of the glass faced beverage coolers used in places like Subway. They are occasionally available but not for cheap.

haha, someone in the "pop machine thread" made a comment about that too and asked if it were a heart and spleen :lol_hitti.
It's the fake wood sticker I removed. I used my steamer so it made the floor a little wet.

Not much progress. I did a little cleaning only to make a mess when I put the openers up last weekend when it was 75* out. I also started acquiring some free cabinets from my contractor friend. Just waiting for him to finish the job for the rest of them.

Attic access will be cut tonight so I can properly run all the wires for the photo eyes and wall buttons.
I got a few paint samples picked out so hopefully I can decide on that today and throw some color on the walls this weekend.

I managed to knock a few more things off my to-do list. After battling with Lowes to get some insulation delivered I basically told them to pound sand, got my money back and had Menards deliver it along with a truck load of lumber for a privacy fence.
We blew in 12" of cellulose. I also manged to decide on a paint color with a little from my wife.
Now it's time to seal the floor with something.

Cleared everything back out of the garage to seal the floor. The product I used was TLPPC from Garage Flooring LLC. It looks good and easy application.
