Second floor going on and still no trimmers in first floor doorways ?!!
I asked the framer the same question. He said he puts them in later. I dont know his reasoning. They are called Jack Studs. All of the windows already have them. I saw another house he did and he did it the same way. He cuts out the baseplate 1.5" or 3" where they have to be doubled.

As for not installing the trimmer before erecting the wall, one guy said to me he did it that way because he felt it gave a stronger opening because the bottom plate is nailed straight through under the trimmer and not just toe nailed.

I think it also helps line up both sides of the opening to keep things square so one side of the opening doesn't kick out.

Few pictures from yesterday. Lots of progress happening. Last of the trusses are going on tomorrow on the house. Might have it weather tight by the end of the week. Meeting with the roofer, siding, interior steps, etc. tomorrow. Metal for the building is wrong. Contractor order the wrong length so I'm making him take it all off tomorrow. Wait until i tell him that.

The metal only ran up 12' to the top of the carrier. It should of ran all the way up to the eve. The contractor was going to put drip edge on the top of the first sheet and then running another piece of metal to the eve. Thats not the way i like things done. I had them measure for new metal this morning.

Wait...am I missing something? How are those headers supported? Where are the jack studs?
This was talked about in post #160/161. Basically they go in later. If its a non load bearing wall they leave them out until the roof is on. Helps keep the wall square. I've talked to more then one person and they assured me thats how they do things.

Yea i have to eat the cost of the extra metal. But i will use it somewhere. Some of it I'm going to use in the soffit under the porch after the lights go in and my dirty room i was going to use drywall but i will have enough metal to hopefully do it as well. Ill just have to order some more J channel and L channel against the floor. I stopped by tonight and saw another mistake I'm making them change in the morning. Where the wainscot butts up to the garage door he changed the color at the transition point between the colors. Looks like ****. I try to stay on top of them. This guy has build me a pole barn before i don't know why he is struggling with this one. I literally have made it a point to go over every little detail after the mistakes he's been making.

At least the framer is kicking ****. I meeting the HVAC, plumber, septic, mason, etc. in the next three days. Also have the roofer lined up for the week of the 14th and i have a guy that should have an estimate back to me in a day or two on siding and exterior trim. This guy is supposed to be the best! Stay tuned the roof should be finished up by tomorrow on the house. Its finally starting to look like something!

That's a good sized covered porch out back. Is that going to be a three season room?
Yea its 16' deep and 20' wide. Im going to spend the extra money and do the fancy glass/screen enclosures. Put an electric heater out there when it gets chilly. I plan on doing a ceiling fan and a flat screen tv out there at least. It will be a real nice space to sit and watch the ball game at night. Its a big triple hung window between the living room and porch.

House is about 95% framed up. Still have to install staircases and the exterior doors. Staircases are supposed to go in Monday and the roof is going on Monday/Tuesday. The windows were going in Today.

Shop is on hold again waiting on metal from the screw up last week.

Windows are in and the plumbing vents are through the roof. Shingles go on Monday/Tuesday. One of the transoms on the front porch windows was cracked. The company i get my materials from sent the window out anyway because they didnt want to slow up the install. I called them yesterday to let them know it was cracked and they were aware of it and already had the window service company coming out to replace the glass. They take good care of me. The manager himself comes out to measure for materials just to make sure i get what i ask for. If youre in the Delaware area i highly reccommend Wyoming Millwork for everything your house needs.

Gables are framed and the metal arrived this morning for the roof. Probably wont be until Tuesday of next week before we can put any of it on becasue of the weather.

Yes Yes I used vapor barrier. You can see it in some of the pictures. The white backing is facing down thats not the back of the metal. Im not using it on the wall because im using closed cell spray foam. And thank you btw.

Thanks. Yea its two seperate crews. I was lucky enough to find a good framer. I got hooked up with a guy who builds custom houses. He also owns an insualtion company. I agreed to use his company for insulation if he lent me his framer as he had sometime between other jobs. It worked out perfect. I own a trash and restroom company so im hoping we can swap business and it will be a win win.

The spray foam insulation is a great call, we used it in all the walls for our house (completed in July 2014). There is a noticeable difference in how quiet our house is inside, there is a complete lack of drafts and our electric bills are 20% lower than one of our neighbors who used conventional insulation (and their house is 1500 sq feet smaller). We also upgraded our HVAC system to variable speed high efficiency units and that helps as well.

Did you go with closed cell or open cell spray foam in your house?

Im going with a geothermal system in my house. 3 ton downstairs and 2 upstairs. Both variable speed.

Thank you i appreciate it. A lot of hard work has gone into this build and I'm just getting started. It already been 3 years since i started clearing trees with no real plan in mind.

Delaware is probably one of the cheapest states to live in. No sales tax and the property taxes are crazy low. On a $200,000 house its only around $1,200 per year. Im 30 minutes from the beach towns, and 90 minutes from DC, Baltimore, or Philadelphia.

There are a ton of Ravens fan in the area. I went to college with Flacco. Few of my buddies have season tickets. I was born and raised an Eagles fan, but the ravens are my second favorite team.

Ill be clearing out the woods around my lot tomorrow and sunday with my brushcat and grapple on my bobcat. Picking up all of the dead branches and clearing the underbrush. I'm going to be burning the giant pile of wood and stumps in the next week or two. Pictures to come soon.

Made some progress on the clearing this weekend. Got a lot of the brush cut and cleared and made some progress on the right side. It was a disaster to say the least. Had to bring in the excavator to help clear some dead trees. I don't have a real good before picture but it was really overgrown with tons of trees and branches to clear out of the way. This was only about 6 hours of work. Still a lot more to clean up.
