That could be ~20,000 sq ft! That was a huge project but does not look excessive.

Drove the vehicles onto the concrete tonight. The transition seemed OK.

One of my neighbors is an asphalt contractor and we chatted a bit as he walked by this evening. Although he didn't like the color of my driveway (Ha!) he also mentioned that when the city paved our road it would being it up to the concrete.

He may have just been being "neighborly" or maybe he knows something.

Monday - May 2, 2016

This morning I heard activity on the building site as I was preparing my morning coffee. I walked outside and saw the Concrete Crew cleaning up the lumber used for forms. I spoke with the foreman and asked when he thought they would be pouring the steps and sidewalk.

"Today", he answered.

A short time later the "Concrete Buggy" arrived; followed by the Concrete Truck. The work began.

The buggy made several trips back and forth with the Concrete Crew then finishing the first set of steps.

A bit after noon the Security guys arrived.

Everything was tied together through the Security Junction Box.

The guys left about 5 pm. I don't think everything is quite ready for prime time. I suspect they will return tomorrow to finish their project. Which is good because the VCT tile floor is scheduled to be installed in the Mezzanine on the day after tomorrow.

Wednesday - May 4, 2016

Yesterday was the first quiet week day on the building site in quite a while.

Well OK; last evening I did move the Video stuff from the Mezzanine to downstairs and I put a temporary "hook" on the Mezzanine wall to hang the cables out of the way for the Flooring Crew.

Today the weather was absolutely amazing! Puffy white clouds drifted across a stunning blue sky and the temperature was perfect! Would I order more of this weather? Yes please; two please.

Oh and today we had some activity on the building site.

The Flooring Crew arrived to install the VCT Tile in the Mezzanine Room.

The first order of business was cleaning up the floor.

Next 1/4-inch underlayment was stapled to the subfloor. Unfortunately the Flooring Crew was a couple of sheets of underlayment short. [Interesting note: The sheets of underlayment are a weird size: 4' x 5'. ]
The Flooring Crew will return tomorrow morning to get the last of the underlayment down and then lay the VCT tile.

I found this little cabinet on Craigslist about 5 miles away from my house. For $15 I'll find a place for it in the Lone Beech Garage.

As always, I love this project and your documentation of it. I'll bet you're getting anxious for the end, so you can start moving in. Of course I have more questions. Whats up with that 4 inch step on the bottom of the dock steps? Also, what are your plans for the dirt work right next to those same steps. It looks like a pretty steep drop off. I would think a tapered retaining wall would be needed to hold the dirt in place and make it easier to mow. And finally, when are you going to put the grates in? WE WANT THE GRATES! WE WANT THE GRATES!

"4 inch step"... I noticed that after the steps were poured. I think it was probably the same height as the rest of the steps until they poured the pad. Ha!
It will be interesting to see if the inspector has issues with that.

I'll be working on the terrain in the near future and the "steep drop off" is one of the many places that will need to be addressed. I'm not sure what the solution will be.

Grates is it? Ha!
I've been tempted to drag them into the Lone Beech Garage but as long as there is work going on around the Tornado Shelter - like today - I'm reluctant to do so. They are heavy and awkward to deal with. Worse; they're stacked towards the back of the Tetris puzzle that currently is my house garage.

Today I talked with the guy that is doing the concrete treatment on the floors. He may be able to get started next Tuesday. If not, a week from this coming Monday.

The Flooring Crew returned this morning and continued their work on the Mezzanine Floor.

The last of the underlayment was cut and stapled into place.

The VCT after it was installed on the Mezzanine floor. Sealing and polishing will come sometime in the near future. I'm pleased with how this has turned out.

A couple of guys from the Concrete Crew were on site today.

The other fellow spent a very long time in the Tornado Shelter applying a premixed compound to fill in some voids under the "Lip" as well as make it look better cosmetically.

A short step is a safety hazard. When we climb up and down stairs our feet are on autopilot. Once you have taken a couple of steps your autopilot locks in the height of the steps and assumes the rest are the same. An out of sync step will offer up some real surprises. An inspector writeup will give you some leverage with the concrete contractor.

If the riser is 4-inches, the tread needs to be at least 18 inches to be comfortable. The solution may be to pour an extension on the bottom step and keep the low rise. Come on Lubes...honestly, who doesn't want their very own loading dock? Shipments of almost anything show up on a truck and you just tell them to pull up to the "dock"! It's a garage-o-holic's dream come true!

Of course, that could just be me...:D

I live for updates on this build, what am I going to do when it is all said and done?

When I saw the short step I thought, "That will make me stumble as I come down the stairs!" To my surprise - and I truly made a conscience attempt to not anticipate the last step - it wasn't a hazard. I noticed the difference but it didn't seem remotely dangerous or anything like it. It was more like the brain just said, "For some reason we're down just a little earlier than we should be but we are down safely." It might be the fact that the short step is onto the landing. To Bob's point, with a rise of 4-inches the resulting tread is way more than 18 inches. Maybe that's why it feels OK.

I don't think this is going to amount to a hill of beans when the inspector sees it though. I'll be VERY surprised if he/she doesn't want it addressed in some fashion.

with the step you should be OK, likely you will have hands on the wall on both sides anyway so even a surprise wouldn't be such an issue. Also its not like those steps are going to be used by too many people, how often do you have tornadoes anyway :)

I don't think it's the Tornado Shelter that has a step problem... (I can see how you thought Bib was referring to that due to the thread flow)

There is a set of steps near the loading dock that has a short rise on the bottom step.

Haha when you basically have the equivalent of a drive through beverage and a lube stop in the garage, I figured there had to be a very specific purpose to the loading dock (e.g. small business/inventory storage/logistics company). I find the "just in case I need it" answer so much more satisfying. :D Thanks for taking us along for the ride Scott, can't wait to see the lift go up. :thumbup:

I worked a little on the Festoon/Trolley system today.

I bought a metal electrical box and drilled a couple of the existing holes a bit larger to accommodate a 2-inch U-Bolt. I replaced the existing screws in a conduit fitting with a longer variety and then put the whole mess together.

The idea was to make it possible to attach an electrical box to the trolley's diamond shaped "arm" cross-section and have the box parallel to the floor. This all seemed to work.

I then realized that it might be better to have the box lower rather than higher and rotated the box on the "arm" accordingly. A lower electrical box should give me more room when the Festoon Cable is mounted and drawn taunt above the box. The electrical box will act as the junction for the transition from the Chain Hoist's round electrical cord to the flat Festoon Cable that will traverse the length of the Yellow Beam.

With the flooring in the Mezzanine done, I schlepped the CCTV equipment back upstairs. I had an ancient monitor in my basement but the Video Cable had disappeared. I went to a nearby thrift store and found a VGA cable for a buck. I sat everything up and was pleased to see that the old monitor and the new equipment played nicely together.

I asked my long suffering spouse to walk out to the Lone Beech Garage after the sun went down and stand in the Woodshop in the dark. The point of this exercise was to see how the IR illumination worked.


Readers are probably wondering about the date-time information. The guys that set up the equipment earlier in the week left before I got the briefing on how to set up the equipment. At this particular moment, I don't have the password to get into the device and change the settings. Monday afternoon I am expecting a visit from the Security Crew to get all the pertinent info on how to operate the CCTV and security system.

Monday - May 9, 2016

Today had a couple of events on the schedule:

1. Garage Door repairs late morning.
2. Security System/CCTV briefing mid-afternoon.

The phone rang at about 8:30 and it was the Security company. They had a sick-out today and we rescheduled the briefing for Wednesday morning.

About mid-morning I contacted the Garage Door installers and learned that the schedule was slipping. Now it was looking like 2 pm.

They showed up at 3:45 pm. Granted - and I appreciated it - they texted me a couple of times to let me know that the schedule was continuing to slip.

I had 4 door panels to be replaced. One in the 14-foot tall door that had been damaged prior to installation. 3 panels in a couple of the 10-foot doors.

When the brick had been cleaned - using muriatic acid - the person cleaning the brick had not raised the two 10-foot garage doors (the big doors were already open). The acid had been splattered onto 2 panels on the center door and on the lowest panel of the other door. I did not catch this for about a week so the splattered acid had sat on the door panels that long. With some effort the splattered areas were cleaned off but, after a week, I feared there would be future consequences. I elected to have those panels replaced.

After the Garage Door Installers left, I cleaned up all the stuff off the floors of the Lone Beech Garage. This is to prepare for the concrete floor treatment that will begin this week.

After I had done that I realized that this was the first time that there hadn't been some "stuff" - usually a lot of "stuff" - on the floor. I thought it would be a good idea to do some "before" pictures to contrast with the "after" pictures I will take post floor treatment.

The Floor Treatment Crew brought their trailer over at about 4:00 pm and stationed it for the start of tomorrow's work. To my surprise, the boss indicated that he wanted the grates in place. I thought they might interfere with his crew's work so I hadn't brought them over.

My son and I played Garage Tetris and moved enough stuff out of the way to get the grates loaded on the pickup.

As I expected, when all the grates were positioned over the Tornado Shelter, they didn't quite fit.

I knew that I could trim a bar or two off of a section of grate to take care of any fit issues so I hadn't overly concerned myself with that dimension during the construction of the Tornado Shelter. I got out my Portable Band Saw and made short work of taking off one bar.

The Grates fit but are still a bit tight. At some point in the future I'll either grind a bit on some of the grates that have some protruding cut-offs or take off another bar.

I think I shall stick with "Haze Grey" {as close to normal concrete color as possible} for the floor.

Yes, Arizona can be warm at times. I'm hoping that mine will handle the humidity as much as anything - we shall see. I hope these things live up to the hype as I am all in now. Ha!

looks great. Finally I can uncross my fingers worrying about the opening in the floor with everyone walking around :) Have you thought about a lift assist or some way to move the grids when needed? Could you add an angle iron to the sides and ends so you dont have to deal with any edges?
