I've been browsing GJ for a while and after quite the ordeal of selling our old suburban home, we were able to buy a 2 acre property that was in progress and where I could build a much more substantial shop.

It'll be 26x30x12 with with 2x6 walls, 100amp electrical, hardiboard siding and two oversize doors. I wish I could've gone bigger, but only so much money.

The builder is doing the foundation, framing, siding, exterior finishing, and basic electrical. I'll insulate, drywall and add some more electrical. It'll end up being for pretty much everything... mechanical/fab work, woodworking, a small gym area, and lots of storage.

The original building site was quite close to the road but because of setbacks, it needed to be further off the road.

Welcome aboard and sounds like it's going to be a cool build. I think you're postings pics, but they're aren't showing. At least for me they aren't.

Please be advised you can not post photos on the GJ using Imgur. We have had a few topics about this as Imgur has blocked the GJ due to the fact we have a classified section. May I suggest you set up an Album on the GJ to host your photos so we can see them.

We're in East Sooke, about 40 minutes from Victoria. This is about as flat as non-ALR land gets over here.

Pictures from my visit today, mainly dealing with trades in the house (painter broke the front support rail for the apron sink) but the framers are getting stuff done! Trusses get delivered Thursday!

Trusses and most of the sheathing up. We can finally see the scale of everything.

We had an accepted offer on a different new build in Otter Point but the builder was dicking around, so we jumped ship when we could and here we are. A strata title *****, but what can you do, affordable acreages are few and far between.

Everytime I think we may have possibly jumped the shark, I remind myself of a buddy who bought a 50s/60s original house near the Jube for considerably more than what we're spending... and he's gotta live near all the hipsters.

Looks good, but I have a question......why do you have a curb at the front and sides, but no curb for the wall on the back? It looks like the back wall sets directly on the slab while the others are up a couple of inches?

I actually haven't noticed, but I'd say it's partially slope and partially the panoramic photo. The footings were poured before the slab.

The siding is going up now... if we're to close on time everything (exterior paint, basic electrical, trim, overhead doors) needs to be done next Thursday, it's going to be very very tight...

Then the I can start on the fun stuff :)

The exterior guys are sllooooowwww. Roofers were done in a morning, but the exterior guys are still putting up siding and soffits.

I'm starting to plan out the fun stuff some more... driveways, lights, shop layout, etc.

For the driveways, the builder is giving us $1000+ to leave things as is... he wasn't going todo what I wanted anyway, so I might as well grade things how I want and then have the slinger come in. My wife will park by the house as she typically has to wrangle a toddler and a dog out of her truck and I'll park in front of the shop.

For outside lighting I'll have two small LED corner lights that match the house that are on dawn-to-dusk, a 45w LED or 150w halogen projector into the backyard area between house/shop and a BIG @$$ light between doors to light the driveway.

I want the the two big lights to be on some sort of smart system, so motion sensors in the carport/porch and in the driveway turn them both on when it's dark... no idea how to do it yet but I'm thinking remote sensors, WeMo/similar switches and a Raspberry Pi to control the works.

Inside, there will be six 4L T8 fixtures with 32w daylight bulbs, a 54" ceiling fan, a 30amp welder plug, a 30amp unit heater plug, a 20amp compressor plug, and six 15amp 120v plugs.

Getting into the actual layout of the shop, I'm going to park my LS1 powered Acadian convertible on the side with the small gym area and the other half will be the work zone... space for a whatever and maybe a MadJack lift in the future, and a workbench, cabinets, fab table, cheapo Husky 52" toolbox, and the extra fridge my wife wants (very convenient for cold shop beer). I'm also going to put in 24" deep shelving about 9.5' up around the rear perimeter... should be close to 60' linear feet of shelving for ******... the house is on a slab so without a crawlspace, it's gotta go somewhere.

Now, what did I miss?

She's pretty much done. Electrician forgot todo half of his work... couldn't find the two packages of 6500k T8 light bulbs that were sitting on the fixtures... missing two 110v outlets, a fanbox, and a 30amp circuit for a unit heater. *Shrug* I hope the 24 bulbs are bright enough.

Trying to find floor densifier/sealer locally and once thats done I'll start on insulation+poly+drywall... can't wait to move in and see my toolbox again, it's been 5 weeks.

My new to me dirt mover, scraper, mower, tiller, and post pounder... attachments still to be purchased. I've been on the lookout for months and finally got the jump on a small 4x4 tractor with a loader after being second or third in line far too many times.

Otherwise, I got a good start on the insulation while waiting for the electrician to finish up the last three circuits he "forgot" about... a 56" ceiling fan, rear 120v outlets, and a 30amp plug for a heater.

I'm super happy with light output though, this photo was taken at night with only 8 of the 24 bulbs installed.
