So, the time has finally come! After following all of your beautiful builds, I am tired of crawling on the cold concrete floor of a freezing garage. Time to build!
My wife and I toyed with the idea of moving, and actually looked at a couple houses with more land and descent sized shops, but the housing prices made us change out mind. So I will build my (roughly) 20 X 20 garage into a gear head cave. I'll be updating as I go along. But so far the plans are as follows:

The garage will be used as a mechanical and detailing garage.

- Full LED lighting all around, some flush mounted in wall
- 240V roof mount convection heater
- Roll up garage door to eliminate all ceiling obstructions (ordered)
- 4 post hoist with 2 scissor jacks for servicing and storing my car in the winter.
- Selling my snap-on box in favour of built in units/cabinets
- Racedeck flooring
- Flat panel TV
- Sound system of some sort.

I will be running a sub panel for the added electrical loads and gutting first to upgrade insulation and hide wiring.

I removed the bulk head as I was loosing a good 8" of height. After I removed it I actually decided I like the exposed beam look. So my plan is to sand and paint it wall color:

Great plans! I have a question, did you find a roll up door with insulation? I've been wanting roll up doors, years ago when I looked they didn't have insulated one, haven't looked lately.

I think you'll like the RaceDeck floor.

I get by just fine with a 5.1 sound system designed for computers (from Best Buy about $80) connected to an old tablet, Directv, PC and the flat screens. Plenty of sound without annoying the neighbors. We have a dink in the neighborhood that makes an **** of himself getting tanked up and cranking up the music just to be a pain. Don't be one of those.

In other news with the 92* that my garage has been for the past 2 weeks, I have decided to scrap the roof mount heater in favour of a mini split AC/heating system. Probably won't buy it this year, but I'll be roughing in for that instead.

Also eagerly awaiting my garage door. I'll be removing the springs off my old one so I can drywall and plaster before my new one goes up. Also have to wire up a plug above the door and replace my light switch with a motion sensor unit as I won't have a light on the opener anymore.

Hey thanks! Yeah I found the need for an ac unit this summer. When I discovered the mini split system, I thought it would fit the bill perfectly.

Well, the garage door got here...
The guy the sent to deliver it was almost impossible to understand and showed up with a 30' straight truck and a pallet truck. Add to that a 1 ton jack and an hour and we managed to get it off the truck. I can imagine how fun it's going to be to get up into place.... [emoji19]

It comes from smartgarage.ca. I called the manufacturer, she said their installers only take 2 people to put it up even on a double car door. Apparently the crate and packaging weighs quite alot. Pics to follow tomorrow once it's installed.

Well, the install was a ***** to say the least. I don't really have the time or want to rehash it. Let's just say I had two professional garage door techs who are experienced in commercial and residential help me. The three of us spent 8 hrs yesturday on removal of the old door and install of this one, one came back today for another 4 hours to help with the final set up. Both said they'd never do it again.

But it's in, works well, looks great and it's quiet. Unfortunately a couple battle scars I'm going to have to get my compound out and smart garage is sending me some touch up paint. OK, so it's been a little while since I updated my build, but now that summer is done, it's about to kick into high gear.

Finally finished the weather seals on the garage door. I chose to go a different route.

The ones from the door manufacturer:

My buddies that helped me install the door brought some of the professional seals they use at work:

They are a little more industrial looking but I love it. They brought me enough to do the top of the door too, but the seal slapped the door everytime it hit a low spot. Not only was this loud but it also about halfway down induced a bouncing in the door which the opener took to be an obstruction and reversed the door. I realize I could have increased the down force but the noise put it over the edge.
I ended up using the brush seal the manufacturer sent. Although I didn't like the idea of drilling into the door, it turned out OK. With the door closed and no lights on I see no daylight = no/minimal air leaks. 4f6542301fc92f10b474345136242215.jpg

OK so some ideas would be helpful. I put these pipes in from the back of the garage to the front a couple years ago.

It runs hot and cold water into the garage. I also put in some air fittings to blow out the water in the fall.

I want to strap the concrete wall with furring strips, strap the studs, glue rigid insulation in between and drywall right to the floor.

What should I do with the pipes? Run them outside the drywall?

So, day one of the tear down found a couple of surprises, one was very pleasing!

The back wall of my garage is built out of 2 x 6. This should enable me to set the hvac back into the wall and achieve a flat wall:

The most exciting news I found was that there is a false/drop ceiling! By removing that and going right to the joists/ I-beam, I have another 13" of height bringing my garage to a 12' ceiling! 6117d8d25310e19bd8aa67a7a19d4aaf.jpg15f5ec304153841a4c1327b66189aac1.jpg

Being that it is 5" as apposed to the 6" of the other ducting I figured it was a return to keep air flowing in the ceiling. I turned on the AC and found its actually a vent blowing cold air!!!

So tomorrow I'll be removing the lights and false ceiling. I'll also be going back to the source of that vent in the garage and capping it off and removing the ducting from the joist cavities.

Day two of demo found no more boxing around the hvac, no more vent in the garage and no more false ceiling, HELLO 12' CEILINGS!!!! Pay no attention to the lighting that's completely temporary.

That's some unusual ducting it seems. Why run 4 individual lines all the way back? Seems you could have a common main line up to the ceiling and then balance the lines into their individual rooms upstairs.

Funny enough the two longest lines go to the same room! I don't know why they would do that, but I also don't know why they would put A/C and heating into the ceiling cavity either. I'm just trying to find the most effective way of getting the ducts run to minimize bulkheads...

Nope, not even the ******* next door! HOA is not a governing body in my area. Technically the door is a residential door, so there would not really be any grounds for a complaint.

I like the door, how big is it when rolled up? I only have an 8 1/2' ceiling so there's not much room above the door.

I believe you only require 16-18“ both above and back from the door opening. You need 6" on the opener side and 4.5" on the opposite side. I barely had the side fittment and it is tight!

I can't imagine the purpose of that vent to nowhere. Do you have a room over the garage? If so, should the floor of it/ceiling of the garage not be insulated? Perhaps that was a builder's way of avoiding having to insulate that section?

Exactly. Yes I do have my bedroom above it. So instead of insulating between the joists, they just dropped the ceiling and put a "vent" in there in an effort to heat the floor. There was thick insulation/vapor barrier on top of the drywall of the drop ceiling, but it didn't work. That room was always cold.

Anyways, for today's update I finished the demo and cleanup and took 2000lbs of materials to the dump.

I had a quote for spay foam insulation. They quoted R31 in the ceiling and R14 in the walls. I think I'm going to book it.

Next up is relocating the Hvac

SOOO glad you're doing spray foam. I bet your bedroom feels much better afterwards, as well as the garage.

I'm in a more more mild climate than you, but we had our whole house spray foamed, including the garage. We have no HVAC in the garage, but even on the hottest 100+ days, the garage is very livable with the doors shut.

Not much to report today. Removed the duct work to the house to start work on sinking them into the wall. Pulled the remainder of the blue foam board and insulation and dug out the insulation stuffed around the door so I can spray foam in there properly. 75c488e153e0c8ef1893af5cd070e6b1.jpg

I agree on furring out the lower foundation wall to cover the pipes. 2" x 2" PT shot into the concrete. Drywall could be ok but I'd likely want something more durable to cover just that section, maybe 24" high.

The steps as it is will be in the way of the hoist. I considered taking them flush to the (diagonal) wall but that made them end right where the bench will be. I decided I'm going to take the steps straight out towards the garage door and build a landing at the top with railings both sides.

Regarding the boxing, I don't want any boxing on the back wall because I want/need as much depth to the garage as possible again for hoist purposes.

The drywall to the floor will be slightly higher than the poor and have a 6" hospital style rubber baseboard glued to it and cocked to the floor so water doesn't wick up the drywall.

I did consider a mild gauge aluminum diamond plate sheet 48" from the floor up but I will have to wait and see how funds go as they are about $100 per sheet.
