New Concrete 1700sqft Floor

New garage/barn with concrete poured 3 weeks ago. Looking to seal or coat floor. It was finished by hand trowel and is smooth but not power trowel smooth. So many products out there to choose from. Will be used for auto storage with some maintenance work. Floor is heated. Located in MI. Main concern is oil protection. Don't mind a natural concrete look and not apposed to color either. Cost and oil protection is more important than look.

Suggestions?

If you go through it with a 150grit sanding screen you are able to take down some of that hand troweling trace and it opens up the pours for your densifier/sealer. I use koromineral lithium and obtego R400, great chemical resistance and the obtego gives a nice finish too.

Rust Bullet System -- nice gray finish, very tough
Densifier / 8505 System -- seals and protects from oil / water / salts
Simple silane/ siloxane sealer option -- not designed for oil protection though.

I like that rust bullet doesn't need prep. Being my floor is new, I should be able to just blow it out and apply, correct?

Also, what do you recommend for new driveway and walkway? Concern there is mainly freezing in winter.

For this type of floor you could power wash it and use a single coat of our SPGX. Super resistant to auto fluids.

Rust Bullet can go over typical concrete without etching or grinding. If you have a power troweled floor or a floor that is super smooth you will want to test adhesion first. Always a good idea to test with some water and make sure a sealer was not used.

Outside, TL39 or TL021 would be a good choice. If you are worried about oil stains in the driveway we would do TL37 and GS8505 for that area.

TL39 is a densifier + sealer
TL021 is a (really really) high solids sealer
TL37 is a densifier without any sealer.
8505 is a sealer with the addition of special fluorocarbons for oil resistance

Not power troweled an I know there was no sealer used. Contactor suggested I do it, but I haven't. Have some water seeping in by doors and running to wall between doors. Have contractor coming to look and fix befor I finish floor. Will hopefully be ordering within a week.
