Garage door sticker shock!

Hi brothers,

I'm in the planing stage of my 50x60 steel building. I got a quote from overhead garage company for model 625 stormtite insulated doors. I live in south FL so I need high wind rated doors (180MPH). I also wanted insulated as I may air condition the building. I was looking at three doors 2 were 12'x14' and 1 was 10'x10'. The price was $22K for all three! This was an installed price with manual chain operation. Maybe this is a good price (these are a commercial grade door) but certainly not what I was expecting! Anyone know of other door companies that I can look into that are insulated AND high wind load certified? Thanks for any help.:beer:

Commercial will cost you much more. Before I retired, a worker didn't set the hand brake on a railcar, and it rolled through a door just like that one. I don't remember the size, maybe 12' x 20'? Anyway, it was $12,000 to replace just that one door, and it wasn't insulated. A different, private company removed the damaged door. Sounds like you're getting a deal.

Thanks Phil. Although the commercial grade doors sounded like a good idea. I don't know if I can justify that much. That is half the price of the whole building quote I have! Maybe I need to look into different doors. Any suggestions?

Sliding doors ****. You can't seal them up and they move with the wind. Also, it is going to cost a lot to a/c 50'x60' so maybe build a work area that you can a/c, have a good door to the outside and a cheap door that is inside the building.

You might also check with the big box stores, Home Depot and Lowes, as well as an independent Lumber & Building Supply company.

In many cases, the local Lumber guy can beat the prices at the big box store, and provide better service

That sounds nuts. I have a 10x12 R18 commercial with two windows, a LiftMaster commercial opener (MJ5011) and with install it ran $2200 or so. It's a vertical lift door so it required the commercial opener, I think a regular Liftmaster will do a 12x14. Even with higher labor rates and wind rating, I think you should be under 10-11k for "regular" commercial doors.

That is the price I was thinking too! I don't want to spend anywhere near $20k plus! Anyone have any specific door models I can look into?

When I was looking at doors there seemed to be a huge difference at a certain sizes. Compare your prices that way and see how much difference it makes. 9 x 10 may be lots less than 10 x 10.

Oops... it appears my door is a Thermatite T-150 which shows R14. I think they would do just about any wind load, 180 may just require more braces and/or heavier track/rollers/etc.

I've been happy with the door, it appears well-made.

A coworker of mine put hurricane rollup doors on his garage in pinecrest; I'll ask him tomorrow what it cost but as I recall it was a big number

I have large overhead doors in my garage and don't like how they block the lighting when they're up. Roll up doors sound like a great option to fix that problem.

How tall are your ceilings going to be where your doors are? You may be able to do a sectional with minimal overhang into your floor space by going more vertical, you can take some of the height of the ceiling and use the wall to "stow" the door when it's up instead of the ceiling.

There's more manufactures than overhead, better ones too.

Cookson partnered with cornell and the quality has gone down a bit but they are working on it.

How tall are the openings on the 18 foot walls? That's an 8 foot full vertical or Highlift on a taller door

Look at regular sectional garage doors, with your sidewalls and high lift, they are not going to cover any lights up.

I got my roll up door from Lawrence Overhead Doors. 8'8" high, 20' wide opening, commercial medium duty model MDFM-PG. Included a model SGH 1/2 hp motor driven operator plus two remotes. Total cost of door, operator, shipping to Hawaii came out to $5,833.52 and at the time I got the estimate, the local installer was booked up solid. I told him I'd be able to install it so we proceeded with the order.
Compare the wind ratings of your door and the one I got. Might be comparable. Good luck! John

there is a rolling door mfg in miami that quoted $3300 for me for a 12x13 with motor operator, including installation... also hurricane rated and miami dade approved i think it is a pretty fair price. PM me if you want their info...

Here is a mock up I made. I don't know if I made the pitch correct. I want a 3:12 so I took 25x3=75" rise:headscrat Anyway this is something like I was thinking.

I am just in the process of installing an 11' h by 26' w overhead commercial garaga commercial door, it came to around $6200 will a manual chain operator. I'm in Northwestern Ontario.
