Metal 30x40 in NE Florida

Hi,

This site has been a valuable resource for ideas and help in my build. My only criticism is i usually find a great idea after ive either done it the hard way or bought a different item lol.



Anyway, Here is my build over the past 3 years

We originally had plans made for a 30x40 building with 2x6 construction and a loft. I was going to build it my self, planning to do it over 2 years. I was worried about how much time that was going to take away from the family, so at almost literally the last minuted we scrapped the plan and chose a metal building. The Goal was a shop that matched the house, this company has a siding that looked like hardi and the price was great.

The recommended slab was a 4" 3000psi with only fibers. Thats apparently so common here all the concrete contractors i talked to were shocked with i chose a 6" slab, 3500psi with fibers and the thick wire mesh, I think HD only sold the 3x5 sheets of 10g stuff but i found some 8x20' 6 ga. 6mo later and no cracks.

I dug out an extra 5x15ft area 2.5" deeper for the lift area. (total 8")

I plan on building a 40x10' porch of the left side, need to start with a another 6 yrds of concrete. Ive actually never done concrete before, much less stamping, but i did stay at a Holiday inn. I had a friend interesting in learning to, (his shops next):

Expensive month. in addition to the power, i ordered 3000 sqft of insulation for the shop, its foil on one side and white on the other for a radiant barrier, and r11 walls r19 ceiling.

Whats next:

-Lights, lots of lights, i have 8 warehouse type hanging light right now and i will be adding 12 48" double fluorescence.
-epoxy Im pretty set on a white or grey norlak system although their metalics sytem looks pretty cool
-Drive way
-install the insulation
-run airlines
-install compressor
-wood porch
-paint my house to match
-install my A/C

damn... first thing Im impressed with is the neon green grass... I hate living in the frozen north lol

and second... jealous, awesome build, I wish I had a space like that!

I am loving the concept!! Might make it more affordable and easier for me to do a self install. Neighbor has the same tractor. I've been trying to convince my wife we need one for the electrical business!

I had 2 contractors come out and quote be $110k-140k to build my traditional stick and frame shop... I calculated the of all the materials at only $19,000. So thats when i decided to go at it on my own. I happen to have another dozen projects going on and i knew if i built the shop i would be missing my kids.
The cost of the building shell with windows was approx $12,500 and was installed in 2 days, looks like wood, good for 165mph winds. no brainer

A no-brainer for sure. I've seen those metal skeleton buildings go up in hours, it's truly amazing how fast a slab can turn into a building.

Also, you're going to enjoy being in the shop on a nice day with a little bit of light rain, it just sounds so nice on metal roofing.

I know the lift cuts into the space quite a bit, but any plans for overhead storage?

LOL no joke. He is at that stage then he get so excited about whatever is going on at that time and then wants to be that when he grows up. If i take him flying; he wants to be a pilot. If we play on the kubota; he wants to be a construction worker. well so far with the shop he wants to drive bobcats and cement trucks when he is all grown up

Im not sure how much i can practically hang from the ceiling, likely not a ton. I do have an auger implement for the tractor id like to make a hoist to get it up and out of the way, other than that i dont have a ton of stuff that couldn't go in the 12x20 shed or in cabinets and shelving in the 30x40

Update:

Electrical: Ran about 1/2 of the outlets, 8 warehouse lights and power for the lift, a/c and garage doors.
Still need more outlets and power for compressor.

I installed 2 15000btu window units in the wall.
Once the insulation is up, should cool the shop pretty well.

One of the storms that came through broke a branch off a tree, which actually went right through the roof of my shop. About a week later, i had a group of 3 50'+ trees sharing a stump, and one of them fell away from the shop. The other two lean to the shop. Needless to say, i took down 5 trees ajacent to the shop the next day. not worth the risk.

Replaced roof:





I paved the driveway. It didnt not come out as good as my other concrete work. I didnt not have good help, but what really got me was the ready mix company. I ordered 18 yrds, with one truck coming at 1230, and the next at 2. However, the first showed up at 1220, and the 2nd about 20 minutes later!
2, So it started out good, but we had to rush as we went on and it shows in a few places. There is a noticable area about 10x10 with "washbards" and basically no edging was done.
Whatever, its strong drains correctly and i can get my cars to the shop now.

If you like to tinker, these are the perfect car, there's always something to do!

And just today the alternator bearings went out on my daily driver saab 9-3

2) Wondering if the steel building manufacture (Bennett Building Systems) provides an interior wall panel to go over the insulation.

4) Knowing what you know now, would you have poured the garage slab yourself to save some $$?

1.Yes, 12ft walls and about 16-17 in the middle
2. I dont think so. I also believe the defualt width is like 5 or 6ft on center for the trusses. I chose 4ft on center so i had the option of hanging 4x8 sheets of whatever. The dealer offered 1" thick foam sheets under the roof, but i knew i was going to put some thicker stuff up.
3. all the doors and windows etc were all cut on site
4. Prob bally not. A porch or sidewalk or even driveway seems a lot easier than a slab. For example, i dont really care about a slight unevenness or bump on my porch, but i would care on the slab.
5. I may have said in the first post, i believe it was about $5500 for the slab, $13k for the windows and shop. everything else was on my own later

Thank you for the info, I'm looking at about $6k for the slab up here in Wisconsin and thought I would try and tackle it with a few buddies instead and save myself about $3k.

Looking forward to starting my shop!!

Insulation is finally finished and plywood/ formica cabinets have been bought off craigslist.

Next on the list is hanging the cabinets, epoxy the floors, i little decoration and a tire installer/balancer!

Just after getting all those cabinets in, pulled everything out for to do the floor:

First step was to remove the power-troweled finish via a grinder. My shop vac ***** (haha), so it was a very dirty job

Came out pretty good!
It used every bit of a 15gal of norklad 200 100% solids epoxy kit. The color is beige, definitely didn't want chips. This picture is before applying their HPU 747 clear topcoat. EDIT: I do not recommend Norklad products, go with someone else.

I suppose having kids, this was inevitable, My daughter accidentally made and imprint, I might have been able to touch it up, but it was just to cute. I should have got the whole family to do it, but by the time we thought of this, it was already cured

First off, i will withdraw any recommendations for Norklad Epoxy.

Cliff notes, they screwed up big time and sent be the wrong containers for the clear coat, which caused a soft, weak floor. They then recommended a poor bandaid job to fix it and with a inferior topcoat. I can drive in it, but jacks and metal damage it.8rqOaz6.jpg



The insulation is working very well and making the shop very useful.

1200sqft shop, dark roof, in the sun, in Florida.
Before insulation it would get unbearably hot, both a.c. would barely cool it.
After insulation, it never seems to get over 85-90 with no a.c., and one unit and cool it down to 75 in about 30 min.
One time I turned both on high and forget about them until evening at it was 57 degrees in there in the summer!

I am using 2 12000btu window units


I had some previous concerns over strength of this stile metal building but it experience 80-100 mph winds for a few hours during the last hurricane and took it like a champ. no issues what-so-ever with any of my structures, lost 10 large trees however.

Question about insulation.

A) What is the material?
B) What did it cost to insulate the entire building (material)?
c) Do you have any moisture issues or is there enough of a gap?

It's the "WMP-VRR" vinyl faced fiberglass insulation. 3"on the walls, 6" on the ceilings.
The cost was about $1600 shipped
I have had no issues with moisture. There is a 4"-20"gap on the roof
